Finally been given an exchange date for 22nd August! Waiting to get our deposit through from skipton lifetime ISAs. Now need to arrange buildings insurance.0 -

7/11 - Offer accepted on House/ Landlord notified that our plans have changed and asking to be let off the lease(he agreed providing someone can be found)

24/06- After 8 months of trying to buy this Probate sale we have finally found a house comparable to itin equally terrible condition with equal potential so today we made an offer on it and we now just wait an see what happens. The other house is still officially off the market with us prepared to buy it if it ever becomes available to actually buy but both myself and my GF think both houses are equally good and in the same area so we will just suck up the extra conveyancing costs, start the ball rolling on the new one(assuming we can agree a price) and then the one who exchanges contracts first is the one we buy.
27/06- after trying for 7 months to buy the last house our offer has been accepted on the other house yesterday and Mortgage application is already submitted along with solicitor informed that we are starting the process of buying this house also and to not do any more chargeable work on the other house purchase until we have decided what to do
And so it begins again!:rotfl::eek::beer::j
28/06 - Got my Mortgage applied for yesterday and 10 mins later confirmation that a valuation survey has been booked for today. No hanging like last time. This time i'll be pushing all the way. the Vendor has just had the sale fallen through at the last hour so shouldn't be any reason why we can't get to exchange stage asap.
2/07 - Mortgage valuation done last week and today Mortgage company confirmed all paperwork received and Valuation report acceptable for the house price.
Also phonemail from first house EA saying probate still not granted but now they are just waiting for Oaths to be signed from all the beneficiaries some of whom live in spain and then probate should be granted! Not quite sure whats going on as i'd been told the only person involved in the sale was the brother of the guy who died and now we find out there is multiple people! Thinking the new house is the better choice now though regardless.
8/07 - Confirmation email from Mortgage lender received on friday(5/7) offering us the mortgage we applied for so thats the money sorted just got to sort out the rest of the stuff now.
-Starting our 'being annoying' approach to buying this one today by sending my first email to Solicitor asking if the searches have been applied for and if not why not as they were paid for them a week ago.
17/07- Sellers solicitor finally pulled there finger out and sent over draft contract pack. So after an email thins morning confirmation that searches being applied for today received by my Sol's Assistant.
-Side note- i've discovered if I CC in the Assistant to my emails I generally get a reply within an hour or two but if I only email the Sol herself it takes at least a week!! Useful tip for you all:beer::beer:
6/08 - Email from Solicitor saying seller Sol suggested 15th Aug as completion date. Our Sol replied pointing out that they still haven't replied to our enquiries and our searches still have not come back!!
14/08 - Phonecall from Sol. last enquiry is back and she is preparing final stamens and contracts for us to sign. It will be in the post asap. Asked about dates for completion and I said asap but thrsday or friday next week would work.
15/08 - another call from Sol. Seller wants the 22nd August. Fine by me.
Contracts in the post arrived also so signed what we could and will do the others in the morning once we have someone to witness them.
Exchange hopefully tuesday and completion 2 days later :beer::beer::j:j

June/July - various letters from solicitor regarding searches and queries sent to vendors solicitor
7th August - contract and resolution to queries received in post. Suggested completion date 24th August!!
Exchanged today!! Starting to get a little excited now and been looking up DIY tips as quite a bit of wallpaper will need to come off and painting etc. Trying to figure out if we can afford to have wooden floors put in upstairs before we move in with our stuff.
We're due to complete Friday 23rd August, and will be handing notice in on the flat we rent but the notice doesn't take effect until the 1st September, so we will have a whole month before we have to move out, so plenty of time to do some bits!!0 -

15/07: Mortgage appplication accepted by Nationwide, documents requested (proof of deposit).
16/07: Email from estate agents - vendors have had an offer accepted on the house they liked, with no onward chain :j
16/07: Valuation booked for the 19th.
17/07: Solicitor orders searches. Is there a rough timeframe we can expect to get these back, does anyone know? Or does it vary wildly?
19/07: Valuation takes place and one minute (seriously!) after getting the text confirming it had been done, we got our formal mortgage offer! Nationwide are SPEEDY.
20/07: Emailed local surveyor about booking a survey - just waiting for this to be confirmed now.
Ours is going quite smoothly so far - I'm still very scared it's all going to go pear-shaped, feel like I daren't let myself get excited! Anyone else feel the same?
23/07: Solicitors requested draft contract pack from seller.
25/07: Survey due to take place. Environmental searches also due back at solicitor
01/08: Query some deposit bits with the solicitor. We’re trying to negotiate a lower exchange deposit (9.6% rather than 10%, with the remaining 0.4% coming from out H2B ISA bonuses upon completion).
08/07: Receive fixtures and fitting form from the solicitor, query a couple of bits.
12/07: Local authority searches due back at solicitor.
16/07: After a bit of chasing for an update (we hadn’t heard anything in ages!) the solicitors confirmed they had all the searches back and were working on drafting our full report, which ‘may take some time’.
I’m struggling a bit with not knowing what’s going on and not having any idea of timeframes, I must say! I’m a bit (a lot) of an impatient control freak and like to know everything at all times, so this is a real exercise in patience for me.
We go on holiday mid September, and we’re really hoping to exchange before we go. We need to give a month’s notice on our rental flat and ideally I’d like there to not be much overlap (I can’t afford London rent AND a mortgage!), but we’re not giving notice until we’ve exchanged, I think it’s too risky. If we exchange early Sept, we can complete and move in at the end of the month and that would be so ideal - only one week or so of rent/mortgage overlap, and we’ll be in by my birthday. :j0 -

I am also at the hands of the vendors' solicitors and a lease. They were given instructions to draw up the lease extension on 25/2/19 when my offer was accepted :eek:
I was told it had been passed by their compliance department last Friday so hoping something will happen soon. I am trying not to chase my solicitor but so far he hasn't acknowledged receipt of the draft lease. I am acquiring 50% of the freehold as well. I haven't had any paperwork from him at all as yet

We are due to exchange this Friday after a very rocky road since March. Between buyers pulling out, the chain breaking down so many times. We are counting down those final few days to exchange.
At the moment we are waiting for one last query on our house to be satisfied by our buyers solicitor to do with the pavement ownership at the front of our property.Friday when we have exchanged but between now and then I am trying to control my worry and anxiety.
This whole process has taken its toll.
wont go in to all the detail but my gosh ill be happy Friday fingers crossed we get over the line.
Any tips from anyone on being calm haha0
