    Conveyancing process is really only getting going now (searches ordered, water search back, mortgage deed to sign, draft contract received by solicitor). 

    We have no idea how long it will take - are we gonna have our hopes dashed of being in before Christmas?!
    At the moment I'm starting to wonder if we'll be in by Christmas...and our offer was accepted in March! But you might get lucky, the conveyancing seems to take the time...although I find it so hard to know, with so many people involved, where the hold ups are. It's certainly a test of patience.

    Think it depends on the bank. I know my solicitor requested our one from Nationwide and they took a week! I thought it would done done in a day max via email seeing as I can call them up and ask for a redemption balance. Hope you get it soon!

    So we got told today we ‘might’ be exchanging tomorrow with a view to complete next Friday (9th). Talk of exchange dates has been back and forth for nearly a month. 
    This should be such an easy transaction but has been a nearly 5 month long headache!
    fingers crossed for news tommorow!

    good luck to anyone else completing tommorow. Friday seems to be the busiest days! 
  • So we are supposed to be completing Friday and haven’t exchanged yet..... buyers lender hasn’t sent confirmation of release of funds and they won’t exchange without it. 😬😬😬
    I was that buyer yesterday/Tuesday. We were supposed to complete yesterday, lender had said they'd release the funds last week but then had an incredibly late query and wouldn't release the funds on Tuesday. Solicitor was on the case (as they wouldn't exchange without all the funds either) and sorted it yesterday morning. Funds were released by 11am and arrived yesterday around 3pm, which was too late for our seller's solicitor but we exchanged and completed first thing this morning... So have faith, it is possible - just need to make sure your buyer's solicitor is pushing as much as possible (which I'd hope they are)

    Edited to add: Can't find my last post (must be about 10 pages back) but completed today, 15 weeks to the day since first viewing the property. Not moving in until the end of the month but so excited and relieved that the stress is over (for now) - it's hard when you have so little control over so many things but this forum is full of plenty of helpful knowledge and advice.  
    Thankyou :) We exchanged at 4.15pm this afternoon and complete tomorrow. Sailing close to the wind as solicitors did not want a simultaneous exchange and complete! Phew!!

    Me and my partner exchanged on a new build other day so will be ready to complete for when it’s built.

    my current house is due to be exchanged and completed tomorrow hopefully goes smoothly.

    I called them in the end and turns out it was sent back same day but stupid solicitor used fax so sent back by fax. No wonder they don’t think they have it. Lender said they can email it but takes up to 24 hrs and I called at 4.30pm - no sign of it yet.

    we need this and my sellers redemption to come through tomorrow to complete Tuesday. Buyer has gone from exchange and complete on Tuesday but wanting to view it Tuesday morning to check it’s condition one last time to any exchange after Friday is too late. Cannot win. No way those redemptions will be ready before weekend 
  • We're now seven months down the line from my offer being accepted and six weeks away from my mortgage offer expiring 😬😬😬.
    I'm not sure at what point I should ask for an extension of the mortgage offer?

    Hey, you sound like you are in the exact same position as me! Except, my solicitor has been sitting on the draft contracts for over 3 weeks now and I got an additional damp survey who said it will cost £3k! Now trying to negotiate what to do about that cost.....
    I want to know the same... will I be in by Xmas?  I really hope so!

    Can anyone advise on how to get Purple Bricks to respond to emails? I have a direct contact with an agent there but they don't respond to emails and only out of the blue send messages asking for things, and these often come at past 10pm. It's painful...

    I asked them to confirm they got the proof of funds etc PDFs I sent after they asked, and got no reply. I then asked if they could nudge the sellers solicitor to send over draft contracts, and again no reply at all. 

    I wonder if there is another email address I could be using as this person isn't helpful.
