  • Hope I’m ok to join. Looking for a community who will understand the stress. We first went on the market in Feb, and having lost one purchase (the vendor became unreasonable), we are now on our 2nd. 3 houses in the chain behind us all ready to go.

    2 more queries left for our vendor, which look quite simple, so maybe in for Xmas??

    Still too scared to start packing.. 


    It really is just the most stressful thing, especially when it seems to drag on for such a long time. I really feel for you. 

    But keeping everything crossed that this time it all goes okay and you can get in and get settled for Christmas. Will look forward to reading the next update! :)

    Welcome! This is the nervy thread xD but it's so much better when you hear from others going through the same thing, knowing one day you will also post your completion timeline and give someone else a glimmer of hope!

    I can definitely relate with your journey - went to market in Feb (1st agent, April with 2nd agent...), this is my 3rd time lucky Probate house (but broken the chain now)... :D you will be very at home here!!

    Considering you have a 4 house chain, you are really nearly there with all 3 behind ready to go -- have your vendors' solicitors been timely with everything else so far?

    Happy Friday all! Always a busy day in waiting-to-exchange life... I spent the past 4 hours printing documents, meeting my friend's new guinea pigs (while she witnessed my signatures!) and waiting at the post office xD

    My solicitor and seller's solicitors are heroes - things have been moving extremely fast, and I am now really finally feeling like it's real and we could be completing on 20th December!

    **New timeline**

    21 Mar 2024 - First viewing as back up to Rodent house; seller sadly died in late March 2024....
    23 Sep 2024 - Back on the market with Probate, second viewing.
    29 Sep 2024 - Offer made & rejected by seller, counter +£5,000 rejected by me.
    22 Oct 2024 - Seller accepts my previously-rejected offer, I dither…
    26 Oct 2024 - I pull out of Rodent house after 8 months...
    28 Oct 2024 - Offer accepted on Probate house, 4.45% below asking!
    28 Oct 2024 - Paid for searches, solicitor re-instructed (sigh!)
    29 Oct 2024 - ID checks completed.
    31 Oct 2024 - Memorandum of sale sent to solicitors.
    31 Oct 2024 - Searches started.
    31 Oct 2024 - DIP with Virgin Money at very top of my affordability.
    04 Nov 2024 - Some searches completed.
    05 Nov 2024 - Virgin Money offered less than applied for after hard check DIP.
    06 Nov 2022 - AIP with Accord mortgage, full application.
    07 Nov 2024 - Accord mortgage valuation booked, surveyor can't use the key (...)

    I booked a pre-exchange visit for 6th December, 3 weeks away but at this pace, it might be a post-exchange visit! Okay okay, I am getting ahead of myself - just so happy to feel the excitement again after the last 9 months of literal dragging torture... Feeling VERY grateful for good solicitors!

    Here's hoping the next 3 weeks flies by (a few dreaded work parties to help speed things along, at least!) :D

    Wow @annetheman, responses to initial enquiries in 2 days? It took about 3+ months on our purchase! That's good going, really hoping it all goes through smoothly for you this time and you're in before Christmas.

    My solicitor deserves real credit here, she is amazing - not talkative at all lol, but gets things done! So is seller's - it seems where there is a will, there's a way...!

    Thank you so much, I think you and I both lived through single skin kitchen nightmare houses and walked away to find the light at the end of the tunnel - ha (if anyone is reading this in future needs a hint of what to do...)! Very pleased for you you finally completed and it all worked out very well :) hope you're enjoying making your new house your home - thanks for giving me hope!!

  • Finally got some good news today that the chain is now closed! We have gained one extra set of people in the chain as our seller is buying from a vendor that is buying another property, but the chain closes after them as they are buying a property that is vacant and has had probate granted. 

    Just got to hope that this time everything goes as smoothly as possible. Just keeping my fingers crossed. Slightly disappointed that it is unlikely we will all complete by the time the stamp duty changes in April, so will have that extra cost to deal with, but at this point, I just want to get to the finish line and will just have to deal with that when we come to it. 

    Hope everyone is getting on okay!

    Great news, that's not too bad at all a chain - I've seen plenty worse! Fingers crossed everyone is ready to go very soon - probate granted is a brilliant end of the chain, it usually means they will want to finish up quickly and there's no haggling to be done... 

    I wholeheartedly agree with you that a few £££ extra stamp duty is negligible in the grand scheme of getting things over the line. One can hope, though! 

    What is your timeline so far with your buyer and your seller?

    Nothing new in my probate chain, just a little kerfuffle with seller trying to sell me a few junk TVs I definitely do not want (I don't want any of the things but let them leave some big items there as though it'd make me an easier buyer...); still hopeful for completion on 20th December. Let's see... Countdown to 6th December pre-exchange visit!

    Yeah it could have been a whole lot worse, so I'm grateful for it only being one extra in the chain.

    Currently waiting for our buyers mortgage to be approved. Hoping there aren't issues, as the ground rent for our flat is over £250 which can sometimes be an issue for some lenders. However, I have checked the mortgage lenders handbook for the lender they are using and according to that, there shouldn't be an issue. Just keeping my fingers crossed. With our seller, pretty much everything is completed between us with regards to enquiries. They will just be starting that process with the new property they have offered on. 

    Hoping that your sale moves smoothly along and keeping my fingers crossed for completion on 20th December. Will be a nice Christmas present to get in before the big day!

    Happy Tuesday all. I am looking back at threads where people have had issues with agreeing a completion date today....

    We are ready to exchange, and Probate seller is now saying 5th December is too soon. They want minimum 18th December, which is frustrating for me because I asked for 20th and they refused before - if they hadn't, I wouldn't have had to ask for a gift to pay completion statement so early, which was now pointless!! I am also a bit lost why they said during enquiries they didn't have time to arrange an electrical survey...........

    So we are at a stalemate. We either complete sooner or we complete in January when solicitors open back up. It's honestly the last thing I thought would be a problem since the house is empty! Sigh...
