We accepted an offer in June, since when the property has been empty. Currently waiting for the buyer to propose a completion date so your post gives me some hope.0 -
Time for me to join this thread. I've had an offer accepted and accepted an offer on mine this past Friday. Monday and Tuesday were spend in a flurry of paperwork for solicitors but now... we wait. Been on the market since September so feeling really ready to go even though we've only just begun, and absolutely paranoid that it will all somehow fall through. Christmas almost feels like a chore at this point, I don't even feel like decorating and this is normally my favourite time of year! I did buy a lovely little robin holding a sprig of holly, so that's something, but thank goodness my parents are hosting the family festivities this year. :laugh:

Mortgage advisor is currently sorting out our options for mortgages. - getting blood from a stone is easier than getting paperwork from my husband! Hopefully we can make a choice. tomorrow, we can put in up to 40% deposit but I don't want to plough all my money into the house, I'd like to keep a buffer ideally!0 -

I'm very pleased to be able to hop over on to this thread, from the waiting for offer thread today! Excited to move on to the next stage
Here's our timeline (I think we're lucky so far, as it's been quick!)
21/11 - AIP from Halifax
12/12 - after losing out of the first property we offered on, we viewed 'the one'. Offer placed, a bit of back and forth, upped our offer by £3000 and it was accepted. Property taken off market.
12/12 evening - made full application by telephone, passed credit checks and affordability and paid valuation fee.
13/12 - uploaded requested documents (payslips and proof of maintenance).
14/12 - answer some questions regarding extra income on payslips (holiday pay and shift allowance). Valuation is booked for 17th.
17/12 - Valuation completed. Call Halifax in the evening on the offchance it's been uploaded and find it has and value is the same as offer!
18/12 - MA tells us he has sent our application and valuation over for final checks.
20/12 - MA calls to say we have an offer in the post! Update solicitors that we're good to go on the mortgage front, phone call arranged for tomorrow to discuss timelines0 -
WE ARE EXCHANGING TODAY!
Deposit was paid yesterday, they’re requesting the funds from the mortgage company today which take 5-7 working days and with the Christmas hours being what they are, we’ve agreed completion for the 4th January.
Happy doesn’t even begin to cover it, though I’m dreading packing!
10 weeks and 5 days between seeing the house online and exchange, 12 weeks and 5 days between seeing it online and completion !

9/10 documents submitted to broker for aip - sent to underwriters
10/10 - agreement in principle received, viewed the house
11/10 - offer made and accepted
12/10 broker send lists of documents for full application
15/10 full application submitted to broker - awaiting tax credits letter to send to mortgage provider
18/10 - solicitors instructed, awaiting information pack
19/10 - tax credits letter arrives and sent to broker, broker checking application to pre emptively answer questions from the underwriters
19/10 - information pack received from sols
22/10 - full application sent to mortgage provider
24/10 - application comes back with query’s
26/10 queries answered
28/10 solicitors full instruction and payment
01/11 valuation instructed
05/11 valuation booked for 20th Nov
05/11 vendor and vendors solicitors change on memorandum of sale
06/11 contact sols to chase vendor change and find out what’s happening.
08/11 sale going ahead - sols awaiting contract packs
20/11 valuation survey
22/11 email from broker stating lender happy with the valuation and formal mortgage offer on way
26/11 sols email to say they are awaiting “contract papers and searches” from vendors sols
30/11 email confirmation of mortgage offer
06/12 our sols receive contract from vendors sols
08/12 queries raised and contract returned - awaiting our copy of contract
10/12 contract received
12/12 searches completed
15/12 contracts tr1 form signed and sent in
17/12 sols asked for proof of deposit -sent
18/12 sols asked for proof of transfer of deposit from gifters account to my own -sent
20/12 sols are now ready to exchange, requested deposit funds -sent over
21/12 EXCHANGE , mortgage funds are requested0 -
Can I join? Feels like I’ve been waiting forever, and not looking to complete until January 25th now, when was originally due to exchange 21st of December. Our buyer is divorcing and awaiting funds from the marital home.
18/11 - reserved property
20/11 - offer accepted on our property
22/11 - mortgage broker appointed
24/11 - solicitor instructed
26/11 - search fees paid
04/12 - buyers survey completed
05/12 - our survey completed
12/12 - mortgage offer received
13/12 - informed of delay
17/12 - HTB admin fee paid
So here we are, search’s done, surveys done, HTB all sorted, mortgage offer sorted and another month wait ahead. It’s frustrating, I just want to move now.0 -

Ditto here! We were to exchange on 20th. My Solicitors have been sending mails to the sellers solicitors since 18th to inform them that exchange could take place in the next couple of days.. and then at 3.45pm on 20th no news so my solicitors call them and are told they do not have the signed contracts and their office closes in 15 minutes for the holiday period until the 2nd!
Met with the sellers on sunday as previously scheduled a visit to do some measurements.. and seller was not even aware until friday morning because they did not hear anything from their solicitor.. they were assuming everything was signed already.. could be because we noticed a spelling error in the contracts which was rectified and sent to sellers solicitors on 10th December which was never forwarded to the client to sign! But hoping everything goes smooth for exchange on 2/3rd with completion a week later!

Thursday 13/12 OH's HTB ISA closing document received and forwarded to solicitor
Thursday 13/12 Both solicitors ready. Requested completion 21st Dec
Friday 14/12 Completion date of Friday 21st Dec agreed
Wednesday 19/12 Told that vendors' solicitor hasn't requested their mortgage funds to be released. Normally takes 5-7 working days with their lender so everyone concerned is incredibly annoyed at them.
Friday 21/12 Vendors' mortgage funds came through in the morning. Exchange and completion at 11:30am. Vendors' purchase completed at 1pm. Picked up keys once they'd moved out - at 8pm!

So pleased to have got it all sorted. Gave us the Christmas holiday to get moved in and start unpacking. 6 weeks and 5 days from offer to completion is pretty decent.Wedding savings Jan 19: £1.4k. Sept 19: £7.5k. Mar 20: £12.6k
