    Hiya... im currently going through the same thing... i emailed the EA with a price suggestion (due to excessive damp) and haven't heard a thing since Monday.  How long did your negotiations go on for out of interest?

    Hello All,

    First time buyer here and full of anxiety and stress about getting this done and into my new house ASAP. Looking for reassurance and advice on how I'm doing and how long it might take...

    My timeline so far: 
    Buying via Purple Bricks. Final offer made on 16/09 and accepted on 18/09. Memo of sale sent to my solicitor on 28/09. My mortgage sorted 28/09 and all checks etc with my solicitor and Purple Bricks done as of that day too. Now waiting on draft contract papers from seller's solicitor before mine can do searches. The draft contract papers don't seem very complex so I'm not sure what the hold up with sending them is...

    I've got a surveyor ready to go and am replying to any emails about this within an hour of getting them.

    Is there anything else I can do to speed this up?

    So we are supposed to be completing Friday and haven’t exchanged yet..... buyers lender hasn’t sent confirmation of release of funds and they won’t exchange without it. 😬😬😬
    I was that buyer yesterday/Tuesday. We were supposed to complete yesterday, lender had said they'd release the funds last week but then had an incredibly late query and wouldn't release the funds on Tuesday. Solicitor was on the case (as they wouldn't exchange without all the funds either) and sorted it yesterday morning. Funds were released by 11am and arrived yesterday around 3pm, which was too late for our seller's solicitor but we exchanged and completed first thing this morning... So have faith, it is possible - just need to make sure your buyer's solicitor is pushing as much as possible (which I'd hope they are)

    Edited to add: Can't find my last post (must be about 10 pages back) but completed today, 15 weeks to the day since first viewing the property. Not moving in until the end of the month but so excited and relieved that the stress is over (for now) - it's hard when you have so little control over so many things but this forum is full of plenty of helpful knowledge and advice.

    Can I ask if you have a proposed completion date? My solicitor seems to be doing whatever the hell they like. Waited for my LISA funds before doing anything else. Now waiting for a completion statement to transfer the rest of my deposit and pay solicitor funds. Wondering how long it might be after I’ve paid all of that.

    This is beyond ridiculous 

    it’s taken sellers solicitor 7 days to agree to completion date and two days after still not got authority to exchange through- completion date is Tuesday.

    We don't. We're expecting towards the end of the month. Our solicitor hasn't even proposed an exchange date, I only heard through the EA yesterday that the sellers should be ready to exchange tomorrow (I don't think it's going to happen tomorrow as no one else has said anything). I then forwarded this to our solicitor who just said "sounds promising". And again today it was me, who asked whether it would be good to start sending them our deposit and the answer was "oh yeah, might be a good idea". So not exactly overly pro-active from his part.  :#

    Sounds similar to mine. So frustrating isn’t it!

    Certainly is. I guess we just have to keep on top of things ourselves and hound them down!

    Building survey: 01/10 (delayed due to seller vanishing!!!!!)
    Damp found - will need to get a survey done and quote. We will not be paying for this and are willing to pull out as we're not desperate.
    Conveyancing process is really only getting going now (searches ordered, water search back, mortgage deed to sign, draft contract received by solicitor). 

    We have no idea how long it will take - are we gonna have our hopes dashed of being in before Christmas?!
