We're all moved in now, we're moving from rented to bought, so had a week to decorate the new place, then this week has been trying to unpack whilst simultaneously clean up the rental. Exhausted but very happy in our new home. 😊3 -
Thanks @Myci85 We are finally in as well. After a long completion day (didn't get the keys until after 3.30pm) we are now in. The house and area are just as we hoped, and now we are just slowly going through all our things and trying to get a bit more organised. I feel like I can finally mentally relax a bit...😊3

Bumping up for anyone who might be starting soon/recently started, though it seems things have really slowed down on the market recently... I remember this thread was so busy when everyone was wondering if they would make it in before Christmas in 2020!
So I am back in a new purchase with a house just 2 minutes walk from the rodent/Title issue/single-skin kitchen house.

So I'm on my fourth mortgage application of the year. Accepted 3 times, house failed valuation once and expired offer once... Now very nervous this one will be rejected due to so much change in my report recently (paid off 2 big debts, settle mortgage, moved to temp accommodation, etc etc) and it's at the top of my affordability this time, the others were a good £60-80,000 below... I hope to never do this again.
Usual anxiety replaced by a jaded weariness.
But I like this house more and more - just finding it hard to believe it'll happen! Anyway, waiting for exchange with you all (again) - wishing away the weekend so it can be Monday againgood luck, everyone!

Sadly, we lost our buyers after our seller pulled out of their onward purchase due to time constraints for the buyer. Now we are still hoping that our seller finds somewhere (they have a second viewing on a property this weekend) and we are really hoping that we get a buyer for ours. Had one viewing the day after it went back to market, but sadly that prospective buyer found another property that was slightly bigger than ours. We have another prospective buyer coming to view it on Wednesday next week. Just keeping everything crossed.
The problem we have is that we can't really lower the asking price, especially not by 2% to then bump it to the top of the "newest" listings on Rightmove, so it will be way down the search list as it was originally listed on 2nd August.
Just got to hope that what is meant to be will be. We were also hoping we might be able to complete before the end of March next year before the increase in stamp duty, but unfortunately that looks unlikely now too. Just all so stressful.

I have only a minor update - searches coming in thick and fast and going with a new lender. I had a mortgage from Accord before and DIP in place so confident with this application, but the rate is higher. Still, grateful I can afford it and progress is progress!

Happy Monday 6 weeks before Christmas... Any updates or news from anyone to start the week? Or heard from solicitors what Christmas shutdown might look like for you?
From me: nothing much on Probate house, valuation happened today and contract pack was finally sent to my solicitor. She is working until 23rd December but confirmed the last day to complete* is Friday 20th December.
*Rodent house has drained any excitement around potential completion dates, but useful to know. Fully prepared to be nowhere near until February, at least... And looking on the bright side, saving + spending time with family!
It does seem like a lot of the spring/summer sales are completing now, judging from all the timelines being posted (mostly on reddit), which is very exciting!
Good luck all for a super productive week ahead, hope any viewings, offers, valuations, queries and any other general pre-exchange faff goes well...!

IMO it is a good thing you're keeping an eye out for other options, just looking. You're absolutely right, in the Eng&Wal system, so much can go wrong and collapse -- I realised when I was in my first ever chain earlier this year, having an option B you're interested in is extremely helpful, even if it isn't a patch on option A at first...
My option B has become option why-on-earth-was-this-not-A 8 months later!

Hope I’m ok to join. Looking for a community who will understand the stress. We first went on the market in Feb, and having lost one purchase (the vendor became unreasonable), we are now on our 2nd. 3 houses in the chain behind us all ready to go.
2 more queries left for our vendor, which look quite simple, so maybe in for Xmas??
Still too scared to start packing..
