    Well I knew the "we are pulling out unless we exchange and complete by next Wednesday " conversation would be fired across.

    We have been waiting to exchange for the last five weeks but as we are buying an unregistered property although expedited it's taking it's time ..still only 9 weeks in but my buyer exchanged and completed last week (not sure I would have done) they are now in temp accommodation and have been pushing all the way along

    I'm not sure why some buyers think that by saying this will suddenly make the LR hurry up any more than they are doing considering we are nearly at the end of the process

    So now I have taken back control and stated quite clearly that if that is their wish then I will put my house back on the market this afternoon and instead of possibly another 4 weeks in temp accommodation, maybe a little less they will have to go into a 6 month rental situation costing a whole lot more

    As sad as I am at possibly losing my move back home after 4 years being away from family I have finally thrown the ball back and said " fine if that's what you want" but I'm moving on and won't be held to ransom and house goes back on the market in hours .

    There I feel so much better taking back control... trust me I'd love to be spending xmas in a house that needs complete modernisation, no cooker and possibly limited heating rather than staying here a long way from family if their was a remote chance of getting it done any quicker.

    I am moving from a smallholding so not a case of packing a few boxes, we have outside animals and machinery that goes with all that to arrange to be moved plus OH has a major heart condition so most is done by myself and others ....there rant over
  • The contracts have been signed and our searches are completed. Awaiting the clearance of the deposit cheque into my account...

    We would prefer a January completion so the first mortgage payment isn’t due until February, I’ve emailed to ask whether this affects the estimated date we have so far of second week of January (was told this yesterday as they were still awaiting searches) but no response as of yet. Would you say we’re still looking at January as everything appears to be pretty much finished?
  • We have withdrawn our offer. We got another update yesterday that said exchange won't take place t il next year. In the meantime we fell in love with another property and that offer has been accepted.

    Hopeful that this time round it will be less stressful! The main benefit to the new house is it needs very little work done, no, new bathroom or kitchen so we can essentially move straight in and keep some money in our savings.

    Well we didn't exchange today. We nearly did but top of the chain the solicitor is based in AUS and was missing 1 piece of paperwork and as it was about 3am there they were obviously closed. Our solicitors rang us to tell us this and disclosed there were 8 in the chain. We had been told 4 people in the chain as the 4th were moving into family, so wonder when they decided to go buy a house :mad:

    Anyway AUS solicitor has been emailed to request said paperwork to be emailed through so we can attempt to exchange tomorrow with completion Friday. I am not massively keen on this but I don't want to delay completion as we are all boxed up, Van booked, kids & animals taken care of for this Friday. My Dad has also booked the day to help hubby build furniture. Fingers crossed everything goes to plan tomorrow. Its been a very stressful 12 weeks.

  • We have finally managed to exchange. The whole process has taken 12 weeks from offer so not too bad really. It's still been massively stressful and I won't be doing it again! Good luck happytails, hope you manage to exchange today.

    Finally we have exchanged contracts today!

    August 2018 - Offer was accepted
    September - Mortgage approval all done and ready
    November - Person at top of the chain pulled out which jeopardised the whole chain, but family who were previously 2nd in the chain but now at the top agreed to rent to keep things moving.
    December - Exchanged contracts!

    I got my mortgage offer a while ago but haven't posted on here because I was dealing with a situation detailed below which I didn't want to think about when I didn't have to.

    The seller was hoping to complete before Christmas. That's looking unlikely now.

    Thurs. 08/11 - Offer accepted on house
    Thurs. 29/11 - Mortgage offer received
    This is abridged, the full timeline up to this point is available on the Awaiting Mortgage Offer thread.

    Fri. 30/11 - ISA funds (£37.5 This is about half my deposit) still not transferred 15 WD limit was up on the 28th. Several phone calls later determine that Oak North sent funds on the 19th by faster payment but Nationwide claim not to have received them. _pale_ Oak North offer to contact Nationwide to sort it out.
    Mon. 03/12 - Email solicitor to ask if he has received his copy of the mortgage offer and request he sends the LISA release forms. He confirms he has received mortgage offer and will report on it shortly.
    Weds. 05/12 - Email from Skipton asking me to confirm I want LISA funds transferred to solicitor. They will be transferred on the 6th. I really wasn't expecting it to be that quick.
    Thurs. 06/12 - After more phone calls Oak North finally manage to get response from Nationwide. They say they have found the funds and will get them allocated to my account.
    Mon. 10/12 - Funds still not allocated. Phone Nationwide who say the funds are in clearing and will be allocated the next day.
    Also chase solicitor as I haven't heard from him since the previous Monday.
    Tues. 11/12 - Funds still not allocated. Phone Nationwide who now say "We haven't received the cheque" There is no cheque!!! Too late to phone Oak North.
    Also receive email from EA saying that he heard from my solicitor at the end of last week and he said that he would report to me shortly and we were basically there.
    Weds. 12/12 - Phone Oak North who contact Nationwide who finally allocate the funds to my account.
    Thurs. 13/12 - Call solicitor since he still hasn't responded to my emails. He confirms they've received my LISA funds and says he is sending report to me today but has a couple of queries for the seller. EA was under the impression all the queries had been answered.

    So that's where I am. Sounds like it won't be too much longer which is good.

    Wednesday 05/12 HTB ISA closing document received and forwarded to solicitor
    Friday 07/12 Paid solicitor bill (fees and deposit)
    Wednesday 12/12 Got sick of no news, so put up my Christmas tree in anticipation of no move before xmas :xmastree: tempting fate...
    Thursday 13/12 OH's HTB ISA closing document received and forwarded to solicitor
    Thursday 13/12 Solicitor in touch that vendors are now ready and want completion this Friday (TOMORROW! :doh:) Not enough time for solicitor to sort HTB ISA bonuses between exchange/completion, so requested completion next week.


    So we had 10 days of "no news" and thought that meant that there were delays. Turns out we just weren't being informed of the vendors' progress, so it's now all ready to go, with very little warning! We've not even exchanged contracts yet so I was very surprised! Awaiting contracts, we haven't handed notice on our rental (30 days) or booked a removal van or anything like that. Hopefully they'll agree to a date next week :grin:
