    The seller ought to get a copy of the installation cert for you, if all is in order it's cheap to do online, but at least you can find out when one was last registered (you'd need to check it was the same boiler, of course).

    We have checked the Gas safe register and unfortunately the Boiler isn't registered.



    We are seeing the solicitor on Monday to do paperwork etc but we are making it clear we aren't proceeding until we have a gas safety certificate for the boiler. This was mentioned to the Vendor back in March so there's no excuse for not getting one.



    I'm pretty concerned that the reason a gas safety check isn't being done is that no certified plumber will touch it due to the lack of original certification etc

    It's the end of the month, and the sellers sols 'returned everything'. So it goes into the queue to be looked at, and today 3 days after they get the email I contact the sols (I've been ringing every day) and... Only one of the 5 items was returned.
    I'm so stressed, why tell us everything should be dealt with when it's blatantly not been done?!
    Who knows at this point when we're gonna exchange or complete, my conveyancers won't send any of the pack etc until they can send everything.

    I have a date with a bottle of wine tonight I think, I was hoping to have positive news by now. Its a non probate no chain vacant house being sold to us as ftbs, offer was accepted almost 3 months ago now!

    im in the same boat, vacant property, no chain, and I now have until Wednesday to complete before my certificate expires. 6 months its taken for the seller to renew the lease on the flat. The seller and his solicitor need a rocket up them...

    Went to see our solicitor today to sign all our documents.



    Have to admit I walked away not feeling to positive. She opened by warning us that they have had difficulty with our vendors solicitor in the past who are notoriously poor (having now read their reviews I'm even more alarmed as they sound absolutely shocking) I don't think she was supposed to really tell us her opinion but I think she was just being honest and upfront with us in case we get let down.



    She's asked us to hold of sending money for now because she has so little confidence in the vendors solicitor and because of the ongoing boiler issue and an issue up the chain in respect of deeds things are inevitably going to be delayed.


    Our mortgae offer doesn't run out until august but the way things seem to be progressing I really can't see this being sorted and given we have been getting messed about so much I don't think I will be reapplying either. I'd rather walk away and look for something else than be taken for a ride any longer.

    First time selling and buying in one transaction. We've both bought previously.

    I'm learning that I'm very impatient and a bit of a control freak :rotfl:

    My timeline is as follows:

    08/03 House marketed
    11/03 Accepted offer on our house (cash buyers)
    11/03 Solicitors instructed for sale
    26/03 Draft sale contracts received
    02/04 House viewed (no onward chain)
    02/04 Offer made
    03/04 Offer accepted
    03/04 Requested instruction pack from solicitor
    08/04 Mortgage application submitted
    08/04 Buyers full structural survey conducted on our house (no issues)
    09/04 Extra documents sent to mortgage company
    11/04 Instruction pack received from solicitor
    12/04 Mortgage offered subject to satisfactory lender valuation
    12/04 Draft sale contracts signed and returned
    18/04 Lender valuation conducted
    Loooong wait over Easter weekend…. :o
    24/04 Formal mortgage offer issued
    25/04 Instruction pack signed and returned to solicitor
    25/04 Solicitor instructed to undertake searches
    25/04 EA advises the buyers searches are back and solicitor has approved contract and legal title. Enquires on legal title sent to our solicitor
    03/05 Full structural survey conducted
    Loooong wait over Bank Holiday weekend…. :o
    09/05 Survey report received (no issues)
    10/05 Survey report sent to solicitor to check a couple of legal issues raised
    10/05 Progress update request sent to solicitor via email as cannot get hold of her on the phone and she hasn't returned my two calls this week :mad:

    Hoping for a mid June completion.

    Beginning to get annoyed at all these bank holidays :p

    Thinking of getting removal quotes next week - too soon?

    21/05 Complaint raised with the Firm over our inept conveyancer i.e. radio silence, lack of communication and lack of progress. We were told inept conveyancer was on holiday :mad::mad: However, our EA then contacted us to say they'd been told she was off work due to a serious short term illness...... :mad::mad::mad: DF kicked off big time :eek: and asked for an explanation of where our file was up to. We were told the searches hadn’t been sent, even though we’d returned the paper work and paid the monies on 25/04 AND were told by the inept conveyancer that they'd been sent!!! Lied to on many fronts its seems :mad:

    So....

    23/05 Head of Conveyancing immediately starts work on the file and sends for searches. Direct communication with new conveyancer and legal secretary established.
    28/05 New Memorandum of Sale issued for buyer and seller - now their solicitors can pester our new conveyancer to their hearts desire :rotfl:
    28/05 Declaration of Trust instructions and Building Survey resent to new legal secretary
    29/05 Queries received from buyers solicitor (they had been sent 26/04 :mad:)
    30/05 Contact received from a solicitor in the firm about setting up the declaration of trust
    31/05 Queries returned to solicitor
    03/06 More queries from buyers solicitor received and returned
    04/06 Mortgage deed received

    Things are now progressing but we've lost at least 4 weeks due to the inept conveyancer. Made worse by all the bank holidays and easter break. Buyers getting twitchy and want to complete by third week of June. Fat chance!!

    As we've been lied to about the progress of our file and have been told conflicting reasons for the inept conveyancer's lack of communication / progress, we're thinking of asking for a discount on the fees. Anyone had any success with this?

    Wishing for exchange. Dreaming of signing a contract, any contract will do at this rate!!

    Probably not, it's still within the realms of being quite early days and can probably still complete on time so I think after completion put it down to experience and enjoy the new house

    Reserved our new build July 2018
    Mortgage application went in April 2019
    After ALOT of set backs - mortgage offer received 30th May!

    When my mortgage application went in I instructed solicitors, as our house was due to be ready in July! searches came back really quickly! Contracts have been signed and sent back & I was really finally looking forward to getting our keys next month.

    Today - I find out our house has now been pushed back to September:(

    As I’m a FTB I’m confused now as to what the next step is? Will we still exchange this early or will we now wait until closer to the time?

    We've had confirmation yesterday our lender is happy to proceed following our explanation of why we're paying over their (overly cautious) valuation.

    Having spoken to the EA a lot in the last few days, I've seen what the sellers sols have sent. Shockingly, I think there's slack people on both sides, and that my lot might be the worst. Which is fun!

    There's a few things outstanding still from enquiries, tho the person I spoke to seemed to think it was just a few bits that need tidying and sounded fairly positive. That all depends if their sols can get the stuff obvs, and it has taken 2 days and 3 requests for them to send the email asking for things. :rotfl:

    I am very tentatively hopeful that if these things can be resolved swiftly we may be able to exchange end of next week. And complete the following week. I know simultaneous ex & comp is possible but I just l checked costs and I'm not giving them any more £ than I have to! ;)
