  • Next door just came around to say all the money is in their solicitor's account and did we want to complete early?
    They really don't get the process! I said no as we've booked removals for next Friday (presumably so has our vendor!)
    However, will stop worrying about the money at least.

    Congrats Phoebe and Daffy, sounds like you're pretty organised compared to me :eek:

    We are lucky as we still have my house which hasn't sold yet so we can do a 'gradual move' which is good as when I say it needs a good clean, thats an understatement :eek: the day of completion we have a box with litres of Dettol, rubber gloves, paper overalls and masks!!!

    It seems your good wishes did some magic: my solicitor just emailed to say they're waiting for just one certificate (freeholder sent the wrong one), but given that everything else is clear she send me the contract to sign :D so it looks very likely that I'll exchange towards the end of next week, and then complete by the end of the month. And possibly avoid camping in friends' living rooms :D

  • Ooh, hope so, Aliliva! We've been camping out at DS/GF's flat for the past five nights, which has been lovely but somewhat stressful so we'll probably all be glad tonight is our last one there ;)

    We went out looking at new beds today - not exactly the most important purchase when you've just acquired a repo, lol, but a spot of retail therapy was welcome!

    Cheery, you do sound very well organised! I'm sure your gas tanker will be fine, but that issue with someone having the exact same name is weird :eek:

    We don't have a scooby as to whether we need to order oil or if we've a full tank, but will hopefully find out tomorrow.......we also need to open up the letterbox that has been covered with timber since the house was repossessed and get some glass to replace that smashed when the place was broken into :o

    Ah, reading this thread is a roller coaster of emotions - rather like mine have been recently - I was trying to do most of the sorting out and dealing with the sale and purchase all on my own and protecting hubby from it all - that hasn't worked out as I had a massive meltdown at the weekend when he opened the solicitors mail and started talking about scary questions. They weren't that bad but my anxiety shot up and I ripped him off a shred when it wasn't his fault. Now I discuss everything with him . Considering our buyer wants to get into the house by the end of the month their solicitor (who was our solicitor when we bought the house) is asking silly questions that hold up the process with me having to answer them (the info is in the questions pack I answered weeks ago).


    Time Scale so far . . .
    Tenants asked to leave house - 26/12/17
    Estate agents instructed - 31/12/17 (then a bit of bother)
    House on market - 10/1/18
    DIP from Nationwide 13/1/18
    Offer received and accepted on our house 17/1/18
    Offer made and accepted on the house we want 20/1/18
    Solicitors Instructed 17/01/18
    Documents picked up and filled in from Solicitor 17/1/18
    Documents and ID returned to Solicitor 19/1/18
    Solicitor composes draft contract & starts local searches - for selling 22/1/17 - for buying ?
    Mortgage application interview - 1/2/18 - 3 and 1/2 hours of going over and over the same stuff - still not finished - they are struggling with the fact that hubby will leave the forces in Dec and go onto a service pension - we can't say what his job or wages will be at that point and so are basing the mortgage application purely on his pension. They can't cope with that and the fact that deductions from his wages NOW won't be applicable in Dec. Head office and underwriters need to be contacted. This is making a compacted issue out of something that is not complicated.
    2nd Mortgage application interview - 8/1/18 - ANOTHER 2 hours going over the same information - they still don't get it but the application is going through.
    Basic surveys done for our purchase - 12/2/18 - nothing untoward found
    various letters and emails from our solicitors - they do seem to be on the ball though I am in contact a leasers twice a week to keep things moving forward.

    Just had a text from my seller - his solicitor told him yesterday that the upward chain has proposed 23rd Feb for completion!! Would have been good if she had told my solicitor that too though. Our mortgage company needs 7 days notice to release funds - if we had have known yesterday she could have put the wheels in motion. I wonder whether there is any wiggle room on those notice periods, does anyone know?
    I really hope the date has been offered because everyone is now ready to go! Will be obsessing all weekend now and I am interviewing job candidates all day on Monday so I wont even be able to obsessively check my email all day!
  • Hi Janey, I wouldn't be surprised if you get away with it being a little less than 7 days, ours seems to be 2-3 days? I'd be tempted to talk to your solicitor if they're working for your mortgage company? Let us know. Our completion is next Friday 23rd!
  • I asked my solicitor by email at about 7pm Friday evening whether we might be able to get the funds quicker - she had replied by 9pm to say it was possible but not certain and she would see what she could do first thing on Monday morning. Worth her weight in gold that one!

    Joining in on the nail biting fun here! Our timeline so far:
    31st Jan: partner went to see flat at lunchtime. We’d seen one almost identical around the corner at the weekend, but asking for £25k more and with a chain. This one had been rented but now vacant and vendors want to sell quickly due to divorce. Partner happy with flat, so I tell him to make an offer (madness!)
    31st Jan: Initial offer rejected but estate agent told us to add £5k and it would be ours due to our favourable position and ability to proceed fairly quickly.
    1st Feb: one vendor accepts new offer. Second vendor being slow - squeaky bum time and wanted it off the market before a number of viewings on the Sat - estate agent suspected this would lead to bidding war.
    2nd Feb: second vendor agrees to offer, phew!
    3rd Feb: I finally go and see the property with partner. Thankfully, I agree with his opinions. It needs some tidying up and eventually a new boiler, bathroom and kitchen but nothing we can’t live with for time being, plus it’s a bargain so we’ll be able to afford these things!
    5th Feb: instruct solicitors
    10th Feb: seek further mortgage advice due to deck access on property above ours - decide to apply via broker rather than direct to Nationwide.
    12th Feb: submit mortgage application.
    13th Feb: documents requested and sent. Frantic running around to get parents to sign gift letters.
    14th Feb: valuation booked for 16th. Docs taken to solicitors.
    15th Feb: mortgage approved subject to valuation.
    16th Feb: mortgage offer received.

    We have our surveyor going on Weds to conduct the Homebuyers report. And now, we wait for Solicitors to do their thing. The Solicitor’s PA is amazing and replies to my emails within hours so I’m hoping things will progress fairly quickly. I’m on holiday for 2 weeks over Easter so praying we can exchange contracts before I go and complete on return, but that may be wishful thinking!

    Welcome Lucy!

    Well my update is today we had the septic tank report snail mail. Not good, estimation of work £15-20k plus vat plus £500 plus VAT perculation or something to do with drainage test . . .. We kind of expected some work but not quite this! Will need to get report scanned in and plan to email seller next week asking to renegotiate price. I'm hoping as he is dealing with it for probate and wants his £ he will agree to some reduction. When we met the neighbours they didn't speak highly of the man dealing with probate who only appeared on the scene as a close friend when the lady died and apparantly only let people view it who were cash buyers/not in a chain which may explain why he's been pushing. If we can negotiate something hopefully we can get exchanged fairly quickly with a view to completion.
