now that i know i can get the mortgage, this is when the middle of the night wake ups have started! survey next i think i will feel better after getting this back
My other half was like that - he worried about the mortgage, then we got it; worried about the survey, then it came back fine. Now he is more relaxed and finally indulging himself in what will hopefully (!!) be our new home / life. I've done all that indulging already, as my Pinterest boards and paint samples go to show :rotfl: However, I'm now the one stressing about getting to exchange and worrying about all the legal stuffHe seems to think all the big hurdles are over! :rotfl: Keep on keeping on!

May I join in please? Here is my timeline although some of the earlier dates may be incorrect as I've tried to blot it out of my mind.
October 2017 - house went on the market
July 2018 - buyers' offer accepted
July 2018 - vendor accepts my offer
July-October 2018 - usual paperwork/survey etc
October 2018 - buyers drastically reduce their offer to a point where I can't afford to proceed with my purchase. This was just prior to exchange of contracts and I strongly suspect buyers had this planned all along. My estate agents were worse than useless and advised me just to accept the reduced offer. Wouldn't listen to me when I said I couldn't afford to move. Stalemate. Sale of my house falls through. My vendors kindly allowed me time to find another buyer but no joy.
November 2018 - take my house off the market and modernise it
14 March 2019 - my house goes back on the market at higher price than before and offer is received and accepted in less than 24 hours
25 March 2019 - I view another house, make offer which is accepted
April 2019 - survey on my next house reveals a few problems, offer reduced and accepted
April/May 2019 - usual paperwork etc. No problems but solicitors just going at their own pace
Today - waiting to sign contract. Going on holiday on Saturday 18th so had hoped to have signed my contract prior to this so exchange can take place whilst I'm away if possible. Doesn't look like that's going to be happening but still hoping for exchange and completion sometime in June.0 -

I feel they are not the most proactive of companies. We were hoping that we could have been moving over the May bank holiday but hoping for sometime in June. Both parties have no chain.0

We're no further along yet, didn't get all the enquiries etc from the sellers solicitor til friday so I've been advised I should hear back by Wednesday. Do you mean searches or surveys? Ten days is quick for searches. Indeed, in some places the LA will do them in 10 days, but in others they don't, they can take a good bit longer if other posters here are to be believed. If they are not back in 10 days, it may not be the solicitor's fault. Did the solicitor tell you ten days was the norm in that area? (Surveys you organise yourself, as a rule.)
Sometimes searches raise other queries, like environmental things, radon etc, which you may wish to do, taking further time.0 -

20/03 AIP issued by Halifax, viewed many properties before puting an offer
10/04 Put an offer on property we liked and offer rejected.
11/04 Increased our offer. Offer Accepted
11/04 Solicitors instructed, Property marked as SOLD STC.
12/04 Application put in by MB but lender was Santander. Received text at 17:00 from Santander (We are pleased to receive your mortgage application)
16/04 Called MB for an update and he said that MB has received query, lender has asked for more proof of address I forwarded him the Council Tax Bill / Water Bill / Driving Licenses he has forwarded the same to lender. MB also told me the valuation has been instructed,but we have not received any message from Santander regarding that.
24-04-2019 Valuation done.
25-04-2019 Offer message received from Santander that mortgage offer has been issued.
Here is my time line with solicitor
15/04/2019 File Opened, Purchase Client Care Letter Sent
17/04/2019 Client has advised that he would like to wait until the valuation has been done until he returns the paperwork to us
17/04/2019 Memornadum of Sale received from Estate Agents, Contract pack requested from Sellers Solicitors

30/04/2019 Searches returned: EnviroSearch Residential
30/04/2019 Searches ordered: EnviroSearch Residential
30/04/2019 Searches ordered: Regulated Drainage & Water Report

08/05/2019 Mortgage deed to be reposted to client along with informing lender of occupier

Its a PIN drop silence from solicitors side,
We are waiting for Building survey report to be emailed to us on back on May 23
Any idea at what stage solicitor will send us paper work , pre- contract, sellers property information form, sellers furniture and fixture content form etc as seraches are back with them already.

21/10 - AIP
7/11 - Offer accepted on House/ Landlord notified that our plans have changed and asking to be let off the lease(he agreed providing someone can be found)
20/11 - Mortgage application submitted
26/11 - House valuation survey completed
27/11 - Mortgage approved!
28/11 - Solicitor requesting Proof of deposit by way of bank statements.
4/12 - Solicitor sent more info including Fixtures and fittings form and Property info form.
- First round of enquiries letter also sent to sellers solicitor
- Informed searches have been done and awaiting responses plus do we want any of a selection of further searches done.
21/12- more searches back with no response from sellers Sol re equiries
18/01 still no response from sellers Sol regarding searches. EA being asked to chase by our SoL
22/01. Letter from Sol which included copy of title deeds with covenants which were pretty normal except that we have to keep a bush or tree in the front garden at all times!
- Aparently probate is still being applied for and not been granted yet. Once again the EA is proved wrong about the seller! We were told it's all sorted and in place
- Electrical installation survey included in lastest paperwork drop dated 15/01 as original paperwork for work done in 2017 lost. House is 'Unsatisfactory' but list of reasons why is really barely an issue and will take me an afternoon to fix so no problems there.
7/02-Another Email yesterday from our Solicitor stating they are still trying to get a response from the Sellers Solicitor in regards the Enquiries that were sent to them on the 4th December!
19/02- EA for Vendor rings to ask hows it's going. Mention we are getting 'disenchanted' with it and have started looking for alternatives.
EA states that he has spoken to the Vendor to find out whats going on as he couldnt believe probate hadn't been sorted yet. Told me he had originally valued the house 6 months prior to it going up for sale when the guy originally inherited it. Apparently there is also a property in spain he also got and because it's not in the UK he has been arguing over having to pay IHT on the estate hence no probate!
20/02 - Another update from EA. Probate should be dealt with this week and the Vendor want completion by 1st March with exchange by this friday(22nd feb!!!!) as he doesn't want to pay to renew the buildings insurance! Fat Chance of that happening!
His solicitor still hasn't responded to the first round of enquiries from 4th december, we have no contract to sign yet and it'll take a few days to send the money over!
However on the bright side it looks like things are possibly moving in the right direction! albeit slowly! :j:j

27/2 - Solicitor emailed saying finally got a response from sellers Sol but not happy with response especially as not able to provide proof of building reg compliance for windows so wants indemnity policy.
I reckon his could become a sticking point as he 2 weeks ago wanted completion by 1st march so he doesn't have to renew his buildings insurance! :mad:
8/3 - 2 Weeks further along and EA has today got an update that the probate has finally been applied for last week and should be all done next week. No news on the indemnity policy yet.
We are now at just over 18 weeks for a no chain simple easy sale!!!
Now at 21 weeks and 4 weeks since probate was finally applied for only to be told today by our solicitor that there has been complications with the probate application and that they wont even respond to the last enquiries until probate has been granted. EA is about to be told we are happy to carry on with the purchase but until they are actually in a position to sell the house we will go back to looking for alternative houses:mad::mad::mad:
P!ssed off doesn't even begin to describe our feelings at the moment!!:mad::mad::mad::mad::mad:
1/05- 25 weeks and still no progress. Now getting warnings from mortgage lender that application expires and after ringing them no chance of extending it so will need Tom do a full application again!
We've been looking for other houses including a completely different area and my GF seems quite happy with the idea of movingly somewhere else. Seems to be a slightly worse commute for her but socially it work seems better. All means unless the current seller pulls his finger out and completes before 26th may then he's going to need to seriously incentivise us to go through it all again!:mad::mad:
21/05- Officially 7 months from Initial AIP to no and I think it is fair to say it isn't going to happen by the end of the week. So as of friday this week our mortgage offer will expire with no extensions possible on it. We have no real idea what to do as we still want the house so will have to reapply however we are not sure there is any point while probate still hasn't been sorted. However with the current market we think it could be a good opportunity to try and get a better price but then risk the seller pulling out(And yes I realise the irony in that considering he isn't actually allowed to sell the house atm anyway!!)Those who risk nothing, Do nothing, achieve nothing, become nothingMFW #63 £0/£5000 -

We received the seller’s property form along with the contents and fittings before the searches were even ordered, then we gave the go-ahead soon after assessing the forms as we were happy with it all.
It’s good that your solicitor has pushed the searches through, I’m sure the seller forms will be sent to you soon. To be fair I kept them on their toes and asked the EA to talk to the seller as my solicitor said they had not returned any of the documents... so got it all through 2 days after that!
Now just waiting on the local authority search to come back (lead time in this area is 5-10 days); had the environmental and water/drainage back ready; survey was done today and mortgage offer all sorted.
Our offer was only accepted on the 1st May so... so far so good!

Being chased by the sellers via the EA, as they've got contracts ready and want to set up exchange date - have we returned our contract yet? Erm nope, the conveyancers only got all enquiries in on Friday (according to them) and when I run them today to chase, they hadn't reviewed our file yet. I've confirmed it'll be looked at today and will get a confirmation email if the pack is ready to be issued. We need to get it back as we need to at least exchange before the end of the month.
