  • Hi everyone, can I join in please?


    We are FTB and really don't have a clue what we're doing! We saw the house end of Nov and it wasn't an instant yes, but it's grown on me (OH has been wanting it since we left it on the first day!) and we had our offer accepted on 3rd Jan.


    Timeline is:


    03/01 Offer accepted
    04/01 AIP agreed with Yorkshire - valid for 30 days
    08/01 Instructed solicitors to act on our behalf
    10/01 Provided EA with proof of deposit, AIP and ID
    12/01 Received pack from solicitors
    15/01 Paid fee for Searches


    Feeling completely out of my depth on this - I'm well aware that we're doing things completely backwards with making offers without AIP and I don't know what else we're supposed to be doing. We're relying on the EA and solicitor to keep us right, and hoping that we're not missing anything.


    Is there anything stopping us from converting our AIP into a mortgage now? Do we have to wait for our solicitors to do anything first?


    I have a feeling I'll be here a lot over the next few weeks/months, so looking forward to getting to know you all!

    I'm pretty certain most people only initially have an AIP well we did anyway ;) ..this is now an agreed mortgage offer but does expire in July of this year.

    I am sure you will be fine as stressful as this process is it WILL be worth it ..that's what i keep telling myself anyway :rotfl:
  • Signed our contracts last night ahead of the anticipated exchange on Friday.


    Was surprised with an additional £376 cost for informing the leaseholders of the change of owner, so that was nice. It's a peppercorn leasehold with £15 ground rent a year, and the original paperwork says its a £3 fee for change of ownership so our solicitor is going to query it, but needs the full amount of money sending over with the deposit so that's a bit more money to find!


    Had a bit of a freak out last night worrying if its the right house / area / are we doing the right thing, which is odd because I do really like the house - I'm hoping its just first time buyer nerves.

    Email sent to sol - probate, indemity and dates - I need answers.

    Just about to call the EA as well.

    14 days and counting, but I'm not worried, nooooooo :rotfl:

    I don't even want to post an updated timeline but it's now week 19 since I offered.

    and the amount of time in the last couple of weeks i have freaked out, looked at rightmove thinking about what we else we could get is ridiculous ..we like (never say love) the house but there is so much work it's very daunting but will be amazing once it's done ..i'm sure !

    Anyone want to post pics of the property that they are buying ..i love a good nose ;)

    Loads more houses in our price bracket have gone on the market this past week, I need to stop looking really as it does plant the seed of doubt.

    .not the prettiest of houses but it's in a great area and very child orientated with a green just outside so my son can play out..something he can't do currently :(

  • I like the house bobo - definitely need the outside space for kids. Although I have to say, as a North West based person, the prices down South still amaze me.


    We're paying £135k for a 3 bed semi detached with huge garden, and a drive. I forget how lucky we are sometimes that we're in a more affordable area of the country.
