Ouch, just a heads up as someone who is also buying a property and awaiting for probate to be granted, due to changes this year (April 2019) where probate fees are going up, there was a flood of applications of probate prior to this date which has resulted in a backlog at the probate offices. This has turned a typical 2 week turn around time to around 6 weeks (i.e. up to 4 weeks delay). Thought I'd mention it so you can work around this.
If it was 6 weeks we'd have had it granted 2 weeks ago! 8 weeks and counting from application now as far as I know.Those who risk nothing, Do nothing, achieve nothing, become nothingMFW #63 £0/£5000 -

It all seemed quite relaxed this morning with the authority to proceed and statements issued from the solicitors of just how eye-watering the final bill was. Fast forward to 4:30 when exchange still hadn’t happened as they couldn’t get hold of the buyers solicitorAt this point I’m well and truly done! However a miracle happened and we exchanged at 5 to 5 :eek:
It still doesn’t feel real to me at the moment having waited so long and it all ending up so last minute. We complete next Friday so the bank holiday is excellent timing although I’m really 90% packed already.
Building insurance is sorted, now for mail direction, utilities etc

12/02/19 - offer made, suggested slight increase would secure
14/02/19 - offer accepted - solicitor instructed
25/03/19 - full mortgage offer received
01/04/19 - searches all complete, appointment with my solicitor to go through all the paperwork
17/04/19 - request for deposit from my solicitor
30/04/19 - transfer deposit over for my purchase
Now in state of complete limbo as I need to be removed from the title deeds of old marital home for remortgage into ex husbands name. He has his new mortgage offer, issued over 2 weeks ago. No update at all from his solicitors regarding the TR1 form that needs to be completed. Literally no idea when I will ever get to completion.0 -

20/03 - Survey done
21/03 - Kensington request proof of deposit source, and surveyor requests Damp & Timber survey ASAP.
02/04 - Damp & Timber report in, submitted to Kensington
10/04 valuation back finally, with a retention due to the work needed.
11/04 Negotiated a discount on the price for work,case going back to Kensington underwriters.
17/04 Mortgage offer issued.
Sols confirmed searches have gone off but we're looking at end of May onwards for completion. Chain free so fingers crossed!
01/05 Searches back, enquiries raised by Sols
02/05 Received fittings list, property information form and title plan
03/05 copy of enquiries letter sent to us
Will be providing proof of deposit next week (was waiting for my next bank statement to roll around) really hoping their sols act promptly on the enquiries and get the electrical safety cert sent back so we can exchange and set completion.

Hi all, was recommended to this thread/forum by a friend as we're currently going through the selling/buying process and it's all I can think/talk about so glad she pointed me to this specific thread!
It's funny because any other time of the year that there is a bank holiday, I want it to last forever, however when you're selling/buying, you can't help but think of the 'lost day' that solicitors/banks could be doing their bit to help things move along. Still, I'm trying to enjoy myself and enjoy the 3 day weekend!
For us, it all seems to have gone along quite nicely.
10/04 - listed our property
12/04 - accepted offer (buyer with no chain)
24/04 - had offer accepted on house we like (no onward chain)
01/05 - broker submitted our mortgage app
03/05 - our EA phoned us to inform us our buyers mortgage has been offered
We're literally waiting for our mortgage offer (fingers crossed) and for solicitors to do their bits. It's all gone so smoothly and effortlessly... I may live to regret saying that! I just don't really know when to start packing things up that we don't need, is that tempting fate?
I'm just wondering, realistically how long could it be before we could exchange?
Our broker said to us to expect an offer within 4 weeks but late on in the day that he submitted our app he said he had spoken with the underwriter and that payslips and bank statements were all ok and he seemed to think that it would now only take a couple of weeks. I don't really understand the mortgage app side of things and the order in which banks/building societies process an application. I just hope it all carries along at the rate it's been going already. 21/10 - AIP
7/11 - Offer accepted on House/ Landlord notified that our plans have changed and asking to be let off the lease(he agreed providing someone can be found)
20/11 - Mortgage application submitted
26/11 - House valuation survey completed
27/11 - Mortgage approved!
28/11 - Solicitor requesting Proof of deposit by way of bank statements.
4/12 - Solicitor sent more info including Fixtures and fittings form and Property info form.
- First round of enquiries letter also sent to sellers solicitor
- Informed searches have been done and awaiting responses plus do we want any of a selection of further searches done.
21/12- more searches back with no response from sellers Sol re equiries
18/01 still no response from sellers Sol regarding searches. EA being asked to chase by our SoL
22/01. Letter from Sol which included copy of title deeds with covenants which were pretty normal except that we have to keep a bush or tree in the front garden at all times!
- Aparently probate is still being applied for and not been granted yet. Once again the EA is proved wrong about the seller! We were told it's all sorted and in place
- Electrical installation survey included in lastest paperwork drop dated 15/01 as original paperwork for work done in 2017 lost. House is 'Unsatisfactory' but list of reasons why is really barely an issue and will take me an afternoon to fix so no problems there.
7/02-Another Email yesterday from our Solicitor stating they are still trying to get a response from the Sellers Solicitor in regards the Enquiries that were sent to them on the 4th December!
19/02- EA for Vendor rings to ask hows it's going. Mention we are getting 'disenchanted' with it and have started looking for alternatives.
EA states that he has spoken to the Vendor to find out whats going on as he couldnt believe probate hadn't been sorted yet. Told me he had originally valued the house 6 months prior to it going up for sale when the guy originally inherited it. Apparently there is also a property in spain he also got and because it's not in the UK he has been arguing over having to pay IHT on the estate hence no probate!
20/02 - Another update from EA. Probate should be dealt with this week and the Vendor want completion by 1st March with exchange by this friday(22nd feb!!!!) as he doesn't want to pay to renew the buildings insurance! Fat Chance of that happening!
His solicitor still hasn't responded to the first round of enquiries from 4th december, we have no contract to sign yet and it'll take a few days to send the money over!
However on the bright side it looks like things are possibly moving in the right direction! albeit slowly! :j:j

27/2 - Solicitor emailed saying finally got a response from sellers Sol but not happy with response especially as not able to provide proof of building reg compliance for windows so wants indemnity policy.
I reckon his could become a sticking point as he 2 weeks ago wanted completion by 1st march so he doesn't have to renew his buildings insurance! :mad:
8/3 - 2 Weeks further along and EA has today got an update that the probate has finally been applied for last week and should be all done next week. No news on the indemnity policy yet.
We are now at just over 18 weeks for a no chain simple easy sale!!!
Now at 21 weeks and 4 weeks since probate was finally applied for only to be told today by our solicitor that there has been complications with the probate application and that they wont even respond to the last enquiries until probate has been granted. EA is about to be told we are happy to carry on with the purchase but until they are actually in a position to sell the house we will go back to looking for alternative houses:mad::mad::mad:
P!ssed off doesn't even begin to describe our feelings at the moment!!:mad::mad::mad::mad::mad:
1/05- 25 weeks and still no progress. Now getting warnings from mortgage lender that application expires and after ringing them no chance of extending it so will need Tom do a full application again!
We've been looking for other houses including a completely different area and my GF seems quite happy with the idea of movingly somewhere else. Seems to be a slightly worse commute for her but socially it work seems better. All means unless the current seller pulls his finger out and completes before 26th may then he's going to need to seriously incentivise us to go through it all again!:mad::mad:

We are in one of the many waiting stages.
I wish we could get an idea now of when we are looking at move date wise.
We signed the selling contract bit the other day and our buyers searches are due back Thursday.
The vendor hasn't had much of an update now for about 4 weeks.
She applied for searches a month ago and is moving in to a no chain situation so it ends with her
Was really hoping for a May move date
Any guesses??
