The NEW waiting to exchange thread...

Hello everyone
Wanted to join in the mix and share our progress so far - as much for therapy as anything else.
The whole process of buying and selling is so frustrating. Limited information and maximum uncertainty for everyone at every stage. Argh!
23/2 - first viewing on a house we want to buy
26/2 - second viewing, offer made
28/2 - offer accepted
4/3 - our flat goes up on the market
11/3 - offer received and accepted
18/3 - solicitors instructed, memorandum of sale issued, searches
25/3 - survey on our purchase
15/4 - searches back, solicitor reports to us
6/5 - seller informs us that he's buying a (completed) new build and is just starting the process now!
20/5 - our purchase and sale ready to exchange, just waiting for sellers onward purchase
29/5 - sellers onward purchase waiting for enquiries and local search
Had originally hoped to complete in mid May, but still haven't exchanged and it's hard not to lose heart.
Am hoping that we might be able to exchange next week, but feel like that is slipping away...0 -
so sorry for you Septemberbaby, we are on our second buyer and all has gone quiet.
I am petrified they will pull out and we will lose the flat we want (she waited last time, I wouldn't blame her not doing it again!:eek:0 -
My mortgage certificate expires on June 5th, so its right down to the wire now, and im unbelievably angry and frustrated about the whole thing!!!
The guy selling is a clown and his solicitors have taken ages to get anything done. I have no idea how it can possibly take 6 months to get everything done.
I feel like ive invested too much time and money now that i cant walk away, although i might not have a choice but to walk away... Vent over :mad:0 -
I'm losing the plot with our purchase now.
Someone up the chain was putting pressure on for us to exchange/complete this week if not next week.
We are FTB and have been waiting since march.
We're booked in with the solicitors on monday to finally exchange but it now transpires that the people higher up putting pressure on to exchange/complete can't do so anyway because of an issue with a title on the deeds/leasehold which could take weeks if not longer to resolve, I'm incredibly peeved now.
To add to that, A simple request for a gas safety certificate is being ignored for the property we are purchasing. The boiler is 12 months old with no building regs cert, not gas safe registered and i've told the EA we aren't exchanging until we have a cert but we explained this in march. I feel like the EA has played us like a fiddle and i'm very close to just pulling the plug, regardless of whether we are at the bottom of a chain or not.0 -

The seller ought to get a copy of the installation cert for you, if all is in order it's cheap to do online, but at least you can find out when one was last registered (you'd need to check it was the same boiler, of course).
Again, apologies if you have already done this.0 -
It took all day but I got the call at 4.57 that I had exchanged and completed and could pick up the keys. 80 days from 1st viewing to completion. Luckily moving in in properly over the weekend so no anxious wait with the removal van! Moving over to the DIY and Mortgage Free Wannabe boards now! Good luck to everyone still waiting to exchange, you’re almost there0

21/10 - AIP
7/11 - Offer accepted on House/ Landlord notified that our plans have changed and asking to be let off the lease(he agreed providing someone can be found)
20/11 - Mortgage application submitted
26/11 - House valuation survey completed
27/11 - Mortgage approved!
28/11 - Solicitor requesting Proof of deposit by way of bank statements.
4/12 - Solicitor sent more info including Fixtures and fittings form and Property info form.
- First round of enquiries letter also sent to sellers solicitor
- Informed searches have been done and awaiting responses plus do we want any of a selection of further searches done.
21/12- more searches back with no response from sellers Sol re equiries
18/01 still no response from sellers Sol regarding searches. EA being asked to chase by our SoL
22/01. Letter from Sol which included copy of title deeds with covenants which were pretty normal except that we have to keep a bush or tree in the front garden at all times!
- Aparently probate is still being applied for and not been granted yet. Once again the EA is proved wrong about the seller! We were told it's all sorted and in place
- Electrical installation survey included in lastest paperwork drop dated 15/01 as original paperwork for work done in 2017 lost. House is 'Unsatisfactory' but list of reasons why is really barely an issue and will take me an afternoon to fix so no problems there.
7/02-Another Email yesterday from our Solicitor stating they are still trying to get a response from the Sellers Solicitor in regards the Enquiries that were sent to them on the 4th December!
19/02- EA for Vendor rings to ask hows it's going. Mention we are getting 'disenchanted' with it and have started looking for alternatives.
EA states that he has spoken to the Vendor to find out whats going on as he couldnt believe probate hadn't been sorted yet. Told me he had originally valued the house 6 months prior to it going up for sale when the guy originally inherited it. Apparently there is also a property in spain he also got and because it's not in the UK he has been arguing over having to pay IHT on the estate hence no probate!
20/02 - Another update from EA. Probate should be dealt with this week and the Vendor want completion by 1st March with exchange by this friday(22nd feb!!!!) as he doesn't want to pay to renew the buildings insurance! Fat Chance of that happening!
His solicitor still hasn't responded to the first round of enquiries from 4th december, we have no contract to sign yet and it'll take a few days to send the money over!
However on the bright side it looks like things are possibly moving in the right direction! albeit slowly! :j:j
Spoke too soon.
27/2 - Solicitor emailed saying finally got a response from sellers Sol but not happy with response especially as not able to provide proof of building reg compliance for windows so wants indemnity policy.
I reckon his could become a sticking point as he 2 weeks ago wanted completion by 1st march so he doesn't have to renew his buildings insurance!
8/3 - 2 Weeks further along and EA has today got an update that the probate has finally been applied for last week and should be all done next week. No news on the indemnity policy yet.
We are now at just over 18 weeks for a no chain simple easy sale!!!
Now at 21 weeks and 4 weeks since probate was finally applied for only to be told today by our solicitor that there has been complications with the probate application and that they wont even respond to the last enquiries until probate has been granted. EA is about to be told we are happy to carry on with the purchase but until they are actually in a position to sell the house we will go back to looking for alternative houses:mad::mad::mad:
P!ssed off doesn't even begin to describe our feelings at the moment!!:mad::mad::mad::mad:
1/05- 25 weeks and still no progress. Now getting warnings from mortgage lender that application expires and after ringing them no chance of extending it so will need Tom do a full application again!
We've been looking for other houses including a completely different area and my GF seems quite happy with the idea of movingly somewhere else. Seems to be a slightly worse commute for her but socially it work seems better. All means unless the current seller pulls his finger out and completes before 26th may then he's going to need to seriously incentivise us to go through it all again!:mad:
21/05- Officially 7 months from Initial AIP to no and I think it is fair to say it isn't going to happen by the end of the week. So as of friday this week our mortgage offer will expire with no extensions possible on it. We have no real idea what to do as we still want the house so will have to reapply however we are not sure there is any point while probate still hasn't been sorted. However with the current market we think it could be a good opportunity to try and get a better price but then risk the seller pulling out(And yes I realise the irony in that considering he isn't actually allowed to sell the house atm anyway!!)
31/05 - Mortgage expired, EA informed we will not be reapplying for a new one until the vendor is actually able to proceed having been granted Probate.
Continuing to view all new houses that appear on the market in the area just incase we find something better but nothing has ticked all the boxes like the original house just yet so we continue to wait. Those who risk nothing, Do nothing, achieve nothing, become nothingMFW #63 £0/£5000 -
Just spoken to my conveyancers they've gone back to the sellers sol this morning, as there's several items they are still waiting to receive including:
Approval of contract
Approval of transfer
Point 4, documentary evidence the seller is linked to the property
Electrical installation certificate
The commissioning report for the boiler
Confirmation the property is free from any temporary /permanent structures over the sewer
Obviously we're back waiting now until this all arrives which is incredibly frustrating for me, having been told everything had been returned. The EA has been contacting me expressing disappointment it's taken this long, when the whole time the sellers have still not sent some pretty important bits.
I wanted to exchange by end of month if not complete...
It's the end of the month, and the sellers sols 'returned everything'. So it goes into the queue to be looked at, and today 3 days after they get the email I contact the sols (I've been ringing every day) and... Only one of the 5 items was returned.
I'm so stressed, why tell us everything should be dealt with when it's blatantly not been done?!
Who knows at this point when we're gonna exchange or complete, my conveyancers won't send any of the pack etc until they can send everything.
I have a date with a bottle of wine tonight I think, I was hoping to have positive news by now. Its a non probate no chain vacant house being sold to us as ftbs, offer was accepted almost 3 months ago now!¤ £25k paid off with Stepchange DMP ¤ Debt Free 01/09/17 ¤¤ Saving for a house deposit by '19 ¤ Savs @ £20,000 ¤

It really sucks and I can actually feel the stress of what you are actually going through from my latest move... I have over 20 previous moves I kid you not and this latest was the hardest, no chain, no finance, empty house .. I will have to move again in a few years but if anyone says to me the next time they are chain free and I look at an empty house I will look at at least 3-4 months before completion
Hope your stress comes to an end soon0 -
It's so unnecessarily stressful, and the lack of control is so frustrating. I swear if it were up to me everything would be done a lot faster!¤ £25k paid off with Stepchange DMP ¤ Debt Free 01/09/17 ¤¤ Saving for a house deposit by '19 ¤ Savs @ £20,000 ¤
