We are so excited, we exchanged two and a half weeks ago with completion set for this Tuesday. Today is our last day at work.
We have already hired a storage unit and have been dropping off boxes of stuff over the past couple of weeks, but this weekend we're hiring a van to move all the big bulky furniture and give the house a thorough clean for the new owner. The house feels empty already so probably wont actually take that long!0 -

Flat 1:
21/1/19 - Offer accepted
1/2/19 - Vendor withdraws, his tenants were only 5 months into a 36 month lease so obviously did not want to leave!
Flat 2:
4/3/19 - Offer accepted
... - Mortgage application, conveyancing up to the point that we were sent the search results, contract, mortgage deed etc
19/4/19 - Vendor withdraws and leaves it to Purplebricks to tell us with no reason given and when he was chain free. Many tears shed!
Flat 3:
12/5/19 - Offer accepted
31/5/19 - Mortgage offer
3/6/19 - Searches ordered
27/6/19 - Contract, SDLT form, mortgage deed, leasehold pack, search results received
9/7/19 - Everything signed and returned
Just waiting on the deed of covenant and I think we're there! We feel like we've not had the best luck with vendors and we've been fairly unimpressed with our conveyancer (up until the point that our case switched hands on the 26th June) so it's been a pretty stressful for a pair of first time buyers. After seeing about 30 flats since October I will be so happy when (if?!) this finally happens.0 -
Heard back from our solicitors today via email with regards to results from the enquiries. Funny that how they suddenly came through the day after I call them yet its been over 2 weeks since they said they had raised enquiries!. Anyways I'm told they are sending a letter out Monday (though they had the info back this morning) detailing the responses from the sellers, but they did address 1 aspect in the email.
The main issue being the rent charge, in that the sellers have reported that its not been demanded in the 6 years since they had the property. And our solicitors are informing the current owners they are to take out the indemnity insurance against the rent charge before we can proceed!. Thought we would have to take it out in our name not the current in their name?.
Apart from that not hopefully nothing major that would hold things up and can hopefully start to proceed towards thinking about getting an exchange date sorted by the end of next week. I am off work for 2 weeks after next week, which was my target moving dates, can't see that happening unless the sellers side shifts up a few gears!.0 -
First mention of discussing exchange date. Woo. No idea if we are ready or not as our solicitor has just forwarded us an email in which vendors email says they are anxious to exchange ASAP but last we heard there was an issue with the title. Presumably resolved as it was being sorted a few weeks ago - going to meet solicitor for first time Monday (not sure if its normal to not have spoken to them personally after 14-15 weeks) but fingers crossed for getting in soon. Checking the house on my way past once a week or so and the garden is now out of control (vacant since Feb)0

First post but long time reader!
We're first time buyers, and after dreaming about this for a long time, we're finally getting started! Very early on in the process, but timescale so far is as follows:
06/07: First viewing
08/07: Second viewing and offer put in
09/07: Offer rejected; we upped it, they counter-offered and we accepted.
10/07: Estate agent confirmed we were in agreement. First mini milestone reached!
10/07: Mortgage application sent in to Nationwide (via broker), solicitor instructed.
And now we wait! Our vendors still need to find a house so that's the only thing that might slow us down (in that I think things - touch wood - will be quite straightforward from our end). They have a second viewing on a property with no chain on Monday, so fingers crossed they go for that one.0 -

Anyway here goes.
18/4 House on the market
19/4 Offer received from investor for a low amount but decided I wanted to sell quick and they promised it would be a quick sale
Fast forward 3 weeks of EA not receiving ID etc... 2 weeks during which I'd emptied the house and moved back in with my mum.... And the buyer decided they didn't want it after all.... Big lesson learnt.... Don't t move out until exchange!!!

30/5 Another offer accepted at 4K more than previous offer
Solicitor already had my details so was straight onto it.
12/7 Just waiting on balance of searches to come through. Expected next week.
I'm selling this house with a view to buying another which is currently with my solicitor. Mortgage offer accepted and searches paid for.
The whole selling experience has been awful. Everyday I expect the buyer to call and pull out for some stupid reason. I honestly can't see me ever selling and moving into the new house! That's my anxious disasterising mind for you! I don't think I've ever been so stressed. Every waking hour is spent thinking about houses and what will go wrong gerrrr
So currently stuck in limbo. Living at my mums out of boxes.

Just jumping on... I’ll try to keep this as short as I can...
House up for sale end of August 2018, first viewer offered asking price. Offer accepted. We also put an offer on our dream home - accepted.
Fast forward to the week before Christmas, waiting to exchange, however due to my buyer failing AML checks with a gifted deposit, falling out with and sacking his solicitor, and his mortgage being withdrawn, the sale fell through! 😢
Luckily my seller agreed to wait on us finding another buyer in the new year.
Buyer 2 offered 3k above asking price! Great! ... but couldn’t get a mortgage 🤦🏻!♀️
Buyer 3 offered 7k under asking- rejected but agreed to accept 5k under asking. He agreed- then went awol - haven’t heard from him since!
Finally... Buyer 4! (February) Offered 3k under asking- which we accepted. 8 weeks in we discovered the buyer was taking out an Islamic mortgage which is more complex - no problem!
So now we are over 5 months down the line and I ‘think’ due to exchange.....
(Seller has waited all this time bless them!)
Final enquires sorted last week and submitted. (Including an idemnity for our property costing us £108)
Draft contacts signed weeks ago etc.....
However, no one seems to be saying it could definitely happen next week - just that they (my solicitors) will advise by the end of next week to exchange to the buyers.... does this sound like I’ve got a few weeks to wait realistically?
Another question ... is it the draft contact that is exchanged, or do we have to physically sign another contract?
Also as our deposit is tied up in our sales equity, is it transferred through funds via the solicitor? I’m so confused 😅

It has been months since the offer. I have met the buyers who came to measure up 5/6 weeks ago. I lost two buyers in the last 2 years very close to exchange and lost valuable time and money. I COULD NOT go through that again. Why is it taking so long, I ask myself no news is good news right? Last week, out of the blue, - was I leaving the fridge? and did I submit planning permission for a rear extension last year? Errrr, I am leaving - so NO. Emphatically NO.Patience? I have had the patience of a saint. This whole thing called selling a house has put me off ever buying another one EVER. I will live.anywhere for a while but I will NOT buy. I will be a hippy and dance in the rain and never buy a house again!!!! at least not for a bit, - I will rent by the sea for 6 months and then think again. Please Lord let me have an exchange date tomorrow or at least this week and please let the house sale go through so that I can move. and that applies to everyone waiting to exchange. Hurry up.
I know there are much more distressing things in life and I have been through most of them but this experience of waiting for exchange has to be amongst the most stressful. for me at least.0 -
Liz that sounds awful! I cross my fingers you exchange soon! And I thought I was hard up on luck! At least only one of mine fell through near to exchange... the other two were at the beginning of the process!0

24/06 - Formal introductory meeting with solicitor
25/06 - Valuation carried out
26/06 - Valuation report received
29/06 - Mortgage offer received in post
01/07 - Initial report and all documentation received from solicitor and enquiries raised by them sent to sellers solicitor
02/07 - Instructed solicitor to get on with searches
08/07 - Received a response to 1/10 of the enquiries raised.
10/07 - Search results received from solicitor and all looks fine overall
15/07 - Decided I'm being stupid not having a survey done, will instruct one today. The search results, while I said looked fine the other day, state the property is in an area of moderate natural subsidence. While I know they say things like that to cover their backs, and I'm probably overthinking it, there are two windows on the front of the property that are faulty - one has slipped out of the frame slightly and the other won't open. We'd already told the seller they need fixing as part of the offer. I feel really stupid for thinking because it's a fairly new build property we shouldn't get a survey done. Let's say I had rather a few frustrated looks from my partner this morning when I suggested getting one, after he was up for it from the beginning. Fingers crossed we can get one done quickly. We're still waiting for enquiries back anyway, so hopefully won't hold us up too much.0
