    I feel excited as we are going to view the house tomorrow. I bit nervous in the samw time... what if we don't like it this time. It was so long ago when we viewed. Around 3 months.

    Lovehols - no idea what the hold up is! Apparently there was an outstanding enquiry about a greenhouse at the top of the chain, but that is resolved now so we are just waiting for all the solicitors to do their bit. My sellers solicitor is so confident all is going ahead on Friday she has told him to continue with his removal booking. My solicitor thinks thats a bit rash but has confirmed we are ready to go. We!!!8217;re in store and temporary accommodation so are pretty flexible, but holding out hope for Friday nonetheless! We just need some action at the top of the chain early doors today thankyouplease!

    So, today is the day we're supposed to exchange! Finally,some 10 weeks after having the offer accepted :) I'm not holding my breath too much, I'll be happy as long as we exchange by the end of this week and we can go on with completion by the 8th.

    This weekend I'll go in the property again, for the first time in two months. I'm so scared I'll hate it, I'll find problems and the builder will give me a 10k quote for essential works :/ I'll also have to take some measures to start ordering my furniture, some essential items at the very least, and then decide if I want to furnish the guest bedroom to make it rentable to a lodger after the summer (brain says yes, bank account says you must, heart says no)

    Amanda, we were worried about visiting again too :eek: Our buyers loved our house at the first visit, and came back a couple of weeks later and spent over 2 hours here measuring. They haven't been back since (that was in late July!)

    We offered on our new place after visiting once (in August), went back in November when the furniture had been removed (and it felt VERY different, however much we'd tried to imagine it, and it was also filthy :eek: ) Apparently it's been cleaned now but I confess I didn't dare visit again, everything had been held up so much I just wanted to get it over and done with :o I did walk past though (good job as several freezers had been dumped in the garden :eek: apparently they're now removed but I haven't been back again to check...)

    Five nights til we move :eek: Have to tell you lot as Mr Cheery is refusing to count and wants to hear none of my excitable ticking off of days :rotfl: How soon can I start counting in hours?! :rotfl:

    Ug - had Nationwide valuation survey a week ago and heard nothing since - emailed our contact at Nationwide and apparently the 'new business team' haven't even looked at the valuation yet. This is a waste of a whole week. Do they have no idea about what they put us through?

    Time Scale so far . . .
    Tenants asked us if they could leave house - 26/12/17
    Estate agents instructed - 31/12/17 (then a bit of bother)
    House on market - 10/1/18
    DIP from Nationwide 13/1/18
    Offer received and accepted on our house 17/1/18
    Offer made and accepted on the house we want 20/1/18
    Solicitors Instructed 17/01/18
    Documents picked up and filled in from Solicitor 17/1/18
    Documents and ID returned to Solicitor 19/1/18
    Solicitor composes draft contract & starts local searches - for selling 22/1/17 - for buying ?
    Mortgage application interview - 1/2/18 - 3 and 1/2 hours of going over and over the same stuff - still not finished - they are struggling with the fact that hubby will leave the forces in Dec and go onto a service pension - we can't say what his job or wages will be at that point and so are basing the mortgage application purely on his pension. They can't cope with that and the fact that deductions from his wages NOW won't be applicable in Dec. Head office and underwriters need to be contacted. This is making a compacted issue out of something that is not complicated.
    2nd Mortgage application interview - 8/1/18 - ANOTHER 2 hours going over the same information - they still don't get it but the application is going through.
    Basic surveys done for our purchase - 12/2/18 - nothing untoward found
    various letters and emails from our solicitors - they do seem to be on the ball though I am in contact a leasers twice a week to keep things moving forward.
    Valuation survey for mortgage - 14/2/18
    Chasing mortgage offer - 21/2/18
    Building survey - 23/2/18

  • Our mortgage offer came through this morning! So we're just waiting on enquiries from our solicitor and I think we're good to go. Our solicitor hasn't told us what she's enquiring or if we have any enquiries to add - so I presume it's all standard stuff? I already know that the vendor's solicitor has a copy of all the gas safety stuff, so I'm assuming that's one of the things she's asked about. I live in constant fear of the day that they ring up and tell us we're ready to exchange, but there's something incredibly important that we didn't know we had to do!


    We went to have a look at the property on Saturday, to look at the very minor stuff that the survey picked up and take some measurements. The vendors have moved out, so the place is mostly empty now. They've left a couple of ornaments on the window sills and a lamp plugged in on a timer to make the place look occupied, which is good. The heating was also on whilst we were there - apparently it's been on an hour in the morning and an hour at night. The place wasn't spotless, but not too bad, the only real issue is that they've taken out a wardrobe that they hadn't carpeted underneath, so there's a patch of bare floor in one of the rooms. OH wants to recarpet, but I'm hoping we'll have a shelf unit that'll fit in there so we won't have to bother. OH is also keen on redecorating the whole place before we move in, but I don't want to finalise a decorating scheme for the whole place in a few weeks, so I think we'll compromise with a couple of tins of magnolia! I want to knock out the built in fridge freezer and replace it with a nice big American style one. The rest of the kitchen could do with a refresh, but it'll do for now and I'd rather live in it for a while and figure out what does and doesn't work for us before we put in a new one.

    18/01 Applied for full mortgage with YBS
    26/01 Phone call and email from YBS detailing information required to proceed with application
    26/01 - GOT ENGAGED (not relevant at all, but completely distracting me from the fact we're supposed to be doing house stuff)
    31/01 - Survey conducted
    05/02 - Searches returned
    19/02 - Mortgage offer confirmed
    21/02 - Paper version of offer received


    So all very exciting, but means that I can't concentrate on anything, especially since I am simultaneously designing my whole home and my whole wedding in my mind every second of every day.....
  • Looks like we wont be exchanging today either. Apparently something is still unresolved at the top of the chain regarding an indemnity policy. I do not understand how we can get this close and there are still things to be resolved. Some serious incompetence somewhere in this chain!
    Off to huff and puff to myself in a darkened room somewhere, I am no good to anyone at this point! :mad:

    Our timeline:
    9/12/17 - started our search
    13/12/17 - Agreement in principle
    13/12/17-20/2/18 - lots and lots of viewings, four offers rejected (very frustrating)
    20/2/18 - offer accepted!!
    21/2/18 - solicitors instructed

    Currently looking for surveyors and arranging a meeting with our broker to finalise mortgage and make the application.

    Any suggestions about home buyers reports vs building survey for a 1930s semi in very good condition with recent extension. The building survey doesn't seem to be that much more expensive in the grand scheme of things but is it wasted on this type of property?
