It is always stressful and painful... a bit like giving birth, after it's done all the pain fades away.

I found alcohol helped....... seriously, been there (very recently) and can only say it'll be worth it in the end. Good luck- I'll keep all crossed that things work out.

Latest Update from our buyers solicitors??
from this would you say this means it is unlikely we can exchange this Friday..
The enquiries are now all satisfied but I have had to report a matter to the lender and once I get the go ahead then need to request mortgage funds
I am waiting signed contract and deposit as well expected end of this week
im so worried about what they have had to report to the lender as i dont know what they have had to report so it makes me so nervous0 -

18/6 - First viewing
19/6 - Second viewing
20/6 - Offer made
21/6 - Offer declined. Seller wants to wait until other viewings completed.
22/6 - Second offer made and accepted!
24/6 - Solicitor instructed.
4/07 - Mortgage application sent.
9/07 - Mortgage offer received!
10/7 - Survey completed.
20/7 - Damp & timber survey done (no issues)
23/7 - EICR flags full rewire needed which was not expected.
1/08 - Reduced purchase price agreed in light of above.
6/08 - Contract and transfer docs signed and posted
8/08 - Get a call from sols to say because our survey flagged risk of Japanese knotweed the Mortgage lender is not happy until this is clarified! Off to book a JK inspection! More money down the drain!
9/08 - ID certification and land reg forms signed and posted
10/8 - Get a call from inspector to confirm no JK! Relief!
20/8 - Deposit drawn down from LISAs and sent to sols
Annnddd we've exchanged today! Took 8 weeks from offer to exchange. I'm pleased it went pretty painlessly. Due to complete next week. Good luck to everyone still in the game.0 -

21/10 - AIP
7/11 - Offer accepted on House/ Landlord notified that our plans have changed and asking to be let off the lease(he agreed providing someone can be found)

24/06- After 8 months of trying to buy this Probate sale we have finally found a house comparable to itin equally terrible condition with equal potential so today we made an offer on it and we now just wait an see what happens. The other house is still officially off the market with us prepared to buy it if it ever becomes available to actually buy but both myself and my GF think both houses are equally good and in the same area so we will just suck up the extra conveyancing costs, start the ball rolling on the new one(assuming we can agree a price) and then the one who exchanges contracts first is the one we buy.
27/06- after trying for 7 months to buy the last house our offer has been accepted on the other house yesterday and Mortgage application is already submitted along with solicitor informed that we are starting the process of buying this house also and to not do any more chargeable work on the other house purchase until we have decided what to do
And so it begins again!:rotfl::eek::beer::j
28/06 - Got my Mortgage applied for yesterday and 10 mins later confirmation that a valuation survey has been booked for today. No hanging like last time. This time i'll be pushing all the way. the Vendor has just had the sale fallen through at the last hour so shouldn't be any reason why we can't get to exchange stage asap.
2/07 - Mortgage valuation done last week and today Mortgage company confirmed all paperwork received and Valuation report acceptable for the house price.
Also phonemail from first house EA saying probate still not granted but now they are just waiting for Oaths to be signed from all the beneficiaries some of whom live in spain and then probate should be granted! Not quite sure whats going on as i'd been told the only person involved in the sale was the brother of the guy who died and now we find out there is multiple people! Thinking the new house is the better choice now though regardless.
8/07 - Confirmation email from Mortgage lender received on friday(5/7) offering us the mortgage we applied for so thats the money sorted just got to sort out the rest of the stuff now.
-Starting our 'being annoying' approach to buying this one today by sending my first email to Solicitor asking if the searches have been applied for and if not why not as they were paid for them a week ago.
17/07- Sellers solicitor finally pulled there finger out and sent over draft contract pack. So after an email thins morning confirmation that searches being applied for today received by my Sol's Assistant.
-Side note- i've discovered if I CC in the Assistant to my emails I generally get a reply within an hour or two but if I only email the Sol herself it takes at least a week!! Useful tip for you all:beer::beer:
6/08 - Email from Solicitor saying seller Sol suggested 15th Aug as completion date. Our Sol replied pointing out that they still haven't replied to our enquiries and our searches still have not come back!!
14/08 - Phonecall from Sol. last enquiry is back and she is preparing final stamens and contracts for us to sign. It will be in the post asap. Asked about dates for completion and I said asap but thrsday or friday next week would work.
15/08 - another call from Sol. Seller wants the 22nd August. Fine by me.
Contracts in the post arrived also so signed what we could and will do the others in the morning once we have someone to witness them.
Exchange hopefully tuesday and completion 2 days later :beer::beer::j:j
20/08 - Exchanged contracts today! 1 day short of 10 months from our original AIP and only 7 weeks from offer being accepted on this house to exchange.

The only thing holding us back from exchanging tomorrow is that our Buyers solicitor
Has sent a notification email over to the buyers lender to advise of a footpath near the house being a footpath
That the public can use and not just the owners.
Apparently we have been reassured this won’t be an issue more a trivial thing but
The annoying part to this is that the lender might not respond for a few days (Would this be the norm)
Is there much chance of any that the lender will respond by tomorrow in order to exchange?
Everything else is good to go!
Can’t help but be very nervous as we have been on a 9 month journey with this!0 -
I haven't been keeping a full timeline of our property transaction but suffice to say we were hoping to move on the 29th, having started at the beginning of July. That was until last week when I found out that our buyers solicitor had left the firm and they hadn't told our buyer or our solicitors and the new guy hadn't even looked at the file.
Then our sellers, who are using the same firm as us that has an online portal for filling in all the forms, have decided they want everything sent to them by post. No idea why they waited til now to say that, rather than at the beginning when they were told about doing it all online. The forms they need to complete are the property information and fixtures & fittings forms which they should have done at the beginning.
Removals firm needed to know by COB yesterday if we were going ahead with the date so we said no. They want a 30% deposit to book the date which is non-refundable so we won't be doing that until exchange.
The phrase my solicitor used was "you're sandwiched in ineptitude".
