I am so happy to say we actually managed same day exchange and completion yesterday! I have the keys sitting in front of me as I type this. We're FTB in a rented property so have the luxury of taking our time to move as we're stuck with a 1 month overlap anyway so tomorrow is set to be move in day for us.

Thank you so much to everyone on this thread, I know I haven't been the more frequent poster but it has been so relieving to be able to vent and share here when things felt confusing and frustrating. Fingers crossed for everyone else hoping for news and progress this week!
Great news @KPyro - so pleased for you :) All the best for the eventual move and enjoy your new home

Your solicitor will receive a copy of your mortgage offer with instructions for them. Its now down to the solicitors to get all the paperwork ready for exchange and completion.
  • I was hoping to exchange today. I'm the buyer and I have signed all the relevant paperwork and transferred over the deposit to the solicitor. She is now waiting to hear from the vendor's solicitor. There is an issue over building regs which appears to be incomplete. The vendor's solicitor said that they would take out an indemnity insurance to cover this however the vendor is sticking his oar in and believes the insurance is not required.
  • So happy to be joining this thread 😁
    Application submitted 27/07
Mortgage provider requested the sellers home report 19/07
    offer issued 25/08
solicitor informed to do what they do 25/08

now just waiting hoping every thing all goes well and speedy it’s across from my sons school so everyday when I pick him up from school I’m just staring at the house 🙈
  • Had my text and email confirming mortgage offer on Monday. Emailed solicitor about next steps and to ask about an exchange and completion date. There’s no chain, the property is empty and the vendor has moved out already. But no reply from her. Keen to move quickly!
