Just for your information: Solicitors will not accept emailed redemption statements, because emails can be intercepted by fraudsters who have amended account numbers and sort codes to divert funds to their own accounts. That's why there is something called The Lenders Exchange (but not all lenders are signed up to this), otherwise it has to be faxed.28tsw said:

Think it depends on the bank. I know my solicitor requested our one from Nationwide and they took a week! I thought it would done done in a day max via email seeing as I can call them up and ask for a redemption balance. we need this and my sellers redemption to come through tomorrow to complete Tuesday. Buyer has gone from exchange and complete on Tuesday but wanting to view it Tuesday morning to check it’s condition one last time to any exchange after Friday is too late. Cannot win. No way those redemptions will be ready before weekend0 -

I asked on Both here and the mortgage subforum but nobody knows the timescales for a post-valuation query. It's the buyer's side so I can't do anything anyway but wait. We're at 2.5 weeks so far. Guess this is why chains keep being broken!23/06 - Our property goes on the market for sale with no chain (moving into rental whilst new build is, well, being built - complete Feb 2021)
28/06 - Viewing by what would become the buyer (no chain also)
28/06 - Offer accepted
29/06 - AML checks by EA begin
06/07 - AML passed. Instructed conveyancers
24/07 - Valuation visit by buyer's lender
28/07 - Mortgage offer received by buyer, searches applied for
07/08 - Solo enquiry requesting colour copy of lease due to green shaded car park showing as grey
10/08 - EA chased buyer's solicitor by email for update on searches / enquiries
11/08 - Potential defective lease query by buyer's solicitor
14/08 - Response back to buyer's solicitor - our side disagrees with issue raised
20/08 - Buyer's searches are back! And the lease query is confirmed resolved
21/08 - Enquiries list received by my solicitor
15/09 - All enquiries responded to - buyer's solicitor raises query to buyer's lender natwest about lease doubling ground rent (25 year period)

            So had an update from our solicitor this afternoon, there is one enquiry outstanding on our purchase which relates to the solar panels on the property. These are owned outright, so our solicitors are asking for the building regulation consent form which our sellers do not have. They have provided the MCS Cert but dont have any other paperwork. The panels were fitted by previous owners in 2011. What can we do now as they don't have this form, can it be sought retrospectively and who would provide it?

Is it required by your lender? To be honest I don't even know if the lender has any requirements or not and if this is one of them, our solicitor hasn't told us. 🙄 Feel like this is now going to massively delay things 😩Drawingaline said:

            We’ve decided to break the chain and move out Tuesday no matter what.
Purplebricks say they have outstanding questions about one of the sellers ID. Sellers are divorcing and it’s the ex not managing the sale. I feel it could fall through over them squabbling and sorting this as they deny it’s an issue but estate agent say it’s last thing before exchanging

Ask your solicitor if it's required for your lender then it needs sorting, if it isn't then you need to ask your solicitor what the consequences might be without it. And then decide if you are happy to go ahead without it.CBush86 said:
