Happy [snowy] monday everyone! I'm so glad I'm not moving this week, it'd be awful with the weather as it is
Another couple of weeks for me on this forum, then I'll migrate to the "mortgage free wannabe" one! My completion date is set for a week on thursday, and my solicitor has all the monies, so fingers crossed nothing should get in the way. I just have to sort out utilities, CT, broadband, bilders, insurances, removal vans and, oh, I found out the bed I want cannot be delivered any earlier than the beginning of may, so I'll have to either change my mind on it or find a temporary substitute that could work as guest bed in due time. I've been loitering on this thread for a while and I think I might be in a position to join you all...
We saw a house in January, loved it but thought it was a bit overpriced. A couple of weeks later got a Rightmove notification - price had been reduced! Called up, were told there had only been one other offer and it was non-proceedable, so we (FTB naivety) made a fairly low offer and were pretty confident we'd get it. Then BAM, the non-proceedable one sold their house and we were back trawling RM. Sigh.
Then on Friday the EA called to say the buyer had pulled out because they'd found out the house is timber framed, so it's ours if we wanted to make another offer... Dithered and stressed about whether timber frame was a bad thing or not, talked to the mortgage broker, talked to everyone we know who knows anything about construction but decided to go for it (and see what the survey says anyway).
Today they've confirmed they've accepted the offer!
So now for the next stressful phase...0 -

In our 16th week now.......waiting on confirmation from Land Registry on our adverse possession so title deed is correct and then (I hope) we are ready to exchange......we are top of the chain and only selling and not getting hassled by EA so maybe should find our if others in the chain are ready.......waiting is painful.
Looks like lots of people have moved onto exchange and complete since we joined this thread so thats good!!!
Lots of house renovations planned and overpayments on mortgage when house sale finally goes through

Sent email to sols today asking when we are going to exchange this week, I think it will be Thursday. That will be 3 weeks before exchange because we can't complete sooner due to mortgage clause. Quick question, any downsides to exchanging three weeks before completion, I can only see positives in that I will finally sleep without dreaming everything is going to collapse.0 -
So I am here again after two weeks since the last document has been forwarded from the seller's to my solicitors. I thought last week to write them so that I could get an update, especially as I am concerned about the seller's attitude for procrastination which I suspect is just a way to see if they can get a better offer while keeping me as a fallback.
3 days after I wrote them I still didn't get an answer and this is a pattern that they have been iterating over and over from December until now. This is week 19 since the case was instructed and I am wondering what would be the consequences if I were to transfer my conveyance to another solicitor. Does anyone have advice on this?

It'smeok Welcome. Don't know what timber frame means. Is that a standard construction?
We had 28th of February as a Exchange date but don't think is going to happen. We didn't even transfer our deposit yet. The solicitor said she will call vendor solicitor on Friday and there is sill no News.
Can't be bothered really. Just hope to complete till the end of March so we can give Notice on the house we rent. Later in March, means less Mortgage and Rent to pay in the same time.0 -
I finally get to join this thread!
After months of waiting (long story), we finally have our mortgage offer. Most of the legal work has already been done, we've all just been waiting for our mortgage offer to come through... Now the big question is do we give notice on our rented property now or once we've exchanged? We have to give two months' notice, so the sooner the better, really.0 -
Hello everyone!
So, here is our timeline:
12/12 - Offer accepted on our dream home
13/12 - Solicitors instructed and made full mortgage application
15/12 - Homebuyer Report and valuation carried out
20/12 - Received mortgage offer
09/01 - Drainage survey carried out as large trees are near the property. All ok.
16/01 - All searches back apart from the local search. Solicitor suggested an indemnity for some renovations - we decided to pay this (£50) to keep things moving.
26/01 - Contracts and TR1 signed and ready to go. Deposit ready.
01/02 - Local search finally returned. Some issue with the highway adoption of the pavement outside the house. Additional enquiry sent to the council to see if it has been adopted by them.
As of today, we are still waiting for this enquiry to be returned. It's odd as the curb is dropped, the sellers never had anything flag up about it and drive their car onto the drive as any normal homeowners would (!), every other house on the street would be in exactly the same situation and I don't get the hold up. I've called the council today myself to chase as the I don't want the sellers to get frustrated. Apparently it's being sorted today...hmmm. We'll see! Anyone else had issues with the council element of enquiries?
Eager to get exchanged and completed now!
