    anyone complained or vented frustration to their solicitor for not asking/carrying out your instruction (with numerous requests) to the vendor sol? (my sol seem to just ignore all my requests since December and now it too late, and he wants to me to sign contracts on Friday, but does not want any deposit (?))
  • mutley74, we signed our contract before we had to transfer over the money. I think it may be that the signing of contracts is preparation but the money isn’t transferred until exchange is imminent? I may be wrong but I think that’s the case.

    I would keep calling them until I had the answers I needed. Depending on the question the estate agent may be able to help?

    I think you will find that it is the lender who has to remove the charge and completion can’t be until this has been sorted.

    i have been asking for retrospective approval for a covenant breach (extension & changes to house done by previous vendors) instead offered a useless indemnity policy. I either decide to proceed with the policy or refuse, i even offered vendor i would pay half the admin fee of getting approval. Seems like my sol has not passed in my request to them.
  • CTC, FTB and Gawatate, we're also completing on 26th Jan - although we've already exchanged, so for us it's set in stone - but that's only on our sale :o Fingers crossed for you guys!

    Our purchase is less than two weeks in, but we're trying to fast track it as much as poss ;)

  • End of month seems to be popular for completions!


    We signed our contracts Monday ahead of exchange, our vendors solicitors were pushing for a January completion - yet haven't responded to our solicitors and agreed that they're happy with exchanging this Friday so we're a bit in limbo. No chain though, so can't see any reason they wouldn't be able to - hoping to hear today as we've not given our landlord notice yet.

    Solicitor still waiting to hear back from vendor sol regarding the indemnity I just want them to hurry the *BEEP* up now as this is a delay I can do without and have electricians going in on Friday to quote for a rewire so ideally need a date by then so we can be realistic about when to exchange and complete by ...

    I really want to move ..have started packing already ..bit risky i know just so done with waiting around !
  • We've been decluttering, and are starting packing this week even though we've not exchanged.


    Waiting around is so tedious, given everything is online these days you'd think this stage would go a lot quicker
