meant to be completing today but seller solicitor isn't answering phone to anyone the vendor my solicitor or EA. So i be looking at my phone all day.
Seller was ready to leave yesterday but his solicitor wouldnt pick up in regards to exchange of funds and confirm collection of keys so we have everything crossed for today
sounds like my situation, unfortunatly with the issue being with the seller's solicitor (they were referred by their e.a) all we can do is inform the e.a that there continue to be issues with the solicitor they referred the seller to
yea you feel like ring the seller solicitor yourself dont you.
But since yesterday afternoon it seems like it is today just waiting to confirm time to get keys .But i still have that sick feel in my stomach also had a little melt down yesterday when the EA and Seller were ready after solicitor said funds have issued (this was monday) but yesterday told us actually they never issued. It was all he said she said. so I just called them all out

UPDATE: sellers funds issued and our funds have been sent to their solicitor. Looking like it wont be today by the time seller solicitor sends funds to new build his client is buying. Pity cause ready to go today didnt think would take that long to transfer money
There's a little more involved than the solicitor saying send me the funds and the lender immediately releasing them.
oh i know just at the end now ever since we were told 2 weeks ago the funds were been issued in the bank i work when we issue funds it takes max 2 working days.

But we nearly there now by the looks of it if all fund issued
  • We are waiting to exchange and complete. Our new home developer and solicitors have agreed a simultaneous exchange and complete.  Mortgage valuation tomorrow, waiting on help to buy.  Fingers crossed by middle of May if not sooner.  Originally reserved another new build set to be completed by September as the build was no more than footings when C-19 hit we decided to pull out due to severe delays inevitable.  Found another home suitable which is ready to go and all signed off. Now we wait patiently , well more my husband than me.  Good luck everyone !

How long, at this present time with cornovirus, do banks take to release the funds to solicitors? My solicitor is advising me 2 weeks to be safe? This seems a long time to me!

My solicitors have requested by email for me to send the deposit, they advise phoning into the office, but they closed their office yesterday due to coronavirus.

Are solicitors, brokers, banks all still functioning ok even though they have staff shortages or are working from home? is there now increased risk that something may go wrong?

The plan is for me to exchange and complete on the same day.

extra checks at which stage? I assume they wouldn't do extra checks with me as I am putting down a 50% deposit and have my mortgage offer already. If they need to check what my job is they will quickly see that I am a key worker so still working and unlikely to lose my job.

Delays are inevitable. Staff numbers will be down. As they face the same challenges of childcare, self isolation and vunerability as all of us. Together with those that choose to skive off work for no particular reason.

Finally we received the ATP from Help to Buy this morning...14 working days later. I guess now that we have both the mortgage offer from Halifax and ATP the next step would be the exchange of contracts right?
you've got quite a bit yet to go mn92, your solicitor needs all the searches back form local authorities etc, to raise queries with the seller on search results and contract items, to receive satisfactory responses to queries, to complete and submit their report on the property to you for you to agree you still wish to proceed, after all that then you will be somewhere near to being ready to exchange contracts.

sending everyone waiting best wishes, I moved 2.5 years ago but still drop into the thread to see how people are doing, i'm keeping everything crossed for you all that it goes as smoothly as it can in the current climate
    - Mortgage: 1st one down, 2nd also busted
