Hello everyone, thought I’d join in as I’ve been lurking and all the updates everyone has been posting is very helpful.
So, a little bit about my situation, never thought we’d get a mortgage as I have a few satisfied defaults. Approached a mortgage broker who said he could sort us out. Nobody could before so we were doubtful.
Anyway, viewed properties, and offer accepted in beginning of may. Fast forward, after a few back and forth to the bank, we had a mortgage offer on 5th July, with a pretty decent interest rate under the circumstances. Our sellers are moving to a no chain property and we’re renting so hopefully will be fairly straightforward.
5th July also draft contracts received and searches submitted and also enquiries made.
Everything has happened on 5th July!
9th July, fixtures and fittings form received from my sols and various other bits of paperwork. Hopefully this is a breeze.

Its now been a little over 2 weeks into the "enquiries" stage and still nothing back to the issues enquired about. I guess this might not be unusual, but having tried twice for an update in the status of the enquiries off the solicitors I've yet to hear anything back in any form from the solicitors. And this is despite some of the info they should be able to directly answer and provide.
Not concerned, yet, but starting to get a little frustrated and wandering if contacting the estate agents might in some way be worth doing seeing as it was there solicitor recommendation we used.0 -
Just posting a quick update.
18/6 - First viewing
19/6 - Second viewing
20/6 - Offer made
21/6 - Offer declined. Seller wants to wait until other viewings completed.
22/6 - Second offer made and accepted!
24/6 - Solicitor instructed.
4/07 - Mortgage application sent.
10/7 - Mortgage offer received! Building survey done. All searches received.
Now waiting on survey report hopefully due next Monday. Sols not yet replied to earlier queries yet but going to wait until next week to badger her and get on with my holiday!0 -
Absolutely fuming. Solicitors have been claiming they haven't got the contract from the vendors, chased it via EA today and it was sent 3 weeks ago.0

Things seem to have moved a but quicker than expected in the past week or so.
1/06 - Offer accepted
12/06 - Full mortgage application started
13/06 - Solicitor instructed
24/06 - Formal introductory meeting with solicitor
25/06 - Valuation carried out
26/06 - Valuation report received
29/06 - Mortgage offer received in post
01/07 - Initial report and all documentation received from solicitor and enquiries raised by them sent to sellers solicitor
02/07 - Instructed solicitor to get on with searches
08/07 - Received a response to 1/10 of the enquiries raised; fortunately the one I was most worried about regarding a management fee for amenity areas. The charge stands but is only £113 a year and we've had the last two years statements through showing a breakdown of costs. Annoyingly we've got an admin fee to pay to register with the management company which I hadn't budgeted for!
10/07 - Search results received from solicitor and all looks fine overall
We're really just waiting for responses to the rest of the enquiries now, most of which are in relation to the seller's 'quick sale' company status and the circumstances of the previous sale to them. I would have thought they'd have a set of stock responses for every house they buy/sell so thought we'd have something through by now, but apparently not.
Other than that, we've done everything we can from our side and are just waiting. Luckily the searches came back much quicker than expected so perhaps we'll be in sooner than I thought...not holding my breath!0 -
That one form.. Our vendors only sent it to the estate agent instead of their solicitors... It arrived there from the agents this afternoon, but no update before 5 so we're looking at a simultaneous exchange and completion. tomorrow. Which I SO did not want. The removal van is still on tenterhooks for us saying 'yep you can come' but they're booked up for over a week afterwards so I couldn't cancel them. So finger crossed tomorrow morning pans out for us, and we have the move tomorrow.

19th Feb 19 - Viewed plans and reserved off plan house.
19th Feb - AIP
27th Feb - Solicitor instructed
4th Mar - Full mortgage application
6th Mar - H2B authority to proceed obtained
4th Apr - Nationwide declined Mortgagelots of chasing from Broker, for nearly a month very poor service from Nationwide and complaint was lodged from broker.
8th Apr - AIP from Halifax
11th Apr - Hard search done of credit file
26th Apr - Valuation completed
26th Apr - Mortgage offer received
3rd May - Exchanged contracts
4th May - Extras chosen on house
Now the waiting game been given a date of 31st July that is being worked to, viewing house from road at weekend its not a million miles from the outside of being completed and been informed by sales office the demo booking will be arranged soon.0 -

We had to get a new removal firm as ours could no longer do today and we're booked up for two weeks, but we've got our keys have been over twice today and have the big van coming tomorrow morning ���� of course the seller didn't get rid of any of the rubbish in the property... Not surprised tbh!
