  • After the headache earlier this week of seller threatening to pull out, I can happily say that we exchanged today and will be picking up the keys tomorrow!

    When everything is less hectic I’ll make a post of our timeline to help out future readers of the thread!

    Last week my solicitor was submitting everything to lender/vendor's solicitor etc to confirm a completion date of this Friday (14th) with exchange this week too to make sure everything was done and dusted before Christmas.

    Today heard back from the seller's solicitor that they're still waiting on redemption figures from the seller's lender (apparently she's in arrears so it's a bit complicated) and also the freeholder's lawyers for the lease extension (for which everything is already done, just requiring signatures etc as it's due to happen on completion) are on holiday for Christmas from this week til the end of the year so they can't do their bit (of receiving the money for the extension).

    I'm waiting to find out now if there's any way if a pre-Christmas completion date is possible. I've been squatting at my friend's house for 4 months now. I wanted to be in my own place for Christmas. If I'm not, I've no idea what I'm doing.

    So definitely no completion today for me as the redemption statement has still no been received and so now it's too late before Christmas so possibly exchange next week and new completion date of 3rd Jan.

    Bad news - My mortgage offer runs out 31st Dec
    Good news - my broker has been able to arrange an extension in double quick time
    Bad news - the £1000 cashback I was getting with my offer if now off the table
    Good news - the rate is better.

    Now I'm just checking to see if negotiating to recoup that £1k is worth it, considering that none of the delays were my or my solicitors fault, with the risk that it might delay things even further. We'll see how things go next week.
  • after a week of waiting for confirmation, we have finally exchanged today and will complete Monday ! 7 weeks after the original agreed date. I have cried almost all day at the relief, Thank God it's almost over

    My house selling saga rumbles on. We waited 4 months for our buyer to get a mortgage offer, finally on 30th November Halifax decided it wasnt going to give him one after all. So we put our house back on the market. Then a week later 7 December buyer got back in touch to say tsb wanted to value the house as they were willing to give him a mortgage. So I said that was ok, but haven’t taken it back of the market yet and won’t till he has a firm offer. Haven’t heard a dickie bird from surveyors, but have seen buyers email from tsb assuring him it’s been passed to valuation team. Does anyone know how long tsb take to go out and value a property? I know to them it’s only Been a week or so, but this guy put his offer in on 10th July so it feels like forever to us. Interested to hear other people’s experiences with tsb valuations

    Just a quick one as I’m on a mini family break. We exchanged and completed Friday (which wasn’t the plan!!) out of our house at 12, didn’t get keys to new house until 4:30. Removal men were troopers. The couple didn’t leave it awfully clean and we found dog poo on the lawn. (I made sure I picked all ours up before we left ours and hoovered/dusted through and wiped all kitchen (incl cupboards) & the bathroom). So I’m cleaning very thoroughly as I go.

    We came away today for an over night for Christmas for the kids so I’m just getting into bed at the hotel now. Glad not to see boxes and mess today!

    Monday 03/12 Appointment with solicitor. Signed deeds and contracts ready for exchange/completion. Closed my HTB ISA.
    Tuesday 04/12 OH closed his HTB ISA.
    Wednesday 05/12 HTB ISA closing document received and forwarded to solicitor
    Friday 07/12 Paid solicitor bill (fees and deposit)
    Wednesday 12/12 Got sick of no news, so put up my Christmas tree in anticipation of no move before xmas. Tempting fate...
    Thursday 13/12 OH's HTB ISA closing document received and forwarded to solicitor
    Thursday 13/12 Solicitor in touch that vendors are now ready and want completion this Friday (TOMORROW! ) Not enough time for solicitor to sort HTB ISA bonuses between exchange/completion, so requested completion next week.
    Friday 14/12 Completion date of Friday 21st Dec agreed

    Still waiting for exchange of contracts, but looks like it might happen today. Then due to complete on Friday! Friday would not be my day of choice, especially 4 days before Christmas, but still better than waiting until January.

    If it goes ahead as planned, that'll be 6 weeks and 1 day between offer and exchange. 6 weeks and 5 days between offer and completion. Not bad going!

  • So after starting the process in May I exchanged today and complete tomorrow :j
    Relieved is an understatement!! My first home by myself! I feel a sense of accomplishment at the moment! Lots of blood, sweat, tears and stress getting to this point.

  • Still waiting for contracts. Seller's solicitor seems to be the problem. They have applied for mortgage funds to be released just 2 days before intended completion, when it apparently usually takes 5-7 working days. I will be so surprised if Friday works out. :angry::wall::(

  • 05/11 - offer was accepted
    14/11 - mortgage offer
    22/11 - all searches by our solicitor complete.
    29/11 - homebuyers report received
    Then a wait for seller's solicitor to answer queries. Everyone frustrated as sellers wanted to be out before Christmas. Sellers finally kicked them up the bum.
    18/12 - enquiries settled. Contracts signed.
    19/12 - monies paid to solicitor, notice handed in to our landlord/housing association. (We are prepared for the month overlap in rent and mortgage. This gives us plenty of time to trickle into the house.)

    A very tight squeeze but we are set to exchange and complete on the same day tomorrow :O we were actually preparing for a Janurary move but the sellers pushed for this week because they are moving country. We didn't mind either way and our solicitor said it's all good to go. Fingers crossed nothing major pops up now ;p I'm going to spend tonight and tomorrow on edge! Already burnt my son's sweet potato fries T_T

  • My solicitor emailed me today. Having previously said he was ready to send me the report and just had a couple more queries he's now saying he's chasing the Environment Agency search and won't be ready to send out the report or raise queries until he receives it.
