  • Apologies in advance but I don’t have all the dates off the top of my head but really need to vent.

    We offered on the 28th of September and had the offer accepted on the same day and since then it’s moved pretty swiftly. We are first time buyers and there is no chain.

    About a week ago I got a call from the estate agent to say that the sellers will need to move on the 14th if this is to complete before Christmas - fine by us because at this point we just need to close our help to buy accounts and send deposit to solicitors.

    We closed our help to buy accounts and sent closing statements off at the end of last week and all is well or so I thought.

    Chased solicitors yesterday and turns out they’ve signed off our file and realised that they’re missing a building regulation document for a conversion! The estate agent then calls me to tell me that the seller is absolutely fuming and is considering pulling out! The last couple of weeks have been incredibly stressful so this just about pushed me over the edge.

    Seller has calmed down a bit and has managed to bring council’s 14 working day turnaround on the docs to 2 so hopefully exchange will happen at some point. At this point I really don’t care when I move in, i j us at want to exchange!

    Im still here awaiting exchange, was so close to being today but our sellers solicitors computer and phone systems went down today so we couldn't exchange. with any luck it'll be tomorrow for completion Friday 14th.

    So ready to move now

    We completed yesterday- should have been Friday but we got caught up in the Barclays issue and so couldn't do it in time.

    First viewing was 28th September, so 10 weeks all in- remortgaged our current property to buy and aside from a few hiccups went well.

    Will cross my fingers for you Sarah!

    Hahaha! No, actual fire. I’ve been told they were a traditional solicitor who worked solely on paper, and though my solicitor is modern and works off soft copies - they can’t just guarantee that my solicitors copies they send them are correct, so they have to start over.

    It’s one of those “you couldn’t make it up” stories. My solicitors, mortgage advisor and estate agent have all told me when people complain about “oh my vendors haven’t answered the phone so we haven’t exchanged” they will all tell them about the time that their client couldn’t exchange and had a 6-8week delay (not including Xmas!) because their vendors solicitor burnt down.

    I always say, if something bad happens hope it at least is a good story to tell.... :rotfl::T:rotfl:

    That is an awful situation , makes my predicament petty in comparison... I hope it all works out eventually and later when its all done you can come back here ad give that quote " you think you have it bad, this is what happened to me ........."
  • We were supposed to exchange yesterday but our buyers solicitor had the day off so that was that. Hoping to exchange today so we can complete Friday. We're living out of boxes at the moment so if Friday doesn't happen I don't know what we'll do. To make it worse our buyers will only complete on a Friday.

    Always amazes me when this happens... is there just one solicitor in the whole practice?

    I always have 2 so when ones away I have back up and I would never complete on a Friday .. Monday, Tuesday or Wednesday latest . things do go wrong on completion day and would hate to be stranded over the weekend .

    Thanks. Apparently his assistants were in but they couldn't get hold of them, I'm not quite sure what was going on. We have no choice on a Friday unfortunately as a management company is buying our house and they will only complete on Fridays.

    It's going to be another long day of waiting today.

    When you close the account, the balance of the account is instantly put in the account of your choice. So I could then instantly transfer that to my solicitor. The government bonus is claimed by the solicitor when contracts are exchanged - I don't know how long this takes, but this shouldn't be a part of the exchange deposit.

  • We were aiming for completion on Friday 14th at the vendors' request. Everything is ready from our side. We've been waiting for weeks for a firm date for exchange and completion from the vendors solicitor.
    Have just been told by our solicitor that the vendors' solicitor is still waiting for a LA search and for signed contracts, and still has given us no clue as to a date.
    I'm a little annoyed because I was really psyched up for the whole "in before Christmas" thing, but now we are almost certainly looking at January. It's lucky we're flexible. On the other hand, at least moving in January might be slightly less stressful, with no bank holidays or festivities in the way.
    Gonna have to find a new venue for our NYE party though! :doh:
