    13th March - First Viewing
    16th March - Second Viewing
    18th March - Offer accepted
    20th March - DiP from Nationwide
    29th March - Full application submitted
    3rd April - Solicitors instructed
    11th April - Valuation took place this morning and mortgage offer sent via text in the evening.
    12th April - Searches paid for (advised by solicitors to wait till offer received) and survey booked
    16th April - Survey completed
    18th April - Survey received (didn’t throw anything up I wasn’t expecting)
    Update:
    30th April - Searches returned
    10th May - Leasehold management pack returned

    Now waiting on ground rent and building insurance statements. I’ve informed my LISA provider of my intention to withdraw funds and the solicitors will contact them once my completion statement is ready. Getting closer, hoping to complete before the end of May...

    After a four month property search I'm so happy to be able to post here finally!


    2nd May - First Viewing
    8th May - Closing date and offer accepted
    [STRIKE]14th[/STRIKE] 15th May - DIP application with Skipton submitted and approved
    15th May - Written acceptance received - looking at a completion date of 5th July

    16th May - Full mortgage application submitted




    Still awaiting written acceptance of offer and my solicitor is currently in radio silence which I'm not too happy about. Mortgage advisor on the other hand is lovely and seems to be doing a great job so far.


    Update: Managed to get in touch with solicitor who I've been very unimpressed with so far - he did go through all my questions though so might be moving in the right direction. Seems to be a lack of communication between him and the (junior?) solicitor that'll be doing the grunt work on my purchase.
  • 14/05 Rang my sols today and the enquiries were received back yesterday. That plus our deposit stuff etc is in for review which should take a couple of days, and to quote the phone call 'if that's all okay we'll get the property report out to you to sign and return'

    I assume by property report we're talking contract pack, so if all is well next week we could set the completion date, so maybe the following week? *is hopeful*

    Thought I would join here as we've just had an offer accepted on our first house - finally! Started last year, didn't find anything, then personal things popped up towards the end of the year, so stopped looking. Started looking again about a month ago and noticed things are considerably slower here than a year ago with not a lot coming onto the market, especially towards the bottom end where our budget is. But it's looking up now! Getting a bit nervous reading some of these posts, but cross fingers everything goes ok, and the sale doesn't fall through for whatever reason. I haven't told anyone besides my parents that we're looking/have had an offer accepted as I am a little paranoid about things. Good luck everyone

    Valuation 11/05

    Feel the need to get a survey done for peace of mind and I have asked for quotes this morning. The valuation report valued the house a lot higher than what I have offered! got that back yesterday

    **update**
    Literally as I was leaving the house at lunchtime the post arrived and there was a pack from the mortgage company saying the application has been approved! eek and how quick? :T

    We're also waiting and it feels like it'll never bloody end! We started the process in January when we initially decided to move house but had to put our plans on hold due to my potential redundancy. I managed to secure a new role in the same company so the actual timeline is below:

    2/4 - Our house on market
    4/4 - House viewed and offer made for full Home Report value. Entry date proposed and agreed for 9th May. Email MA to discover he's left company and need to start all over again with a colleague. Appointment made for Saturday 6/4
    6/4 - We arrange DIP with Halifax through MA
    10/4 - We view a property
    11/4 - Offer made and accepted on other property
    17/4 - Mortgage offer received from Halifax
    1/5 - Sign mortgage offer and purchase price for our house with solicitor. Entry date confirmed for 9th May
    9/5 3.30pm - Solicitor calls to advise settlement won't take place tomorrow as our buyer has no mortgage in place! Apparently mortgage has been approved but buyer's sols are waiting on her mortgage offer coming through
    15/5 - Still waiting....

    My husband and I both had time booked off work to sort the move and along with losing those days, the two of us plus our 16 month old son are navigating a house full of boxes :(
    Luckily for us the house we're buying is vacant and needs to be sold as part of a marital split so they're happy to give us some time. I know they want the house sold so things can be settled but I'm not sure how long they'll continue to be happy with the delay and we could lose the house we're buying :mad:

    First time selling and buying in one transaction. We've both bought previously.

    I'm learning that I'm very impatient and a bit of a control freak :rotfl:

    My timeline is as follows:

    08/03 House marketed
    11/03 Accepted offer on our house (cash buyers)
    11/03 Solicitors instructed for sale
    26/03 Draft sale contracts received
    02/04 House viewed (no onward chain)
    02/04 Offer made
    03/04 Offer accepted
    03/04 Requested instruction pack from solicitor
    08/04 Mortgage application submitted
    08/04 Buyers full structural survey conducted on our house (no issues)
    09/04 Extra documents sent to mortgage company
    11/04 Instruction pack received from solicitor
    12/04 Mortgage offered subject to satisfactory lender valuation
    12/04 Draft sale contracts signed and returned
    18/04 Lender valuation conducted
    Loooong wait over Easter weekend…. :o
    24/04 Formal mortgage offer issued
    25/04 Instruction pack signed and returned to solicitor
    25/04 Solicitor instructed to undertake searches
    25/04 EA advises the buyers searches are back and solicitor has approved contract and legal title. Enquires on legal title sent to our solicitor
    03/05 Full structural survey conducted
    Loooong wait over Bank Holiday weekend…. :o
    09/05 Survey report received (no issues)
    10/05 Survey report sent to solicitor to check a couple of legal issues raised
    10/05 Progress update request sent to solicitor via email as cannot get hold of her on the phone and she hasn't returned my two calls this week :mad:

    Hoping for a mid June completion.

    Beginning to get annoyed at all these bank holidays :p

    Thinking of getting removal quotes next week - too soon?

    Finally spoke to our solicitor today and she seems to think that we will be able to exchange / complete in mid June. Famous Last Words :rotfl: That would be 10 weeks from offer to completion, which isn't too bad given that Easter and all the bloody May bank holidays have basically created 1 week of non working days.

    Also provided her with further details of our Declaration of Trust instructions and the survey results too. Nothing too complicated in either of those hopefully.

    Still waiting for searches to come back. Waiting, waiting waiting. ARGH!

    I can't remember exact date, but here is a rough draft
    October 2018 - our offer accepted on a flat (over 55s)
    October 2018 - house put on the market
    October 2018 - buyer offer accepted (FTB mortgage in principle)
    November 2018 - our seller pulled out
    November 2018 - our offer accepted on a flat (over 55s - vacant possession)
    December 2018 - Survey and Searches done
    January 2019 - completion set for 28th February
    February 27th - phone call from our solicitor 'the buyers solicitor not in a position to complete tomorrow and has not said when they will be ready'
    March 2018 - weekly emails from our solicitor to the buyers solicitor to get a completion date often ignored)
    March 31st - finally discover that buyer has lost his job and mortgage offer has been revoked
    April 1st - our house back on the market, offer from BTL cash buyer. EA had seen bank balance and got his solicitors details.
    April 19th - our solicitor answers all enquiries
    May 8th - buyers solicitor 'waiting for searches'
    May 14th - surveyor sent for BTL mortgage!
    Lucky our seller has been very patient, but I doubt we will ever move!
    Have asked my solicitor, but had no reply (I think she might be frightened to tell me) but do we now have to wait till the mortgage is in place before we exchange, or can the buyer use his money and get the mortgage after completion

    Still waiting, apparently bottom of the chain are getting twitchy, wanting it sorted by the end of May, still haven’t received the paperwork on purchase, with I was told I would receive over a week ago, the person who informed me of that, has now ‘left the business’ and I should have not have been told, that as they were still awaiting answers on enquires raised.

    I’ve got such a bad feeling about all of this, thinking it’s gonna go belly up.
    The chain below are looking at completing for the 24th May, that’s not going to happen, 8th May was the last date, they were all aiming for.
    Will it ever happen? I can cope with waiting, if I know it’s all definite. 😞
