    @Yalpsmol this is definitely not what I wanted to hear! I feel so silly that we didn't close them sooner but then we are paying solicitors to advise us on these things - it feels like we constantly have to drag information out of them. Still hopeful for exchange early next week and completion by the end of the week but we feel quite powerless and frustrated.
  • Anyone worried about proposed changes to stamp duty stalling things?


    I've seen quite a few articles mentioning Boris and a proposal to scrap stamp duty on homes under £500k. We're looking to buy at the moment and obviously would be gutted if we'd just paid the tax and the following month it's abolished.

    1/08 dropped off everything solicitors asked for with them, had appointment with lender to go through mortgage application - hoping to post it back to them tomorrow now we’ve printed off all our bank statements etc

    Marianiamh - I struggle with this too and I keep having to remind myself I'm not calling a stranger and I am paying them to do a job!

    I was feeling like this too. The EA was a bit snide with me last week too and I just thought to myself it’s actually their job to make sure I’m happy aswell as the vendors! I rang them too this afternoon and they told me the vendors instructed their solicitor yesterday.

    I was worried about coming across pushy to my solicitors by everything is just so slow! I just need them to say to me eg. ‘Call us back on 14th August and we will have XY & Z to tell you! They charge enough for god sake! X

    H2B ISA closing statement finally produced by Barclays and I've just transferred the full deposit to the solicitors. I wonder if there's any number of times you can check bank details to not be scared sending such a large sum of money!

    Unbelievably fed up, lol! We have just heard back that we are expecting to complete on the 16th August, if all goes well! It will be exactly 4 months to the day of offer acceptance. So will hopefully be exchanging some point this week, yay!

    Aaaaand they've done it incorrectly. They transferred the funds from my partners account before closing it and so have made him ineligible for the bonus. I don't understand how people who do this for a living day in day out are so incompetent!? I don't work in a bank and I know that's not how it should be done!

    11/06 - Offer accepted
    12/06 - Full mortgage application started
    13/06 - Solicitor instructed
    24/06 - Formal introductory meeting with solicitor
    25/06 - Valuation carried out
    26/06 - Valuation report received
    29/06 - Mortgage offer received in post
    01/07 - Initial report and all documentation received from solicitor and enquiries raised by them sent to sellers solicitor
    02/07 - Instructed solicitor to get on with searches
    08/07 - Received a response to 1/10 of the enquiries raised.
    10/07 - Search results received from solicitor and all looks fine overall
    15/07 - Decided I'm being stupid not having a survey done, will instruct one today.
    16/07 - Received all but 1 of the solicitors enquiries back
    17/07 - Homebuyers survey carried out. my partner went with him and nothing was flagged up that we didn't know about.
    25/07 - Homebuyers report received and nothing major on there that we didn't know about
    05/07 - Final enquiry received at last after far too much back and forth for something so simple.

    All systems go now I believe and on track for completion on Friday. Just waiting for instructions from the solicitor about exchange and getting the deposit to them. It's eight weeks tomorrow that our offer was accepted, and considering we're FTB moving into an empty property, it's probably dragged out a week or two longer than it should have. Fingers crossed it all goes well from here and we can get the keys on Friday.
