    Hi all, I am a FTB purchasing a chain free flat, and, like you, am Waiting To Exchange. I'm tearing my hair out!! We've been told we will be exchanging every week for the past four weeks. I'm posting here to stay sane and get some perspective :) Originally we were told a move over Easter weekend would be realistic as the property we are buying is empty and both us and the seller are in a rush to move... but Easter weekend came and went and still no exchange.

    This is our timeline so far:

    Mortgage offer in principle 16/01
    Flat viewed 25/02
    Offer made 26/02
    Offer accepted 04/03
    Solicitors instructed 04/03
    Mortgage application submitted to Nationwide 08/03
    Lender valuation conducted 11/03
    Draft contract papers received 14/03
    Solicitor starts local searches 15/03
    Mortgage offer issued 22/03
    Full structural survey conducted 01/04
    Received solicitors legal report 04/04
    Returned fixtures and fittings forms 05/04
    Enquiries sent to seller 06/04
    Replies to enquiries received 16/04
    Further enquiries sent to seller 17/04
    Solicitor informs lender of history of subsidence on property 17/04
    Replies to further enquiries 29/04

    Hi All,

    waiting to move house and this is our first time selling. we are buying my partners parents house so is a concessionary purchase. I am not sure if this will hold things up! should be a very small chain as a cash buyer is buying a maisonette and parents are going to be cash buyers.

    My timeline is as follows:
    November - Property on Market
    27/03- offer on our property
    29/03 - offer accepted
    30/03 - solicitors instructed
    10/04 - new solicitors instructed as we both had the same solicitors
    24/04 - solicitors instructed on the purchase
    08/05 - sent back answers and boiler was services as requested by sellers

    valuation due 10/05 - very hinged on the valuation as this will determine our deposit size as a concessionary purchase!


    have not heard anything back as yet about searches etc and we are still awaiting for draft contracts to be sent from other solicitors.

    no idea of expected dates of exchange as yet but can imagine our sale going through pretty quickly but unsure of the purchase. we will be moving into said house whilst the purchase goes through.

    Hi all,

    Finally daring to join this thread as we have just had confirmation our mortgage application has been approved and formal offer letter will be issued early next week... we are first time buyers and the seller has no chain so one could think it should go relatively smooth!!

    - 27/04: property's first viewing
    - 28/04: put an offer
    - 30/04: second viewing while "pseudo-rejecting" our offer
    - 30/04: final offer made
    - 01/05: offer accepted, house taken off the market, solicitors instructed and initial chat with mortgage broker
    - 02/05: memorandum of sale issued by EA
    - 03/05: full mortgage application submitted and valuation booked
    - 07/05:valuation takes place and we return initial forms and IDs to solicitors and pay initial fee
    - 07/05: independent full building survey instructed (booked for 21/05 due to vendor's access)
    - 09/05: mortgage broker confirms valuation has been received by lender and no issues reported.
    - 10/05: mortgage broker confirms mortgage application has been accepted and we are just in the "queue" for the official mortgage offer letter to be issued.
    - 10/05: email sent to EAs to give him an update on our mortgage offer and also trying to get an update on where the vendor is at since they have not returned any paperwork yet.

    This is as far as we have gone but so far so good considering it has been a little over 1 week since we had the offer accepted, and with a bank holiday in the middle!

    However our solicitor has confirmed they are yet to receive the draft contract from seller's solicitors so they cannot proceed any further or launch searches until this is received... so now a waiting game.

    Some very speedy ones here, which is nice to hear for a change.
    We're in month six, with vendors merrily heading to court for a second time (last time took nearly three months). We've spent over 2 grand on surveys, searches, etc, and the house is still not even down as SSTC....
    Lucky we have no chain behind us, eh?

    First time selling and buying in one transaction. We've both bought previously.

    I'm learning that I'm very impatient and a bit of a control freak :rotfl:

    My timeline is as follows:

    08/03 House marketed
    11/03 Accepted offer on our house (cash buyers)
    11/03 Solicitors instructed for sale
    26/03 Draft sale contracts received
    02/04 House viewed (no onward chain)
    02/04 Offer made
    03/04 Offer accepted
    03/04 Requested instruction pack from solicitor
    08/04 Mortgage application submitted
    08/04 Buyers full structural survey conducted on our house (no issues)
    09/04 Extra documents sent to mortgage company
    11/04 Instruction pack received from solicitor
    12/04 Mortgage offered subject to satisfactory lender valuation
    12/04 Draft sale contracts signed and returned
    18/04 Lender valuation conducted
    Loooong wait over Easter weekend…. :o
    24/04 Formal mortgage offer issued
    25/04 Instruction pack signed and returned to solicitor
    25/04 Solicitor instructed to undertake searches
    25/04 EA advises the buyers searches are back and solicitor has approved contract and legal title. Enquires on legal title sent to our solicitor
    03/05 Full structural survey conducted
    Loooong wait over Bank Holiday weekend…. :o
    09/05 Survey report received (no issues)
    10/05 Survey report sent to solicitor to check a couple of legal issues raised
    10/05 Progress update request sent to solicitor via email as cannot get hold of her on the phone and she hasn't returned my two calls this week :mad:

    Hoping for a mid June completion.

    Beginning to get annoyed at all these bank holidays :p

    Thinking of getting removal quotes next week - too soon?

    We're still waiting.



    Offer was accepted in January.

    Mortgage was offered the same week.

    Solicitor instructed at the start of February and our survey was completed at the same time.



    Searches completed at the start of March.



    Since then we are just being told that our solicitor is waiting for responses to enquiries from the vendors solicitors.


    Chain wise our Vendor is buying an empty premises so not sure what the delay is and starting to get a tad frustrated now!

    03/05 copy of enquiries letter sent to us

    Will be providing proof of deposit next week (was waiting for my next bank statement to roll around) really hoping their sols act promptly on the enquiries and get the electrical safety cert sent back so we can exchange and set completion.

    Ideal scenario is we can move over next bank holiday weekend, not holding my breath tho!

    Nothing back yet on the enquiries, our solicitors have chased twice so far, and emailed to say if they don't get anything off the next chase they may contact the EA.

    It could be delayed because they can't find the relevant certificates... But it did take them a month to pass other stuff to our sols from point of signature so I don't know!

    Hate waiting, I'm terrible at it. just want an exchange and completion date and to be able to give notice / book the time off!

    How annoying is the waiting. Horrible. We are waiting for vendors sols to update and its taking an age
