  • My solicitor confirmed today that our purchase contract and the vendors onwards purchase contract are all ready for signatures. We just need our buyers LA searches to come back and then the whole chain is ready. We are talking about exchanging on 25th and completion on 1st Feb now - but who knows!! Its getting exciting. I’ve read horror stories on here about mortgage lenders withdrawing offers at the last minute so I’d like my solicitor to send the certificate of title over before exchange and get confirmation of funds transfer, is that overkill? Or should I just trust the system? Context is that another solicitor in the firm had a client whose mortgage offer was withdrawn after exchange just last week, because the lender had overcommitted on one particular development. Stuff of nightmares!! We aren’t buying on a development but still makes me nervous!!
  • The EA has requested details about our property for the buyers to arrange their home insurance, so I feel that everything is ticking over nicely; however, the EA also requested an update from the buyer's solicitors, who have apparently chased to our solicitors on 11th January 2018 regarding some outstanding enquiries.


    I emailed my solicitors yesterday and today for an update and to ask if there's anything I need to reply to, but I have yet to receive a response. I'm going to have to call tomorrow lunchtime if I don't hear anything, I'm going insane from constantly checking my emails!

    I didn't end up seeing three billboards as I spend ages trying to find parking and missed the start, instead I saw Hostiles (ok but a little dull) - which I didn't mean to see it was just the last one I looked up on google, I meant to see Darkest Hour! My brain is not working at the moment, work should be fun tomorrow.

    But I did get my insurance confirmation through so that is now sent to my sol. Though it took me ages to open it as it was password protected - but not quite the spelling I requested, and then it wouldn't open in windows only pages (I'm on a mac) and my sol can only open window docs not pdfs! Good thing no one can hear me yelling at the computer - I'll have to be careful in my new house

    Waiting for Sols to see if they can get the vendor to pay for an electrical certificate as the house doesn't have one (i'd rather the vendor get the cert or at least I will get an electrician in to have a look and say all is SAFE before I sign anything!). I couldn't sleep a wink last night imagining all of the things that could possibly go wrong...... If all of this manages to get sorted should sign next week!

    a certificate for what? As an electrical survey can cost min £100 if you want a full test and certificate.

    Just a question....we are trying to sort life insurance but it has gone to an underwriting stage I presume this isnt determent to the mortgage completion tomorrow??? Does anyone know xx
  • Sassy - I asked the same question of my mortgage broker who is sorting out my life insurance too. He said its not a mortgage condition to have life insurance, but he recommends the insurance is in place from exchange just in case you get run over by a removal truck!! You’ll be able to complete, you will just be unprotected if something unexpected happens.

    Hi all,

    We've just had our mortgage offer through in super-fast (as far as I'm concerned!) time - I made the application on 9th Jan for our 95% mortgage with YBS. Woohoo! :)
    Now just waiting on solicitors - :(
    We only received our sellers' pack yesterday, which I've returned the same day. The searches have been paid for, but not heard anything else yet. I have a feeling that this may drag...
    Total Debt October '14 (LBM) = £38,287.28
    Target = New House in 2017!
    Paid off so far: £19587
    Still to go: £18,700

    Must not e-mail sol until 11, lets give them some time to talk (ha).

    Instead I'm looking at what tv/broadband to get now I have a choice :D
