I feel like I've done nothing but think about house buying all year!
Flat 1:
21/1/19 - Offer accepted
1/2/19 - Vendor withdraws, his tenants were only 5 months into a 36 month lease so obviously did not want to leave!
Flat 2:
4/3/19 - Offer accepted
... - Mortgage application, conveyancing up to the point that we were sent the search results, contract, mortgage deed etc
19/4/19 - Vendor withdraws and leaves it to Purplebricks to tell us with no reason given and when he was chain free. Many tears shed!
Flat 3:
12/5/19 - Offer accepted
31/5/19 - Mortgage offer
3/6/19 - Searches ordered
27/6/19 - Contract, SDLT form, mortgage deed, leasehold pack, search results received
9/7/19 - Everything signed and returned
Just waiting on the deed of covenant and I think we're there! We feel like we've not had the best luck with vendors and we've been fairly unimpressed with our conveyancer (up until the point that our case switched hands on the 26th June) so it's been a pretty stressful for a pair of first time buyers. After seeing about 30 flats since October I will be so happy when (if?!) this finally happens.
Slightly losing the will to live here, still waiting on this "one last thing". Our solicitor called the other side this morning and turns out the seller's solicitor has been on holiday with no one covering them. Hoping to have everything through today to exchange this week but who knows. Just to make everything a bit more interesting the seller moves to Iraq (!) next Saturday so god help us if there's something she hasn't signed!0 -
The vendor is refusing to commit that they have all the keys the property or that the central heating system is working - I'm holding firm on this (Surely they can test the keys at the property and ascertain what's missing and get the GCH checked?) or am I being unreasonable?13/4 - AIP
15/4 - Offer accepted - advised by estate agent the vendor wanted to move quickly and complete in 28 days.
16/4 - Instructed my solicitors
18/4 - Survey booked
24/4 - Mortgage agreed

19/6 - Vendor finally completes the conveyancing protocol forms (vendor information form and fixtures and fittings form)
2/7 - I receive a copy of the fixtures and fitting form, and it's full of errors and the vendor has written 'sold as seen' all over it

Well things are progressing for us. Yesterday the solicitors emailed to say they have applied to the mortgage provider to release the funds but the provider won't do that until they see an active buildings insurance policy & schedule in place. Not a problem, took the insurance policy out last night & emailed the required details to the solicitors who then also confirmed they have forwarded them onto the mortgage provider.
We also received the final paperwork, deeds to be signed etc. Taking in the closing ISA statements tomorrow by hand so they can claim the government bonus in time along with the required ID and signed paperwork and will be transferring our deposit tomorrow afternoon to the solicitors. So hopefully we should still be OK to exchange & complete next Tuesday and get the keys!.0 -
We have finally exchanged... completion set for next Wednesday 31st July, exactly 3 months since we put the offer in.
It was no chain on seller’s side and FTB on ours... go figure. And this is with me constantly chasing the seller’s solicitor via my solicitor, the Estate Agent AND the seller directly.
Just want to get the keys now and get it all over with!!!

I thought I would share my experience now it is all over with 😀 gives you a rough idea of timescales for things - I bought the house I was renting so no chain either side.
Mortgage through Santander who I have to say have been superb, fast and efficient 👍
23rd April - AIP through broker
25th April - Full application submitted
25th April - Credit check shown on Experian
25th April - Agreed subject to valuation.
25th April - Call to arrange valuation
1st May - Valuation completed
2nd May - Broker email to say offer issued
2nd May - Formal offer issued by email
7th May - Formal offer received in post
13th May - Solicitor welcome pack received and returned
21st May - Initial payment made to solicitor.
30th May - searches commenced
8th July - exchange and completion

It's just awful isn't it? I've been following the thread for quite a time but haven't posted because it felt like tempting fate. It's been close on 20 years since we last moved and I'd forgotten just how utterly nerve-wracking it is. I now remember why we said last time we'd never do it again...
Anyway, to cut a long, fraught, story short, we finally exchanged on Tuesday and are due to complete next Friday. Offer accepted on our house at beginning of March and our offer on our new home accepted two weeks later. Only three of us in the chain, we're mortgage-free, our buyers are FTB and our sellers have no onward chain. Everyone was keen to progress and the searches/surveys, etc, threw up no particular issues. Just goes to show how long these things can rumble on doesn't it? What on earth must it be like if there's a long chain? All I can say is never, ever, ever, ever again....0 -
Solicitors visited today, pretty much everything in & complete but signs of delays even before next Tuesdays expected (set by our solicitor) exchange & completion day.
First off our conveyancing solicitor is off for 2 days and the person we seen (solicitor secretary I think) was not 100% on where we are up to and has had to put everything before someone else (another solicitor?) before they can process things further.
First issue was they said about proof of deposit required, to which I informed well its all based on the closed first time buyer ISA's which they have the closing statements for and was told by our solicitor that they should be fine. Then I was told they don't normally request the mortgage funds off the lender until exchange?, yet our solicitor informed us they had already requested this (as we are due to exchange & complete the same day as property vacant) and told they couldn't transfer until buildings insurance in place and policy provided (policy now done and sent).
So as said, we was told another solicitor had to look at things before they would continue and claim the first time buyer bonus to complete the deposit. And until this is done they won't provide their businesses bank account number to transfer the deposit into. They were supposed to be calling back who as I type they have not done so. Well with our solicitor off today and tomorrow and nobody else seemingly up to speed with our case I've now little faith things will get the attention and deposit bonus applied for in time to exchange and complete next Tuesday. Trying to remain optimistic, but prepared for a delay.0 -
16 weeks post offer. No chain, vacant since Feb and we are FTB. Late week before last the vendors solicitor sent a slightly "off" email about exchange as their client was very anxious to complete. We saw our solicitor last Monday days and suggested a date for completion which was sent across. No response until Thursday, and then just agreeing the date. Chased further....and there is still an issue with the title they are trying to resolve. So the early August completion is out the window.
Its annoying anyway but why send a snotty email when we arent the ones holding things up.
The garden is now also looks to be a nightmare having had a nose over the fence- but obviously cant do anything about it.0
