late-Jan - survey came back with issues
early Feb - specialist damp survey done
late Feb/early March - negotiated £5k reduction, mortgage offer redone
early March - coal mine search came back with issues
most of March - waiting on letter for bank for conform go ahead
yesterday - letter rec’d, ready to exchange but due to covid19 requested delag
today - vendor refusing to delay and threatening to withdraw the sale and put back on market!! i offer  to complete on 15th April, vendor refuses saying it’s too late and they want 9th April!
27/3 - my solicitor strongly advises against exchanging contracts, I request a pause until lockdown finishes, or I’m pulling out. Await response

    what a nightmare !!

Wow, that vendor doesn't sound great. The best he can hope for is to exchange and complete on the same day, at least the 9th isn't a Friday. Would be better off to wait, if he pulls out now then he'd have to start all over again with a new buyer and that won't complete until this is over anyway. I think he's just stamping his feet for a quicker sale.
  • The 9th is before bank holiday Friday and Monday though.
  • Well done Amyj for completing. We have 1 week left. Self moving now from Thursday to Monday with a wayleave to access the property. Literally I just want it to be the 6th and the world to hold its nerve and not change any more rules til I can get in and lock the door safe tight.

exharris, I agree with  you, I have a major various problems with my onward purchase, the property itself is fine, it is the vendors and their refusal to do anything...................
However I have found another property about 4 miles away, it is empty, I am so tempted to walk there and have a look.
Equally I am technically homeless, but in a let for now, I may just sit tight and see what happens, it really is hard to know what to do given the current situation and how long is it going to last for.

Seller was ready to leave yesterday but his solicitor wouldnt pick up in regards to exchange of funds and confirm collection of keys so we have everything crossed for today

Thank you but yet again didnt happen got a call at 12 that the sellers bank didnt issue funds still. They finally got in contact with the bank turns out the dates on life assurance were wrong. So seemly its all systems go today. I've heard this all before but i do believe them this time.

So i be looking at my phone all day again hopefully for good news. I really cant take this any longer. Its the whole waiting and seller solicitor doesnt help when not answering phone or given false information to his client

sounds like my situation, unfortunatly with the issue being with the seller's solicitor (they were referred by their e.a) all we can do is inform the e.a that there continue to be issues with the solicitor they referred the seller to

yea you feel like ring the seller solicitor yourself dont you.
But since yesterday afternoon it seems like it is today just waiting to confirm time to get keys .But i still have that sick feel in my stomach also had a little melt down yesterday when the EA and Seller were ready after solicitor said funds have issued (this was monday) but yesterday told us actually they never issued. It was all he said she said. so I just called them all out

UPDATE: sellers funds issued and our funds have been sent to their solicitor. Looking like it wont be today by the time seller solicitor sends funds to new build his client is buying. Pity cause ready to go today didnt think would take that long to transfer money

There's a little more involved than the solicitor saying send me the funds and the lender immediately releasing them.
