    Didn't keep an exact timeline. Offer on ours was last week of May. We viewed the onward purchase first week of June, so ~11 weeks, give or take.


    (house went on Market 29th April)
  • We were meant to exchange today but it is now going to be Tuesday when it happens as waiting on something from our buyer.
    Heading in to the bank holiday having not exchanged is not nice but in fairness not a lot can be done and i need to chill and get the house packed for completion next friday

    Like you say there's nothing you can do, so try and have a lovely bank holiday weekend. And try not to pay attention to those thoughts that whisper 'what could have been' as those thoughts live in an alternate reality and will only make you feel more despondent - this is the tack I'm taking anyway :D

  • Hi! I'm so glad I found this forum!

    I'm a FTB just in the middle of the purchasing process and it is taking forever to complete! I'm amazed that I have instructed my solicitors/broker/etc. in June like some of you - yet you have exchanged already! Well done!

    Now I'm worried on what is taking up this delay as my solicitors is not the most talkative in explaining things!

    I also wanted to ask you: did you have to buy a mortgage protection policy and was this done through your broker or did you shop around online?
    My broker has asked me to buy this as a compulsory requirement but I'm not sure whether i need to or if I can look for one myself and compare rates... What did you guys do?

    Just because I'm a FTB i don't want to be taken for a mug.. I already think that with building and content insurance policies I'm already giving enough money to insurers!!!

    Me and my OH are FTB, super excited for it all but also mildly terrified. OH has gotten trigger happy and started packing all of our worldly belongings away even though we've not got our exchange date yet!

    10/08 - Viewed the property after several other viewings throughout the week. Had out heart set elsewhere until we saw this one. Had no photos of it before visiting as it hadn't technically been advertised yet!
    12/08 - Made offer. Counter offer given and we accepted. Several grand less than we were expecting to pay, so happy days!
    13/08 - Conveyance company instructed. 3 day wait to have initial telephone call.
    14/08 - Mortgage applied for to Barclays.
    16/08 - Phone call with conveyancers. Proof of funds etc sent over. L&C tell us there's been an issue with sending the application over (apparently!) so mortgage is ACTUALLY applied for on this day.
    20/08 - Valuation done already and mortgage offer given! Woooo!
    21/08 - Area searches requested
    22/08 - Draft contracts and title docs received, signed and returned. Fixtures and fittings given - pleased to see we won't need to buy a fridge freezer or dishwasher!
    28/08 - Conveyancers received mortgage offer. Mortgage deed given to be signed.

    And that leads us to today!
  • Still no exchange or completion date here - T minus two weeks until we are being forced out of our rental. We're now making plans to put our belongings at a friends house - neither my partner or I are keen on imposing on other people's space but it has to be done.

    Does anyone have any experiences of HSBC as their mortgage lender? Do they impose a 5 day wait between exchange and completion?

    I haven't been posting updates but have been reading everyone else's comments for comfort, so thanks for that!

    Our completion date was for 28th August, which has been set for weeks now, yet the exchange kept dragging on and on. We were supposed to exchange last week, which would have given us the bank holiday weekend to sort things out and take a breath but it never happened which gave us only Tuesday 27th to do it. It was very stressful because obviously we needed to arrange lots of things like removals. Finally we exchanged at 3.20pm that day, so we would have struggled to have it happen any more last minute!

    Anyway, my annoyance was that everyone (except me) seemed far too relaxed and I think there was no real good reason why it couldn't have happened earlier. I just wanted to share this because I do get the sense that when things get stressful and last minute, I think it is usually in everyone's interest to sort it out and I think the parties concerned will find a way to do so where possible.

    20/08 - Offer accepted
    21/08 - Solicitor Instructed, call with MA to discuss options
    23/08 - Mortgage applied for, valuation booked
    24/08 - Valuation completed
    25/08 (Sunday) - Valuation received by Nationwide according to text, 1 minute later mortgage offer given
    27/08 - Solicitor received mortgage offer, we received as well in post.

    I guess now we are just waiting on the searches etc. to be completed. When would be a good time to chase up the solicitor?

    01/08 - Full application submitted to Aldermore
    02/08 - Solicitors instructed
    22/08 - Valuation
    30/08 - Mortgage offer received

    I'm currently contemplating paying to expedite (cuts timescale down to 28 days from receiving draft contracts), as I'm already so over this and very, very ready to move.
  • Oh wow last week was horrendous if you see any of my posts from before everything being delayed etc but I am now sat typing this in our new home surrounded by boxes and paint!

    Im so so happy.
