    Got mortgage approved in principle today, survey booked for next week. I've then discovered that the listing on the EA website, which had been taken down, has reappeared - still no SSTC next to it! This is making me rather nervous...

    I feel your pain. We're at the point where only the signing and exchange of contracts has yet to be done, we're ready to do both, and the EA still hasn't listed it SSTC. This is six months down the line from our initial offer (no chain either side, cash buyers). When we wanted it done after our offer, they said they would do it after the survey, which was months and much faffing about by the vendors and a lot of money for us, ago....and the 'progress chasers' at the EAs have gone dormant (again) as well.:( Which tends to mean things are going pear-shaped with the vendors (again). I'm getting really bored with this game.
  • At 3.40pm last night when I rang conveyancers again they confirmed the case was with the reviewers, and I'd get a phone call.i didn't get it last night, and they had no news first thing this morning. It's taken almost a week despite me constantly emailing and starting to ring for them to even look review everything, there absolute earliest we'll get owt at this point is Saturday realistically and then we'll need to return it... So frustrating! :mad:

    Hello, this is my first post here, everything feels like it's just going a little too smoothly (and FAST!) this time, so I'm joining in to ease my worries. We're first time buyers, but we've previously pulled out after survey on one property (in December) and then waited 8 weeks this spring for an offer to be accepted on a negative equity property which was then taken off the market with little explanation. And now we're here, and we really, really want this house.

    Timeline so far:

    14/05 - First viewing
    16/05 - Second viewing, offer accepted, contact & confirm our solicitor
    17/05 - Mortgage application in, survey arranged
    20/05 - Mortgage company does their valuation, surveyor attends property for Homebuyers Report
    21/05 - Receive homebuyers report, receive initial documents to sign from solicitors & sent back
    23/05 - Mortgage approved!! Specialist survey arranged to look at some areas of wood rot in the hallway

    Now we're just waiting to confirm from the specialist survey that the issue is at the level we're expecting and not 'the house is falling down' levels. And then we wait. Seller is very keen to get it moved on quick, as it's an empty ex-rental so fingers crossed for a smooth next few weeks.

    :mad: Well, we found out today that my conveyancer has gone on holiday for 2.5 weeks!!!!

    We only found out because DF pestered the solicitors office today after having left two voicemails on our conveyancers direct dial this week with no response. To say he was annoyed when he found out from her legal secretary was an understatement. :mad:

    We now have another conveyancer looking at our file tomorrow, I suspect as a means of stopping us escalating our frustrations to the firm's managing partner.

    I would normally be a bit more understanding, but our conveyancer told me on the phone two weeks ago that she was confident we'd be able to exchange / complete by mid June!!! How the flipping heck was she planning on doing that?!?!? All it takes is a courtesy call to manage expectations. Surely a legal secretary can do that!

    I'm also annoyed as I also discovered that she lied to cover up forgetting to send us our client purchase instruction pack last month. I emailed her 10 days after I'd instructed her asking where it was and she said she'd posted it. She then sent it to me electronically that very afternoon by email so I 'had it sooner'. Problem is, she didn't think I'd be smart enough to find out when word documents were created and edited...

    Ugh, when will it all end! :rotfl:
  • Just spoken to my conveyancers they've gone back to the sellers sol this morning, as there's several items they are still waiting to receive including:

    Approval of contract
    Approval of transfer
    Point 4, documentary evidence the seller is linked to the property
    Electrical installation certificate
    The commissioning report for the boiler
    Confirmation the property is free from any temporary /permanent structures over the sewer

    Obviously we're back waiting now until this all arrives which is incredibly frustrating for me, having been told everything had been returned. The EA has been contacting me expressing disappointment it's taken this long, when the whole time the sellers have still not sent some pretty important bits.
    I wanted to exchange by end of month if not complete... ��

    Well, my chain is on the brink of collapse, my buyers buyer, mortgage offer runs out 30th May, otherwise the will have to pay £9k. Found out they are porting a mortgage and have made multiple extensions already, and this is d-day from their lender. My vendors are not ready to complete then, they are looking at the 12th June for completion, not thinking about it again, til Tuesday................ she says!! ��

    Welcome to the real world. Precisely why time is allowed and matters don't get rushed along. Transactions often get bogged down on the finer points. Don't forget your mortgage lender will likewise need to sign off once solicitor reports to them.

    Hi all

    So I think we’re pretty close to exchanging now but the only thing is that I spoke to my surveyor and he said that there are some things we either need to get reassurances about or should ask for a reduction from the price to reflect that fact we will need to investigate / potentially fix.

    Now I’m a bit confused as to who to go via, I would expect to go to the solicitor because any reassurance needs to be legally binding and they will know the appropriate evidence they can provide etc. However normally your solicitor is not involved in negotiations but if the seller can’t provide the reassurance to a good enough standard (and I think they won’t be able to) to then we will need to be negotiating a discount from the price and want to say that from the start so they take it seriously.

    Would appreciate advice!
