  • Thought I would jump on this post too. Currently feeling very impatient. 
    We are selling our flat to first time buyers and moving to a house with the seller of said house buying a a property with no chain, therefore a fairly short chain. 
    Our offer on the house was accepted mid August and we then accepted an offer on our flat a week later. We instructed solicitors straight away and they have been very on the ball. Everything is in place including our mortgage which is being ported over and increased and we have sent back all the paperwork and enquiries have been sent to our seller with just a few outstanding to be answered. 
    Our buyers unfortunately lost their first lender, but did get a mortgage lender in place and this was confirmed 12th September. However, since then, the buyers solicitors seem to have slowed it all right down and we still have not had the enquiries from them. We know that the searches have all come back but no enquiries through. 
    My concern with how slow the buyers solicitors are going is just making me a little anxious as if they continue with this pace, who knows how long it could take doe an exchange and completion. We need to have exchanged and completed by the end of March otherwise we would have to pay another 16k in Stamp Duty which we definitely could not afford and therefore would need to pull out of the sale completely. 
    I have been chasing with the sales move manager but just keep getting told that the buyers solicitors have said they will be raising the enquiries "shortly." 
    Hoping they get a wiggle on soon so we can start progressing again!

    One step closer.....funds have been received from the buyer. Our solicitors have said we may exchange today and have asked for authorisation to do so. 🤞

    Hopefully things will speed up for you. March should be easily achievable I imagine. I had to chase our seller's estate agent for them to chase our seller's solicitor - who as it turned out was away on leave - so I know how frustrating it is! Fingers crossed for you!

    Hello few exchange waiters. I can't quite believe it but exchange is finally looming - we are waiting for Land Registry notice period for adjacent landowners to lapse on 7th November, then we can exchange week commencing 11th November. I am currently 7 months 3 weeks since offer accepted so hesitant to get too excited but the next 3 weeks can't pass quick enough...!

    P.s. happy completion day @booksandbikes !
