Joining the club of “one last document” before we can exchange... seller has now got very impatient and is sending texts daily which are stressing the hell out of me!!!
Ask your seller to refrain. Matter is entirely out of your hands.unfortunately his solicitors only send the (incomplete) reply to my solicitor’s enquiries from 17 May on 24 June so the seller doesn’t understand is not our fault his solicitors took over a month in sending us about 75% of what was requested...
Everybody has their own agenda. Seller obviously wasn't bothered to respond fully and happy to let matters drift.0 -
We've had no direct contact with the seller, I imagine if we had we might have been able to speed them up!
The infamous form is yet to arrive at the vendors solicitors, I’ve said I’ll call ours again later in case they’ve had it in later post (next day by 1pm type affair) I’ve also emailed our sols to state that if we’ve not had this by tomorrow, we want confirmation it’s actually been posted by the vendor, and also – we want to seriously consider whether we can complete 11th or need to change the date. At this point in time both me & mr lsp have from Wednesday to Friday booked as holiday (that we may not need), have a van booked etc – we need to be able to sort things out and the likelihood of that form appearing in time and getting to our solicitors for Thursday is looking slender. 7/11 - Offer accepted on House/ Landlord notified that our plans have changed and asking to be let off the lease(he agreed providing someone can be found)

24/06- After 8 months of trying to buy this Probate sale we have finally found a house comparable to itin equally terrible condition with equal potential so today we made an offer on it and we now just wait an see what happens. The other house is still officially off the market with us prepared to buy it if it ever becomes available to actually buy but both myself and my GF think both houses are equally good and in the same area so we will just suck up the extra conveyancing costs, start the ball rolling on the new one(assuming we can agree a price) and then the one who exchanges contracts first is the one we buy.
27/06- after trying for 7 months to buy the last house our offer has been accepted on the other house yesterday and Mortgage application is already submitted along with solicitor informed that we are starting the process of buying this house also and to not do any more chargeable work on the other house purchase until we have decided what to do

28/06 - Got my Mortgage applied for yesterday and 10 mins later confirmation that a valuation survey has been booked for today. No hanging like last time. This time i'll be pushing all the way. the Vendor has just had the sale fallen through at the last hour so shouldn't be any reason why we can't get to exchange stage asap.
2/07 - Mortgage valuation done last week and today Mortgage company confirmed all paperwork received and Valuation report acceptable for the house price.
Also phonemail from first house EA saying probate still not granted but now they are just waiting for Oaths to be signed from all the beneficiaries some of whom live in spain and then probate should be granted! Not quite sure whats going on as i'd been told the only person involved in the sale was the brother of the guy who died and now we find out there is multiple people! Thinking the new house is the better choice now though regardless.
8/07 - Confirmation email from Mortgage lender received on friday(5/7) offering us the mortgage we applied for so thats the money sorted just got to sort out the rest of the stuff now.

16th May - Offer accepted on a property
23rd May - bank valuation 35k under, back to the drawing board! Probably a blessing in disguise as there was water damage to fix...
3rd June - Offer accepted on different property
19th June - valuation successful, mortgage offer received, searches underway
2nd July - Survey date
4th July - Solicitors searches and report received. We have to pay an annual £5 fee to a family and abide by their covenants (!). The fixtures and fittings form was missed...
8th July - The missed form was emailed to us, confirmed all white goods to be included.
We should get our survey results by Wednesday, then it will hopefully be a case of arranging the exchange ASAP! :T0 -
Latest update...
We still haven't had any movement from our buyer and have told our estate agent that we want to put it back on the market.
In the meantime, the developer of our new home has said that if our buyer isn't interesting, they may be able to buy our house in part exchange. They have asked how much is the minimum we will accept, which we've told them. They are going to see what they can do and come with us.
We have quite a bit of equity in our current house, and although the bulk of it will be used as a deposit, we also need to keep a bit back for any incidentals which may occur...will they let us do that? I don't really understand how the finer details of part exchange works.

its been 4 months now since we had our offer accepted on the house we are purchasing.
It all went so smooth at the start...
Not so much since!
So we selling ours and are on our 3rd buyer.
Our vendor is back to the start again as she lost the property she wanted when we lost our buyer.
She is actively looking for her property but no developments and the estate agent has been pretty rude and unhelpful recently in our quest to get things moving or at least to find out how our vendor is doing with viewing other properties etc,
Im hitting a bit of a wall as we have reasons why we needed to have moved such as work situations etc.
Our mortgage offer runs out 27th sept.
Anyone been here before and any advice?
We thought our vendor might consider renting but no such luck.0 -

Week 6 since solicitor instructed/offer accepted/etc.
Mortgage offer has been received.
Still no signs of a contract from the vendors. Still no sign of the searches (allegedly requested a month ago).
New job that would be walking distance from the house starts in four weeks, deadline to exchange (to match notice period for our rental) is 2 1/2 weeks... Fingers crossed but looking like we're going to be pushed back a month.0 -
Selling our home, moving into our ex-rental property. Waiting for that phone call. Was supposed to exchange last Thursday. EA says purchasers signed contracts yesterday and lodged their deposit so just waiting on the solicitors to do their thing today........
Can't waste any more time, have started things like postal redirection etc as we plan to move into our new home on Monday, even though completion isn't until Friday next week (must tell bank to expect large amount of funds to arrive!).Make £2025 in 2025

And we won't be exchanging today. Their solicitor hasn't had confirmation of the funds for their remortgage. Feel like the EAs have dropped the ball completely on this one as the staff member we were dealing with has left and the people in the branch haven't followed it through properly.
