10th Feb: seek further mortgage advice due to deck access on property above ours - decide to apply via broker rather than direct to Nationwide.
12th Feb: submit mortgage application.
13th Feb: documents requested and sent. Frantic running around to get parents to sign gift letters.
14th Feb: valuation booked for 16th. Docs taken to solicitors.
15th Feb: mortgage approved subject to valuation.
16th Feb: mortgage offer received.
We have our surveyor going on Weds to conduct the Homebuyers report. And now, we wait for Solicitors to do their thing. The Solicitor’s PA is amazing and replies to my emails within hours so I’m hoping things will progress fairly quickly. I’m on holiday for 2 weeks over Easter so praying we can exchange contracts before I go and complete on return, but that may be wishful thinking!
This gives us some hope as we have also gone through a broker via Nationwide and he told us yesterday our Mortgage offer was approved subject to valuation , but I hadn't seen anyone say on here that they'd hat that communication so I didn't know if he was just keeping our spirits up! Valuation took place this morning for us so we are hoping to hear Monday or Tuesday.0 -

Eeeek lovehols! :eek: I confess I'm sticking my fingers in my ears at this point as the house we just bought has a septic tank and we didn't get a survey done :eek: :rotfl:

£1800 solicitor (including searches and land registry etc)
£750 survey
£1080 removals
£10.7k stamp duty
= £15,980
(or £5280 without stamp duty)

I am so upset. My partner was passing by the house today. He noticed the owner outside moving his stuff out in a van and stopped by to present himself. (?!?!?!)
Told him that "we were advised by our solicitor to have another view TO CHECK FOR CRACKS"

Lovehols, blimey - how much? Like Cheery we didn't get a septic survey done - although our borehole expert took a look and pronounced everything fine- or any other survey for that matter!
We drove five hours to pick up our keys todayThe place is as scruffy and unloved as we remembered with a whole load of basic clearing up to do before we bring our dogs 'home' on Wednesday - things like broken glass from several attempted break-ins
So for the next three nights we're in a hotel and will start the process of gradually moving the essentials in early next week. Then the real fun of restoring the place will startMortgage-free for fourteen years!

Sorry to jump in again here I'm after some advice. Mortgage offer came through from Halifax for a new build (ftb) and the developer are sag8ng they're wanting to exchange and complete on the same day which is March 9th. However I've said were Ok to exchange in that day but ideally I want to complete on March 29th - I've asked if this is possible and it's been almost q0 days with no answer. Is this a reasonable request?0 -

Yes, unless maybe you've signed up to something different when you made the reservation? Check your paperwork from the builder first, then speak to your solicitor and see what they say.
Hopefully you are not using a solicitor recommended by the builder?0 -
Hello, the reservation paperwork states no dates for either completion or exchange; rather it confirms which plot we've reserved, how much we've reserved it for and the deposit amount we are putting down. I'll speak to my solicitor tomorrow0

ashe, we got mortgage offer from Nationwide.
We didn't have that communication with our mortgage broker and the credit check was done after the valuation (checked Experian) so I think our mortgage wasn't approved subject to valuation.0 -
Phoebe and Daffy - yep I'm beginning to think ignorance is bliss re septic tank but as we are going to be doing major renovation we'd rather know and that little survey may just get us a huge chunk off. It was quite cool looking at all the pics of the drains and white detailed too (12 pages)! It was £185 plus vat and we were there when the man did it as he didn't need access to the house. Really useful info, I'm glad we had it.
Went the build+it show today at Manchester though for some ideas. Lots of architects details and are going to get in touch for quotes for our grand design ideas though we are now thinking it may be more cost effective to knock down and replace having seen some of those timber framed homes. I did do a OMG to the wife, you're telling me we paid over £300k for some land! Whilst the existing layout and bungalow is naff, structurally there is nothing wrong with it but the VAT element strangely means it may be better to just replace than to try and get the odd layout to fit around d what we want and second storey etc! Lots to think about, means every £ we can get off is really really needed!
