    Buyers conveyancer of OH's flat asked last Thursday for completion tomorrow. We and our conveyancer would have preferred a longer gap but have dashed about getting everything ready to exchange today, complete tomorrow.

    Buyer's conveyancer hasn't received his funds yet (it's coming from a LISA). Should have been with them today, but aren't. No idea what is happening, but I honestly feel like I'm going a bit mad. They've been pushing for a few weeks to sort out a completion date and now we've agreed to one it's fallen at the final hurdle.

    Is it gin time yet?

    25th April - House up for sale
    6th May - House open day
    13th May - Offer accepted on our property
    8th June - Discovered that our buyer's property was back on the market as she lost her buyer but didn't tell us
    8th July - Offer accepted on our property by same buyer, £2K less offer
    13th July - Offer accepted on the property we are buying
    20th July - Mortgage application
    28th July - Mortgage offer received 
    9th August - Home buyers survey received 
    11th August - Searches applied for
    2nd Sept - Wall Tie survey completed
    9th Sept - Searches complete
    21st Sept - Electrical Survey completed
    28th Sept - Answered buyers Solicitors enquiries 
    6th Oct - Drain Survey completed
    10th Oct - Offer reduced on the property we are buying - Due to additional work identified in surveys (Full rewire, drain issues)
    12th Oct - Lower offer accepted
    13th Oct - Amendment to mortgage submitted
    14th Oct - New mortgage offer received
    18th Oct - Hassled our solicitor as we've still not had a response on the most simple queries with our seller, was told they would be reviewed today with the outcome being a discussion on dates

    Found out last week that the buyers at the bottom of the chain had not had their searches back yet, unreal, no ones telling us why but I'm guessing this is a new buyer who is now way behind the rest of the chain, who it looks are all ready to get going.

    My solicitor is useless (much like the rest of yours), still waiting for 3 very small outstanding questions but radio silence.

    Never again..................


    Wow, things have moved on quicker than expected. the people at the bottom of the chain have said they have very few queries and have suggested an exchange date of 11th November, things all of a sudden seem to be moving.

    Gin was drunk last night- a fairly large one.

    OH has completed on his flat- all confirmed at lunchtime. We've exchanged on the purchase, so just waiting for completion on that. Been awake since 3am as the dog had an upset stomach. Am maybe a little tired!

    Enquiries answered over a week ago, still haven't heard anything from buyer's solicitor and we were supposed to exchange for the new built in October!

    I'm worries they might pull out and find another buyer if we don't exchange.

    On our reservation form it says that the reservation is valid till October.

    Our buyer is FTB, everything is sorted and ready so we don't understand why there is no any dates decided!

    One of our enquiries was regarding a declaration on the property info form that a noise complaint had been made in October 2019 about the house we are buying.

    The solicitor sent a scan of the letter over today as we’d asked the nature of the complaint. It was a one off complaint and was 3 years ago so we weren’t that worried. 

    The letter from the council just says “Subject - Noise nuisance - banging”

    Lets hope it was just DIY 😂

    Communication from our buyers today suggests that their solicitors have gone back to our solicitors with additional enquiries (2) one of which is already sorted and one I’m completely baffled by as we haven’t been asked and will m not even sure I understand what they are asking 🤣 have asked our solicitor to investigate and confirm.  Sigh just wish these enquiries would end 
  • Lol vendor’s solicitor finally finished reviewing their file on Monday, said they “will look to exchange this week”, but then went missing. I just had the estate agent calling them up (by the way this is PB and the vendor is using their recommended solicitor), and surprise!! Turned out they are still waiting for the redemption statement from the vendor’s lender. They said they have put in an urgent request but at this point I think it’s safe to just ignore any adjective uttered by them. 
  • I think all our enquires are answered! Just waiting on the rent charge to be extinguished by the land registry which hopefully won’t be long…  The estate agent is talking dates so they must be confident
