    Our offer expires this month and it seems I've hit the wake up at 3am (and lay awake all night worrying) section of the house buying process. 

    Enquiries were first raised 4 months ago and yet here we are. No chain either. Can't afford the new rates so it's really feeling like now or never.

    Terrible situation to be in, I do hope you get it sorted soon, what's the hold on with the enquiries? Or is it something else that is causing the delay?

    The hold up is the enquiries. I think there were 8 or so outstanding last time I checked. Some were a straight yes/no answer but the seller either doesn't know or doesn't want to say. 

    We might have progress but it's impossible to get hold of our conveyancer on a Friday. So just waiting very anxiously!

    That sucks, so frustrating as well, got hold of mine on Friday and they "promised" a call back with some information, did they call back, no.

    Don't think these people realise how much stress they cause, fingers crossed you get some positive news this week.
  • We received the enquiries on Thursday, our solicitor said it was just some general enquiries and he responded to them same day. I understand that if they won't have any more enquiries then the next stage should be the exchange of contracts, right?

    Ideally it would be this week for us as we want to exchange with the new built asap and just have it all sorted, who should we ask for the date? Is it our solicitor that should be chasing them or our estate agent?

  • Just enquires for us now really, the solicitors have said they have written to us. There is also a ‘paid off’ rent charge that has to be added by the land registry so hopefully that doesn’t take too long.

    Got our mortgage offer through on Friday... very happy, only to then see the offer has been issued for £50k less than what we asked for.

    Doing some digging, it turns out the valuation was done using the amount of loan requested as the property value. I've had some very angry conversations with our broker this morning, who is refusing all responsibility and insisting it's the bank's fault.

    We now have to wait another week for a manual survey to be done at the correct value to override the automatically-generated one at the wrong value.

    I've never heard of this happening before, and I'm beyond sick of it. We already had a house fall through at the end of September after six months and, including the increase in interest rates and wasted fees, have lost in the region of £24k over the next five years just trying to buy our first house. 

    What's more, we went to go see the house again two weeks ago and turns out several roof tiles were damaged letting in a lot of rain. The wallpaper was warped and carpet soaking! The house is currently empty, so it's good luck we went to see it right after the bad weather. The vendors are fixing the tiles, at least.

    I posted in here several times about our problems with the previous house, and now we're dealing with this. I'm doing everything as my wife can't get away for calls and emails, whereas I have more flexibility WFH, but it's taking a major toll on me both physically and mentally.
