  • Oh I will be. Couldn't do much today as I was in a training course, only posted in here on breaks - but tomorrow I can manage my work time so I'm going to bug everyone.

    I haven't done that much chasing I confess - but then on the whole it's been people chasing ME :o:o NOT my fault - the blithering building society, who were completely impervious to any chasing from anyone, and who took 3 days to do ANYTHING, even correcting their own typos... :mad:

    Basically by the time they'd got their act together and offered us a mortgage, everyone else had done everything else anyway :rotfl:

    Getting a little bit impatient now though :o Had an update (after I chased :p ) last Thursday saying buyers' solicitor had responded to enquiries from their solicitor - so if I've not heard anything by this Thursday I'm going to chase again and see what's holding us up.

    It's like having a full time job on top of a full time job! :eek: :rotfl:

    No reply from solicitor as to whether February 1st is realistic for completion but had an update on the tracker that they've ordered the searches today and they've received the contract documents.

    Is this the local authority searches? If so, I'd imagine 1st Feb completion is very unlikely... Searches will probably take at least a week (and up to a month), and then there'll be enquiries from the solicitor that the other side will have to reply to, and then you'll have to agree an exchange and completion date before you even exchange.

    but there might be something I don't know, so best to speak to them. Good luck!

    Finally some update today. It appears my sol did not pass on my instruction for covenant restriction approval from the council instead the vendor has offered an indemnity insurance policy costing more! Despite my numerous instructions on the matter since early December.
    So vendor sol made vendors buy an expensive useless indemnity policy, and my sol did not ask them to just get the breaches approved.
    Not sure what to do, still go got it with the indemnity policy or make them apply for formal approval of the breaches to the covenant? (where i have offered to pay half the admin fee).
  • Congratulations to those who've exchanged. We've had progress after a horrible last week.
    Anyway, our buyer has sold their property in Pakistan and the money is getting moved to the UK. The 'survey' on our property is finally booked for Friday (basic valuation). Our buyer should be back 'before the end of the month' and I think we're all basically ready to go. Just keep your fingers crossed the valuation is what we want.

    It is great to see so many progress in this group! Hopefully the quiet time from Christmas is behind us and now everything will start to move again :)

    From me all very quiet :/
    Selling: Solicitor send the contract to my buyer last week and no news yet. Mortgage offer received and lease sellers pack ordered.

    Buying: No updates at all. Estate Agent said their solicitor is in holiday and will return to work tomorrow :( hopefully will pick this process first :p
    Searches paid.

    As we are not in a chain (selling to an investor and buying a new build) I was hoping this process would be pretty fast, but one month on and no information at all :( I'm so looking forward to move to our new home :D

    Yes LA searches and other searches, it's the vendor that wants that date (they ve owned the house for 30 years so no recent experience of selling so perhaps doesn't know that what they re asking might be a bit quick) , we can happily wait till the end of Feb when we need to give our rental notice in.
  • @ceb1995 our buyer for our home wanted to be in by xmas tad unrealistic given we didn't accept the offer till November :rotfl:...she only finished her paper work a week ago ..and we are nowhere near ready ( well we are just the paperwork is taking FOREVER) ..we accepted the offer on our house 17th November and given xmas has happened it's moving quite quickly to be fair but still think it will be 3 month mark before the day actually happens..
