    Sixth Anniversary 100 Posts
    Finally received the deed of covenants, signed and returned today by special delivery for Monday.

    We will be exchanging contracts Monday which will be week 14 I believe, and completion agreed for 29th June with all parties. Mortgage funds already requested, buyer ready to go so YAY :j:j:j

    Weekend of packing ahead :D

    No exchange today for me by the looks of it. Not sure what the hold up is, been waiting since wednesday for the buyers to pay the deposit. Should be Monday for us I expect.

    Maybe it's just an end-of-the-month thing?! Ours definitely is as the part exchange company have really put their foot down and said it must happen on 29th, which is fine for us! :D
  • Well, after signing contracts last week and the solicitor asking for the deposit in time for this week, I received an email today from the solicitor stating that they are STILL waiting on enquiries and that the earliest the vendor can 'consider completing' is the 30th July!!!!!!

    That will make it 5 MONTHS since offer to completion. This, from a vendor who said they wanted a quick sale due to the house being empty and no chain. I could cry! What could possibly warrant that much of a delay?!

    Can I possibly do anything to hurry her along or do I just have to wait? I am so, so exasperated by this.

    So, I emailed the EA is exasperation and I have had an email from her today, CC'ing my solicitor, to say that she's just spoken to the vendor and that the 30th July thing is not true at all and that she'd be happy to exchange/complete next week!

    My nerves can't take all of this miscommunication....

    So my first house buying experience will be over a year from offer accepted to completion!

    Offer was accepted on private sale last May, took 6 weeks to assemble the chain, all set to exchange before Christmas and the person above my seller had pulled out of 2 sales and lied to everyone about still being ok to exchange...

    I pulled out of the sale and put in offers on 2 other houses that fell through for one reason or another then got a call to say they’d found a new house and completion could be 3 months because tenants had to be given notice. As I still loved the house, had already paid for all of the solicitors/search fees and had found nothing else proceedable in the meantime I agreed. Amazingly, we exchanged last week!! :j

    I seemed to have had every issue under the sun getting the money to the solicitor but they now have everythingable to complete on Tuesday and I have the fun job of packing everything up this weekend. IM SO EXCITED!!

    I thought I was going to exchange last week after signing on Friday. Turns out the seller (local council selling due to care home fees) only received the paperwork from their solicitor on Thursday, seems it was sent out in the post. On Friday the solicitor had not seen the paperwork back, I think the lady at the council also used the post..... very annoying when both are in the same town less than 10 minutes walk from each other. My solicitor is on same street as sellers.
    Paid off the last of my unsecured debts in 2016. Then saved up and bought a property. Current aim is to pay off my mortgage as early as possible. Currently over paying every month. Mortgage due to be paid off in 2036 hoping to get it paid off much earlier. Set up my own bespoke spreadsheet to manage my money.

    Congratualtions! What a horrible long experience.

    What issues did you have getting money to solicitor? We are justing for our buyer to pay the deposit for a week now. Not sure what the hold up is?

    Huge congrats to everyone exchanging this week!

    It's been a few weeks since my last update but we are still waiting...we were due to exchange at the end of May but at the last minute there was an issue at the top of the chain and our sellers' seller had to change solicitors?! So that delayed us by about 3 weeks while the new solicitors got up to speed. We had an update on Monday this week saying that was all sorted, but now there's an issue with our seller's mortgage! Our EA has assured us it's just a minor technical error and would be fixed within the week so we are aiming to exchange this coming week (fingers sooooo tightly crossed!). So we may be joining the 29th club if we're lucky!

    So, updates in bold:

    Viewed property 29/3
    1st offer rejected 29/3
    2nd offer rejected 30/3, 3rd offer accepted later the same day
    AIP issued by MA 3/4
    Solicitor instructed 4/4
    Sellers had their offer accepted on a chain-free property 6/4
    Sales memorandum received 9/4
    MA submitted mortgage application to Nationwide 11/4
    Survey and valuation completed 16/4
    Valuation and survey both came back fine (phew) 19/4 - just the standard issues you'd expect with a Victorian terrace and a few things for the solicitor to query with the sellers
    Mortgage offer received 24/4
    Solicitors and vendors doing their thing for a few weeks including the sellers obtaining retrospective buildings consent for a widened doorway to the kitchen
    Contract received 19/5
    Contract signed and returned 20/5
    3 week hiatus due to issues with solicitor at top of chain
    Informed of a minor 'technical error' with seller's mortgage 18/6
