FTB here, ever since Mortgage offer on 08/09 it has been a painful wait. Searches are back, just waiting for the sellers’ to come back as well before any dates of exchange are mentioned. I really hate being in limbo about this! If my solicitor just mentioned any sort of time frame it would definitely put me at ease for a bit! Was hoping to complete by Xmas...0

I accepted an offer on 24/09
I appointed my solicitor on 25/09
I completed and returned legal forms sent on 28/09
Solicitor confirmed receipt of paperwork on 07/10
There is no chain as I will be staying with friends if need be and it isn't the buyers first home.
My property doesn't appear anywhere online. I would have expected it to still appear as with under offer or SSTC. Is this cause for concern?
Is there anything I should be chasing?
Just ordered some boxes as I care for a relative who often needs a high level of care so trying to get organised.

Joining the fun also. Received our mortgage offer last week and asked the solicitor for an update with the legal stuff. Apparently local searches are having huge delays atm... oh more waiting then0

Sold to cash buyer 2/7 no EA involved exchanged 5/10 completed 6/10. We haven’t bought yet so that was the chain.1

I think I might join this thread! We are only selling at the moment as we are moving into a horsebox we are converting. We are then having an adventure until we find a place we want to buy 😊😊😊
House went on the market the day of lockdown back in March. 🙄 when the market re-opened in May we had a few viewings and a couple of early offers of which we rejected one and then another came a week later. This one was more in line with what we need but they hadn't sold their property yet.
So we carried on taking viewings. early July we had a knock at the door and the people that put in the second offer had come down to talk to us. They had now had an offer on their property but it was a bit less than they were after. Would we take 5k less than their original offer. We hmmed and ahhed then agreed. Everything moved really quickly, from the official offer on the 13th July, paperwork moving quickly between solicitors and their survey was done on the 23rd July.
And then it all went wrong 😁 We didn't have building control sign off for our loft conversion, their solicitor said no to an indemnity, the survey picked up a couple of things (repointing which they quoted at 4k) and a beam at the side of our house which does need replacing but is not going anywhere.... anyway to cut a long story short, they pulled out.grrrr.. They were almost like FTB as they had bought a new house previously and ours is 70 years old. I also don't think they could stretch themselves to the estimated work. Anyway, we went back on the market on the 6th August, received an offer on the 10th. We did the repointing (£480!) and got the building control sign off done in 4 days. This time it seems slower, I'm not sure our buyers have even had their searches back yet. We're in a chain of 4, we are at the top and end. Buyers survey has been done, questions answered etc.
We think everyone has their ducks in a row so we might have to start pushing for dates next week. If I were my buyers I would be as there have been two houses in my street come up for sale for way more than ours. One is sold Sstc. Ours is as big, position is great with good views.
If you got This far then well done, I'm waffling! So basically we are hoping it's so done and dusted within the next 2/3 weeks as we've got an awful lot to do!!

We have a chain of 3 below us and our vendors are hoping to buy their 'forever home'. They've said all along that they will move in with family or rent, rather than risk losing us and the following chain. However, their 'forever home' is currently tenanted and it sounds as though the owner/landlord hasn't a clue. So its now a waiting game. However, we've decided, very reluctantly, that if they won't complete in time for our chain, then we will move into temp accommodation and look for another property.0 -

- Land searches received- 11th September
- Draft contracts from vendors sent to my solicitors-12th September
- Enquiries raised- 2nd October
- Enquiries answered- 6th October
