    I haven't been on here for a couple of days - congratulations to everyone who has exchanged or completed!


    We have finally exchanged today! Completion set for 28th February 2018 - now I need to turn my efforts to actually packing! As of next week, it will be a total of nineteen weeks between the offer being accepted on my property to actually finalising the sale.


    Thank you so much for all of your support; it's been a great place to turn when I needed to vent or rant about the process. The very best of luck to everyone!

    I rang our current insurer earlier and she advised they can't sell the policy outside 14 days before completion. Our completion date is 9th March, so they could only sell us a policy for the new house tomorrow onwards.

    MrBrindle, our current insurers said the same, and we were originally going to have more than 14 days between exchange and completion. I rang M&S and took out a new policy for the new house, starting on day of exchange, which covered us for up to 30 days before we moved in
    I'll cancel the existing one as soon as weve moved. Good luck!

    Is it too much of a risk to just wait till tomorrow morning? I've been asked to be rang back tomorrow morning if I don't sort anything out tonight.

    We haven't actually exchanged today yet though!

    Unlikely to exchange on Saturday. What I did was rang up, confirmed it was ok to insure from exchange, filled in all my details online and saved the quote - then just activated it when I heard from the solicitor that we'd exchanged.

    Our removals van is coming tomorrow morning for the main bulk of the stuff :eek: not actually moving til Monday. Quite glad they're doing it in two goes actually, still got a lot left to pack and it's almost impossible to move in here now. Mr Cheery is all for sending the sofa tomorrow - I was planning on sitting on it for quite a bit of the weekend but apparently that's not an option :rotfl: :rotfl:

What are the potential pitfalls of us completing so that the chain all ties up, and allowing our vendor a couple of days to move out? Is it legal? Any advice?

    JaneyLouwho it's not illegal to my knowledge but your solicitor will advise against it, or insist legal licences are drawn up because you'd essentially be letting someone with no interest in a property you own live in it. If they refused to move out you'd have to start eviction proceedings etc. Once you've exchanged everyone is essentially tied in anyway, so better to just push completion back until there's a date all can do. Or vendor needs to get ringing around for a more available firm. There will be one even if it's not their 'preferred' I'm sure. Best for Monday!

    What we did when this happened to us was that we shared removers, they did us first and then they went and did the buyers of our property. It was a bit hectic but as where we live there are very few removers we just went with it.
    Maybe have a word with the removers they may be able to suggest something similar.
