7/11 - Offer accepted on House/ Landlord notified that our plans have changed and asking to be let off the lease(he agreed providing someone can be found)

24/06- After 8 months of trying to buy this Probate sale we have finally found a house comparable to itin equally terrible condition with equal potential so today we made an offer on it and we now just wait an see what happens. The other house is still officially off the market with us prepared to buy it if it ever becomes available to actually buy but both myself and my GF think both houses are equally good and in the same area so we will just suck up the extra conveyancing costs, start the ball rolling on the new one(assuming we can agree a price) and then the one who exchanges contracts first is the one we buy.
27/06- after trying for 7 months to buy the last house our offer has been accepted on the other house yesterday and Mortgage application is already submitted along with solicitor informed that we are starting the process of buying this house also and to not do any more chargeable work on the other house purchase until we have decided what to do
And so it begins again!:rotfl::eek::beer::j
28/06 - Got my Mortgage applied for yesterday and 10 mins later confirmation that a valuation survey has been booked for today. No hanging like last time. This time i'll be pushing all the way. the Vendor has just had the sale fallen through at the last hour so shouldn't be any reason why we can't get to exchange stage asap.
2/07 - Mortgage valuation done last week and today Mortgage company confirmed all paperwork received and Valuation report acceptable for the house price.
Also phonemail from first house EA saying probate still not granted but now they are just waiting for Oaths to be signed from all the beneficiaries some of whom live in spain and then probate should be granted! Not quite sure whats going on as i'd been told the only person involved in the sale was the brother of the guy who died and now we find out there is multiple people! Thinking the new house is the better choice now though regardless.
8/07 - Confirmation email from Mortgage lender received on friday(5/7) offering us the mortgage we applied for so thats the money sorted just got to sort out the rest of the stuff now.
-Starting our 'being annoying' approach to buying this one today by sending my first email to Solicitor asking if the searches have been applied for and if not why not as they were paid for them a week ago.
17/07- Sellers solicitor finally pulled there finger out and sent over draft contract pack. So after an email thins morning confirmation that searches being applied for today received by my Sol's Assistant.
-Side note- i've discovered if I CC in the Assistant to my emails I generally get a reply within an hour or two but if I only email the Sol herself it takes at least a week!! Useful tip for you all:beer::beer:
6/08 - Email from Solicitor saying seller Sol suggested 15th Aug as completion date. Our Sol replied pointing out that they still haven't replied to our enquiries and our searches still have not come back!!Those who risk nothing, Do nothing, achieve nothing, become nothingMFW #63 £0/£5000 -

11th May - Viewed another property
13th May - Second offer on 1st property
14th May - Offer accepted
21st May - Notified by EA that vendors have had their offer accepted and their purchase is no onward chain (yippee)
22nd May - Solicitor instructed
29th May - Mortgage appointment with Nationwide, application submitted
5th June - Valuation done and mortgage offer issued
8th June - Mortgage offer received in post
Then there was all the legal stuff, queries etc. The homebuyers report came back with nothing serious, just recommendation to check electrics but that seems quite common.
7th August - contract and resolution to queries received in post. Suggested completion date 24th August!!
Was admittedly getting antsy earlier last week and started looking around at other properties, but excited now things seem to be moving along again. Off to close our HTB accounts and get someone to witness our signatures!0 -

23rd May - bank valuation 35k under, back to the drawing board! Probably a blessing in disguise as there was water damage to fix...
3rd June - Offer accepted on different property
19th June - valuation successful, mortgage offer received, searches underway

4th July - Solicitors searches and report received. We have to pay an annual £5 fee to a family and abide by their covenants (!). The fixtures and fittings form was missed...

That's not a bad timeline even with the little hiccup at the start! Some people on here seem to have quite the mare with their purchase and sale - so far it's been 3 months for us, but we've had some delays due to everyone having some annual leave in between. Cross fingers it all works out for you!!0 -

21/6 - Offer declined. Seller wants to wait until other viewings completed.
22/6 - Second offer made and accepted!

20/7 - Damp & timber survey done (no issues)
23/7 - EICR flags full rewire needed which was not expected.
1/08 - Reduced purchase price agreed in light of above.
6/08 - Contract and transfer docs signed and posted
8/08 - Get a call from sols to say because our survey flagged risk of Japanese knotweed the Mortgage lender is not happy until this is clarified! Off to book a JK inspection! More money down the drain!
9/08 - ID certification and land reg forms signed and posted
10/8 - Get a call from inspector to confirm no JK! Relief!
Now eagerly waiting for Monday to come hoping to get an exchange date this week. On our side we’re all ready to go hopefully nothing else crops up!0 -
Things have moved on this week for us - searches sent off and draft contract being looked at by our solicitors. We have to be out of our rental in 4 weeks :eek: will it be done in time? Asking at the time was 189.950 (it's a 2bed end terrace in a not so expensive area in the SW). But it had been on for 215k, reduced to 200k, then 195k and then reduced again. Had been on the market for 4months. We went in at 180k, was obviously told no! So went up to 185k and it was accepted. In context a mid terrace on same road sold for 185k November last year. We would have gone up to asking, but that would have been max for this particular house.0
