Ha! Well it's a very frustrating process for sure. The most important thing for me was not being in a chain (i.e. having nowhere to sell) though I understand that's not a situation you can engineer!
Solicitors seem to have a very procedural attitude to urgency (i.e your deadlines may not be that important if meeting them requires an expedited process) but forming good rapports with the people who have the best bed-side manner (mortgage broker and estate agent) is good for my mind. Knowing I can collaborate with them to help pick up the slack helps me feel in 'control' (lol what is that?).
Basically expect nothing from those who don't want to give it (it just disappoints) and work closely with those that want to (it lifts you up when things go wrong).0 -

Our timeline is as follows:
8th July - Offer Accepted
9th July - Solicitors Instructed
12th July - New AIP as last one was for less borrowing
18th July - All documents sent to MA
19th July - Call to say Survey Booked for 22nd
22nd July - Valuation Survey carried out
22nd July - Text to say mortgage approved subject to valuation
25th July - All documents returned to solicitor and payment made for initial searches
Our vendors are divorcing and we just found out last week that they apparently cannot complete until October - something to do with their current mortgage I think!?
They are happy to exchange quickly though but it’s so frustrating waiting - especially when the property is going to be empty from next month and we have no chain!
We are still bloody waiting to exchange!!!
8th August - Searches back and all fine
Vendors tied into their mortgage until 25th october and cannot port it as they are divorcing and not buying!
Can’t remember the other dates but basically throughout August everything returned and signed off from our end and just waiting for the vendors.
We viewed the house again and I felt a little unsure about it but I’m told this is a normal feeling! I still love it but am just itching to get in there and make it our own.
The last couple of weeks have been annoying as the vendors Mis-spelled their names on the TR1 form so that had to be resent to us to sign and get witnesses again.
Found out yesterday that they still haven’t returned their signed contracts and that’s literally all we are waiting for!
I feel like a glorified PA for the estate agent this week!
Fingers crossed we should exchange next week now as I’m also now paying buildings insurance on the house which is currently empty! So frustrating!0 -

Currently looking into removal firms and wondering when we might actually need them. I think there are 4 or 5 in the chain, hopeful for November but think that might be a bit optimistic. Not looking forward to packing0 -

I was told it had been passed by their compliance department last Friday so hoping something will happen soon. I am trying not to chase my solicitor but so far he hasn't acknowledged receipt of the draft lease. I am acquiring 50% of the freehold as well. I haven't had any paperwork from him at all as yet
Still "what's meant for me won't go by me" and all that so I am trusting in the process.
So here I am, almost a month later and still no lease! The latest excuse from the vendor's solicitor on Tuesday was that their scanner / copier was awaiting a part to be fixed so no copies could be taken ...

I'm writing on here so i don't nag the solicitor anymore! we are due to exchange soon and complete on the 4th October after selling our house on the 11th July! just awaiting to hear confirmation of this date from our buyers. Driving me insane that they haven't confirmed this yet!0

Completion date set for the 19th September! After some ridiculously frustrating back and forths where the sellers solicitors only answered one query at a time (?!?!) we're now in the final stretch. Currently spending a week sofa surfing at friends until next Thursday but it's much more palatable knowing that in a week we'll be in our own home.

I, well my solicitor, has the lease :j at least according to the estate agent the vendor's solicitors emailed it to him yesterday late afternoon. The vendor has been away in China and wasn't best pleased to come back to no further progress!
Hopefully I will receive my first lot of correspondence from my solicitor shortly!!Save £12k in 2022 #54 reporting for duty0 -

21/08 First answers from sellers solicitors since April come through.
Enquiries and responses sent back and forth
10/09 Mortgage offer expires.
Oh someone with a timeline as long as mine!! My offer was accepted 25/2! I am yet to even see a single form from my solicitormy mortgage offer is valid until end of December though as my broker didn't put my application in till the end of June ...

A very short timeline in comparison to many on here, but now just stumbling a little to cross the line to exchange contracts.
The house we are buying is vacant with the vendor living in caravan park nearby and we are first time cash buyers looking to move from rented property in Herts. to the lake district.
3rd of August offer made and accepted on a property, by 30th August, building survey completed and all searches back, as we are happy with everything at this point we ask our conveyancer to try for an exchange of contract date of 12th September, told this should not be an issue so we transfer the 10% deposit to our conveyancer.
12th comes and goes with no news, call conveyancer late in day for an update, as it is one of the conveyancer factories we cannot get hold of our conveyancer directly but leave messages with one of the team.
13th comes and goes with no news, once again call our conveyancer, once again not available but one of the team checks our file and can see that we are waiting for the vendor to agree to the exchange, so our conveyancer has emailed the vendors solicitor and is awaiting a reply.
14th/15th September weekend so no action expected and none forthcoming.
16th September, no news so contact conveyancer, same result as before with same answers waiting on replies to emails from vendors solicitor, this time we call the estate agent and ask them to contact to vendor to make sure everything is ok to proceed.

Still waiting for me can't see my original post but I'm sure it was the 17/07 for offer accepted and solicitors starting but now for the last month and a half 1 person in the chain can't find a house still and others in the chain have mentioned about pulling out if they don't soon.
