    We're due to complete this Friday (28th) We haven't exchanged yet. We're waiting for our buyer to transfer her deposit. Apparently the solicitors are keen on exchanging and completing close together to avoid any covid issues causing issues between the two.
    We've had so many issues since first selling our house in Feb. I still don't believe it will happen. Our house is all packed up now! Keeping everything crossed, but just wish we could fast forward to Sat! The stress is ridiculous!! 
    Good luck everyone who is due to exchange/complete this week. Fingers crossed we all get there!

    What is there to do when you start talking about exchanging?

    Buyer tells me she wants to move early Sept and has a back up plan if mortgage isn’t in time yet no word from solicitor about it. It seems impossible to move early Sept if we haven’t had a single email exchange from solicitors about dates let alone signing contracts yet.

    After a 30 minute call to our lender Clydesdale, bypassing the broker because one is on holiday, and the backup hasn't replied to email or phone call (don't rely on anyone else, seriously, just chase it yourself) - they initially couldn't find our fund release request, so god knows what our Solicitor put as the subject line, but I gave them all of our solicitors details, they called her, found it, and it will be processed today. Completion is 26th.

    By far and away the most stressful process I've ever had to do, we're first time buyers as well so completely new to it, and it's been a horrible experience. Still not getting any hopes up until those keys are in my hands.

    Clydesdale sent our funds through, now our sellers cant get theres through from HSBC! Arghhhh!! We are a bank transfer away from exchanging today and completing tomorrow. One in the chain won’t exchange and complete on the same day so it HAS to be today. Come on, we are due some luck!!! :( HSBC had the funds request before Clydesdale too, what on earth is taking so long!!!
  • Hey we are FTB purchasing a house with a minimal chain. EA initially told us vendor looking a quick sale and would rent then later we are informed that vendor is moving to a vacant property. 

    Timeline : 
    01/06 - 15/06 - House Viewings 
    20/06 - Offer Accepted 
    29/06 - DIP
    03/07 - Mortgage Application submitted
    03/07 - 08/07 - Informed by EA that vendor is no longer looking to rent and has had an offer accepted on a property advertised by the same EA. 
    08/07 - Valuation Instructed
    24/07 - Offer Received 
    31/07 - Vendors Solicitors apply for searches
    01/08 - Go to property for second time to view again and measure up, arranged by EA. Vendors are in backyard and they suggest they want this completed by end of month, we tell them we are onboard with that. 
    15/08 - Vendors searches returned and Title and Deeds received by our Solicitor, Informed by solicitors that our original solicitor broke his leg and is now off sick and that senior partner will take over conveyance. 
    19/08 - Leasehold Information received, informed senior partner now on holiday and will be passed to 3rd solicitor. 
    19/08 - I email solicitor saying as this has been passed to 3 people I will be expecting updates as soon as they come in, provide both our contact information again and reiterate we are good to go for a quick exchange. 
    19/08 - Informed by our solicitors reception desk via email that vendors vendor solicitor only applied for their searches sometime between 10/08 and 15/08 and they can take up to 3 weeks to be returned. Solicitors status 'awaiting exchange and completion date from vendors solicitor' before we can get an appointment to come in and sign. Solicitor informed us this is the only thing we are still waiting for. 
    19/08 - Emailed EA and asked when can searches be expected, they phone back suggesting setting a completion date of 18th Sept 'or earlier if my mutual agreement by both parties'. We agree with emphasis on 'earlier', they say they will speak to the vendor and let me know. 
    21/08 - Email EA asking for update on the 18th date, no reply all day. EA replied via email 10 mins before they close on a Friday without answering question. Informs us they are going on holiday for a week and someone from the office will be available to answer questions. 
    24/08 - Email solicitor giving them proposed date and terms by EA of 18th of September. Ask them to confirm this with vendors solicitor.
    25/08 - no reply from solicitor so far today. 

    So as you can see we have been in this process for almost 3 months. For sure not the longest people have waited but having expected a quick sale and no chain with vendors saying they would rent to now waiting on searches being returned from the vendors vendors solicitor.

    I have been hounding the EA and our solicitor back and forth as we want to push this through, emails and calls are answered but feels like no progress. We are currently renting and are experiencing issues with our rental (leaky kitchen extension roof, pest control issues in same roof). It's now approaching the time when we have to give our notice to our landlord so the tenancy can finish at the end of September but no dates are locked in as far as exchange or completion and we don't want to pay rent for October if we can avoid it. 

    Can anyone suggest who I need to be chasing up and putting the pressure on to get an exchange date or is it a case of be patient and wait it out? As FTB we are worried we are being too passive. We have concerns the 18th Sept is just a date the EA threw out there to placate us while waiting on the searches but may not be any sort of official date.

    Hope everyone hoping to exchange today manages to do so :) 

    Feels like we’ve been in this ages now, offer accepted early June with mortgage offer etc quick to follow. Searches/enquiries in July and queries answered end of July. Very little communication from our solicitors and EA has given conflicting info as to our vendors progress (quick sale wanted as she was buying a chain free property from an elderly person, now told she’s moving into a new build that’s already built, just not adding up). 

    Fed up of chasing and getting no communication, wouldn’t even mind delays if I knew what they were. Annoyingly, the last contact we had with our sol was yo close our H2B, did that early aug and haven’t heard anything since. 

    So stressful!!

    We set a 1pm deadline, and our seller has just received their mortgage funds with 32 minutes to spare. Now preparing to exchange this afternoon!! Can't quite believe this has been pulled off...

    We just heard our buyers solicitor is pushing ours back to tomorrow, with completion Thursday....... this is so stressful - feels like it is to close to make it !

  • Moving from the 'waiting for a mortgage offer' thread. My offer was accepted on the house i'm trying to buy back on 18 Jun. A valuation was not completed until late July which revealed damp and a subsequent down-value of £3000. This caused no end of issues/delays as i had to get a damp report which the vendor disputed. I finally got the mortgage offer about two weeks ago and as I had already initiated my solicitor at the beginning of the sale, thought that things would be plain sailing..........how wrong was I!

    So here I am two weeks later, no discussion of exchanging contracts, the vendor wants to complete by 09 Sept and the respective solicitors are playing the game of he sent everything, she is still waiting for answers to queries. Its all starting to get a little bit personal as my vendor has been quite derogatory towards my solicitor. Maybe because its a woman but he is trying to suggest that she must be a novice and doesn't know what she is doing and is endangering the sale of the house. His solicitor has not even replied to the basic question of whether his clients are in a position to sell their property. 

    I have had to politely remind my vendor that I'm chain free and under no stress to move whilst he is trying to purchase another property and his previous two sales fell through. 
    Yes i want to buy the house and would like to do so asap however the completion date was derived between my vendor and his chain without asking me if I'm able to complete on that date...........I have to keep reminding my vendor that I do work full-time and would need to arrange the time off at short notice if possible.

    I'm seeing my solicitor tomorrow as she wants me to sign paperwork in preparation for exchanging contracts. Hopefully both parties will be able to sort out the minor issues this week.

    adierei know how you feel...we started this back in January and feel like its been dragging on forever because it quite literally has been! Current mortgage offer expires next month and we are just waiting for a few small issues to iron themselves out before setting firm exchange and completion dates... Just want to know now if this is actually going to happen!!
