    Congratulations to everyone who is at exchange and completion stage! We got our mortgage offer 2weeks ago and 'instructed' our solicitors but nothing has been done so far as they are still waiting for the sellers' solicitors to make contact. I was hoping this would be a smooth process as everything is done using an online platform and I can track the progress. They haven't even requested the payment for the searches yet or given an update on where things are and I'm not sure if that's normal. Thankfully we live in the property we are purchasing but I guess its going to be a long waiting game.

  • Hi folks. Got my mortgage offer from the bank through in the post last Friday. I signed and returned one copy to them as instructed. I booked into the solicitor for Tuesday past there only for him to ring on Tuesday morning to say that he hasn’t received our mortgage offer from the bank yet. How long does this normally take? 

    Also, from the stage of him receiving the copy and getting us in, how long should we roughly get the keys by? The vendor has already moved out of the property and it is lying vacant.

    AIP - 23/06/2020 - went to underwriter but then given the ok
    Full application - 10/07/2020 (hard credit check done same day)
    Valuation instructed on 20/07/2020
    Valuation completed on 24/07/2020
    Area searches commenced 24/07/2020
    Valuation report all ok 27/07/2020
    Initial enquiries raised with vendor's solicitor 27/07/2020
    More docs required regarding deposit 29/07/2020.
    Mortgage offer issued 04/08/2020
    Vendor's solicitor replies to some enquiries raised 06/08/2020
    My solicitors replies to vendors solicitor 10/08/2020
    Searches returned 12/08/2020
    Vendor solicitor replies with EPC and claims to have provided other documents which they have not 17/08/2020
    My solicitor highlights this 19/08/2020
    my solicitor again requests the vendors solicitor supplies electrical certificates, right of way info all which the vendors solicitor claims to have sent but has not 21/08/2020 
    Still waiting for the vendor's solicitor to get their act together. 
    Both me and vendor are chain free and it is vacant possession.

    We have a chain of 4, our buyers are coming from rented and our sellers sellers are going into rented. We are all ready to roll, enquires and searches all completed on all sides, except my buyer doesn’t have their mortgage offer yet!! I’m so nervous... the legal work has been done and still the application sits in the banks queue. Argh!! Our mortgage offer only came last week which is about 7 weeks into the process, so I understand the delays that are happening right now but 😩

    Congrats to those who have finally managed to exchange and complete. We are supposed to be completing tomorrow but were informed yesterday that our buyer's deposit was transferred on Tues but hadn't arrived with the solicitor yesterday. The buyer was chasing the bank last thing yesterday. Hoping to get some answers today. I'm hoping she's not done a BACS transfer as that takes 3 days and I'm not sure it will arrive in time? Still having to pack when you don't know if you're actually going to be moving is horrendous!
    Just want it all to be over!

    This is a similar situation to me. Asked the solicitor on Monday, she hasn’t replied to me. I guess she hasn’t had the paperwork through the post yet (neither have I but I can move fast). Property is empty. I’m a FTB. Want to get keys, get a few bits of work done and move before any spike in covid infections hits. Solicitor said a few weeks ago that it “shouldn’t take too long” but no idea what that means!
