    I’m getting really itchy feet about it all now, things have gone quiet like it has for many of you at waiting for a response to enquiries.

    We initially with the vendor agreed vaguely for a 2nd week of December completion with our solicitor at the time saying it was too early to know but sounded completely fine. 

    I know we’ve only today hit November but I’m panicking already. I want us to exchange by the end of Nov so I can get the notice in on the rental we at in the moment by 1st Dec to avoid having to pay rent in January. 

    Really hoping we get a response to enquiries this week.

    These were our enquiries and to me there doesn’t seem anything too difficult to resolve…


    1. We approve the draft Contract as drawn save for our clients’ names of ABC and XYZ

    2. We approve the draft Transfer as drawn save for the addition of our clients’ names as above.

    3. In the conveyance of 8th September 1978, please confirm the rights granted and reserved, if exercised, have been done so without hindrance or objection.

    4. Please confirm there have been no breaches of covenant.

    5. In the PIF at 2.1 are you able to provide any further information? What was the nature of the report to XXX (our local council)? 

    (This was a one off noise complaint)

    6. What is the nature of the offroad parking – where is this located please.

    7. Please confirm that XXX (vendors partner) as occupier will sign the Contract.

    8. Please provide the electrical test information of 2013 at 12.1.

    9. Please provide the information at 12.3.

    10. Please provide Gas Safe for the boiler.

    11. Please provide 2022 service evidence.

  • Last week I had an offer accepted on a bungalow and the day after offer accepted I found out it had a 28 day exchange so its been incredibly quick so far. It was a part-exchange on the sellers side so all of the conveyancing has already been done, just my enquiries needed.

    Monday 24th October offer accepted
    Tuesday 25th Solicitors Instructed
    Thursday 27th full mortgage meeting
    Friday 28th mortgage application submitted
    Monday 31st, search pack received
    Tuesday 1st November booked survey for 9th Nov

    Estimated exchange is 26th November as long as my sale completes when it's scheduled and mortgage is all good!

    Still waiting to exchange- completion date was/is supposed to be Thursday this week. There's good and not so good news. Good news is that our conveyancer has received the mortgage funds from our lender which has made me little less stressed. After their shenanigans the other week with withdrawing and then reinstating their offer I'm glad they've sent the cash. In less good news, we can't exchange until the buyers solicitors for OH's flat has received their funds. Having distinct difficulty concentrating on work!

    We’ve had some updates today.  Solicitor has emailed to say they contacted our buyers solicitor yesterday to ask for confirmation that all enquiries were satisfied and if a completion date can be agreed.
    Solicitor dealing with purchase has today sent us the report on the mortgage offer and the mortgage deeds for us to sign. As far as we are aware we are just awaiting replies to enquiries

    We’re definitely at the same stage as we thought! I dropped our (replacement) mortgage deed off on Friday evening and am refreshing my emails every 5 mins waiting for a response to enquiries!

    @1616six I think our buyers are almost ready so just waiting on the final enquiries for our purchase so fingers crossed we get some news about dates soon

    Just had an email from our solicitor to say the response to enquiries has landed this afternoon so she will review it and be in touch in due course.

    I have replied explaining that we really need to try and exchange by the end of November with an aim to complete the first/second week of December so we can get our notice in on our current rented property. Hopefully they can get things in place for that!

    ARGH!

    Buyers conveyancer of OH's flat asked last Thursday for completion tomorrow. We and our conveyancer would have preferred a longer gap but have dashed about getting everything ready to exchange today, complete tomorrow.

    Buyer's conveyancer hasn't received his funds yet (it's coming from a LISA). Should have been with them today, but aren't. No idea what is happening, but I honestly feel like I'm going a bit mad. They've been pushing for a few weeks to sort out a completion date and now we've agreed to one it's fallen at the final hurdle.

    Is it gin time yet?

    Oh no how frustrating! I hope that gin was a large one

    Fingers crossed she can review the responses soon!!

    we had confirmation today that 6 enquiries were raised for our purchase and some replies have arrived today so our solicitor needs to review our file and chase any that are still outstanding and will get back to us 

    we have also signed and returned the mortgage deeds today 

    however frustratingly our buyers through they were almost ready but have said there are 2 outstanding enquiries - we were under the impression that all had been answered so our buyers are now chasing their solicitor for confirmation 

    arrrggghhh I just want a date now
