  • I’m waiting on answers to enquiries to be returned this week, if they are with no issues would 3 weeks to complete be feasible? 

    Everything like mortgage and searches are completed. So I my head that’s 3 weeks to finalise contracts?

    I’m guessing you’re a FTB?

    That depends on all the other parties in the chain being ready within 3 weeks. Do you know they are? If not, and you are FTB, ask the EA to check up the chain. You could also ask your Conveyancer, but I’d use the EA first.

    Yep FTB with one other person in the chain.
    I’ve made the seller, EA and Converyancer aware of the deadline and everyone’s agreed to work towards it. I’m just not sure if it’s really possible or likely in such a short space of time, everything takes so long I feel like it’s naive to think after the enquiries it can move quickly!

    Depends if the enquiries are satisfied or if they lead to more questions...and it also depends on how long the other solicitors take to reply. It might be possible but the enquiry stage is the potentially slowest and most frustrating! Have you signed all the contracts etc? Get that done ASAP in any case even if there still bits outstanding to save time later

    That’s a nice short chain. I don’t think there’s any harm in reminding the EA of your deadline (mortgage offer expiring? not wanting to pay another month’s rent?) & ask them to let you know when their client’s solicitor has replied to the enquiries. Then give your conveyancer a few days & remind them of the rapidly approaching deadline. Ask if there is anything outstanding or can they now proceed to exchange with completion on the suggested date.

    I'm so nervous! We exchanged 2 weeks ago and due to complete on Friday 28th, we've had nothing much from our solicitor! I chased for a completion statement last week which we have and I asked today if everything was in order for Friday...she's not replied other than "we'll check the file" and no answer. 

    Is there anything left to do? I assume it's all sorted but I'm panicking because I've not had confirmation and the movers are coming tomorrow to start packing!

    we aren’t FTB but haven’t moved houses for a very long time so feel like we are all new to this.  We are at the enquiries stage.  3 in our chain.  Us, our vendors (who are moving in with family) and our buyers (FTB).  Im
    pretty sure all our buyers enquiries are answered and our solicitor has now raised enquiries with the vendors solicitor.  In my head I’m hoping completion in 4 weeks!! Good luck 

    @mrsmagpie80 oh that is frustrating.  Mr Sloth needs a rocket behind him!! Hope you get some news this week 

    @trakky14 no idea if there anything else I guess you’re all done and just waiting for confirmation that the funds have been sorted and then get keys - very exciting! Have you booked a packing service? We’ve priced up removals but based on us packing but I’d love someone to pack for me 🤣

    So yesterdays frustration has been answered.  Has an email from my solicitor today apologising that the mistake in the miscommunication was hers and they have got our mortgage offer after all.  Enquiries have now been sent to the vendors solicitor and once they’ve revived replies we can start talking completion dates.

    i want to start packing but I darent tempt fate. 
    We have decluttered the loft, garage and bedrooms but I haven’t packed anything yet

    We have, we've had movers pack our last 3 moves its such a game changer! They also dismantle and rebuild beds at the other end 😂 Definitely worth the extra money in our opinion!!! Especially if working full time and kids, pets etc
