    No didn't exchange in the end. Bit of a mix up in communication between myself and the solicitor, and his assistant. He thought I was waiting to confirm whether or not we can get removals for the completion date this morning. But when I spoke to his assistant around 2.30pm, she advised the they were trying to exchange anyway. So I told her to go ahead and we'll just confirm removals afterwards. But we didn't get a phonecall back. Messy and stressful!

    Anyway, he sent me an email end of play today asking if we had insurance and removals sorted so he could exchange Monday. However our insurers said they won't actually let us buy the new policy until we've exchanged. They said I could get a quote for the new house before exchange, but when I ring up to activate it, they will need to run through the same series of questions again - so not much point in actually getting a quote before hand.

    I'm very confused by it all. Seems like some people are managing to get a policy agreed pre-exchange and just ring up to activate it, but I've been told by my insurer I can't do that!!

    How vexing Mr Brindle! I got a quote for ours online, saved it (it was valid for 30 days), and then just paid on exchange - can you do that?
  • I did that as well. Used moneysaving supermaket to compare prices. Got the quote on my email. I can pay it the day before or on the day with fex clicks.

    Removals van is here! :eek: :j Been here for about 3 hours now and Mr Cheery is still packing, and i've resorted to helping the guys shift the boxes out to the van else we might be here til Christmas :rotfl: VERY glad we're not trying to do this in one day - bulk of it will be done today, last few things we'll pack up tomorrow and they'll send a smaller van monday morning.

  • I hope someone can help and advise. I have put a deposit in a purchase of a property in an Auction. Problem is its got possessory title the meaning of it I was not aware of it till now. My solicitor said we can get insurance against the financial loss if we were to go ahead with the transaction and complete on the date but problem is I have been told that we are not covered for anything attached to the property which may have been attached in the past. The property is derelict and has not been lived in for decades and the seller has registered the title in July 2017 so not much time to check on history or anything tied in the past.
    Any advise would help since the seller will receive the 10% deposit if i dont complete and the next buyer will experience the same.

    We're staying with our existing insurer so are currently insuring both properties until we complete. Don't know if being an existing customer makes a difference?

  • I wanted to say goodbye, good luck and thank you! We're in, mostly unpacked/sorted and although it's not something I want to repeat soon it was all ok and worth it.

    I sat down tonight in my grown up room with a glass of !!!55356;!!!57207;, and book in front of my log burning stove and felt grateful. Somewhat like childbirth, painful at the time but your thankful when it's done.

    We got our mortgage offer last week and postal copies 3 days later. My one last stress is that the seller has it listed with two agents, the one we sold through has a board up saying sold and on Rightmove its sold stc , but with the other agent its still listed. Have asked agent we offered through to politely request vendor to take it off the market as we have spent money on survey, mortgage application and solicitors so have shown enough commitment I think!
