Ainebmq that does sound quite unlucky. Glad things seem to be moving on now. Have you exchanged/when are you expecting to exchange?
I haven't exchanged yet, as far as I know. My solicitor hasn't mentioned the date of exchange but when I emailed earlier to ask if everything is fine for completion next week he assured me it was. I'm not sure when that's happening but it must be sometime in the next few days - hopefully, anyway!0 -

Our buyer has an Islamic mortgage- therefore we are waiting for their banks legal team to accept the responses to our enquires.
We did have a lovely email off our buyers via our estate agent yesterday which has somewhat put my mind at ease. They are worried about us losing patience and pulling out and have said it’s literally any day now and to please hold tight and assured us they are doing everything within their power to hurry things along.
I really really hope we can exchange this week- otherwise it’s the first week in August we can move at the earliest and that’s a crazy week at work for both me and my partner (other 2 managers away that week so flying solo)
Also my nephew is due mid August!! I’m sure either way we will make something work. We are more or less all packed up now, don’t need to hire removals as my dad owns a van and we are only moving 15 mins down the road. Plus we are leaving all the furniture for the buyers so only big things to move are TV and computer.0 -
Today we have eventually heard back from the solicitors with the enquiries results. Thankfully nothing of concern has come to light and the sellers look to have agreed to the rent charge indemnity policy. Not an issue if they didn't as I'd pay myself seeing as the policy quote is only £22.
Interesting to note, seems the sellers have been asking us (well our solicitors) when will be be in a position to exchange and complete since the start of the month. So the sellers are just as keen as us to get things sorted, just frustrating that we have had near a 3 week delay that doesn't look to be the sellers side as such unless our side wanted the indemnity insurance policy in place before proceeding towards an exchange?.0 -
That’s what held us up Dave. Our enquires were sent back on the 1st July, however they failed to ask me as the seller about the idemnity. Ours is £108....which I am more than happy to cover. It took until the 12th for me to find out they were waiting for this.
We are supposed to be exchanging tomorrow but I’ve not heard anything yet to suggest it will be going ahead as apparently we are still waiting for the banks legal team to approve our responses to the enquiries.
Amazing how little things can cause such long delays.0 -
My seller has just pulled out, hours before we were due to exchange because they “have changed their mind about moving”.
I am so angry - they put their house on the market at the start of March, found somewhere they liked and accepted my offer just over 2 months, and have spent the last week trying to get me to complete as soon as possible!

I feel like I’ve wasted months of my life because of these selfish these idiots, let alone the money. And now I have to start from scratch again.0 -

Thank you - if things had fallen apart after a bad survey or mortgage trouble, I’d understand. But they seem to have just changed their minds at the very last second?!
The bit that really has me fuming is that last week they were wildly enthusiastic about completing (suddenly aiming for today!) so they’ve even cost me time and £40 yesterday as I had to go to the bank to sort out the deposit transfer.
The only positive is I haven’t given notice on my rental as otherwise I’d be homeless in a month.0 -
I don’t understand how someone can simply ‘change their mind’ at last minute like this! Unless someone lost their job or something horrendous had happened.... how can u go through all that stress over so many months then simply think ‘actually sod it we will stay here!”0

I know - they’re downsizing nearby and spent months finding somewhere they liked enough. All the hard bit had been done and last week they wanted to exchange and complete today. They’ve had months to be sure they wanted to sell and I’ve been the most undemanding buyer so we’ve got from the point they accepted my offer to exchanging in under 9 weeks.
I hope karma hits them hard next time they do have to sell 😈0
