March -> September, a long saga for a purchase that eventually fell through due to an uncooperative vendor post survey...
21/09 Viewed property #2 - placed offer, told 13 more viewings booked. Asked for 'off the market' price
22/9 Agents called back to give 'off the market price'; Offer raised; Offer accepted! House marked 'Sold STC'
23/9 Solicitor instructed
24/9 Mortgage offer amendments (property & solicitor) submitted (already had mortgage offer from property #1)
28/9 Survey instructed
30/9 Certified ID documents delivered to solicitor; payment for searches made
1/10 Mortgage offer approved subject to valuation
5/10 Draft contract papers received by solicitor, searches instructed
6/10 Mortgage valuation scheduled...

So just keeping all fingers cross that the valuation and survey this week go OK!Now just on to the homebuyers survey tomorrow...

23-Sep Received Mortgage Offer! So we finally have our mortgage offer only to get a phone call from our solicitors to advise the agency they instructed to perform personal searches isn’t acceptable to the lender, so they’ve now got to apply for full local authority search instead which will take 3-4 weeks to be returned (and incurs additional cost).Another 2 weeks have now passed and we’re still waiting for the local searches, developer chasing daily asking when we can exchange and build complete date now less than 3 weeks away! This is so stressful 😔0 -
Thought I'd pop my timeline in here because I'm at the very last few hurdles and feel like it's taken an age to get here...!
24/07 - Viewed and made offer on house (on market for £110,000, offered £102,500)
25/07 - Offer rejected, offered higher (£107,000), offer accepted
27/07 - Nightmare week with unforeseen problems with original mortgage plan
07/08 - Change mortgage plan and provider, full application in. Solicitor instructed
16/08 - Received contract, first enquiries raised
18/08 - Survey instructed, searches requested
03/09 - Survey
07/09 - Survey results back, looks ok but some work to be done, renegotiated price
09/09 - Lower price accepted (actually my original offer lol). Mortgage approved, just waiting to be released. Tons of back and forth with my solicitors who have informed me they aren't on my mortgage lender's panel so the mortgage can't be released. Lots of promises that don't come to fruition + constantly ignoring my calls/emails.
21/09 - Change solicitors on recommendation of my mortgage broker. They're much more responsive and helpful! Searches forwarded to my new solicitors who begin reviewing my file
02/10 - Mortgage finally released!!! Yay! Sent off LISA withdrawal forms
07/10 - Signed and returned mortgage deed - exciting. Also went to see the house a final time to measure windows etc. Only waiting on sorting out some enquiries, seller informs me she's responded to them and wants to complete asap.
08/10 - Requested LISA withdrawal from Nutmeg, confirmed it will be processed on Monday and funds should be released next week.
Solicitors won't discuss a completion date until the enquiries have been reviewed, but the LISA provider told me they had written down 16/10 as a completion date -- fingers crossed that might actually happen! Only enquiries left to sort then can finally exchange/complete!0 -
We’re in the waiting to exchange club. Had an offer accepted mid August. Our legal work is almost complete on the property we’re buying and we have our mortgage offer. We thought we were in a chain of 3 as our vendors seller said they were willing to move in with family, however we’ve just been told they’ve now decided they won’t and are still looking for a house (at the other end of the country).I do wonder how anyone actually buys a house. The stress is going to finish me off long before we ever get the keys at this rate!1

14/09 Completion date changed from 25th to 28th, agreed exchange on 21/09
18/09 Received closing statement got HTB ISA
21/09 Completion date changed from 28th to 5th October
21/09 Failed to exchange due to above
22/09 Exchanged
05/10 Completed. Phew!
I'll keep my toes and fingers crossed for you!1 -
I’ve been in this process for 12 weeks now, offer accepted 16/7 and still no talk of a completion date. I’m a FTB and sellers are buying an empty house so neither of us understand what the hold up is. I’ve been ready for exchange and completion for the last 4 weeks but solicitors wouldn’t proceed with anything further until they had my LISA money which they received on 1st October and now my solicitors have merged with another firm which has caused an issue with my mortgage company (I’m no solicitor so don’t understand the ins and outs of the issue). Me and the sellers have different solicitors but from the same firm so we are finding we’re having the same issues. To say I’m fed up is a total understatement.0

My timeline so far:
16/09 - final offer made
18/09 - offer accepted
28/09 - memo of sale sent from their solicitor to mine
28/09 - my mortgage approved
07/10 - draft contract papers sent from their solicitor to mine
07/10 - my solicitor starts searches (and gets back enviromental search same day)
How much longer have I got to go?
